Do mostly owners or renters live here?

Leases 31%Sales 69%

Mostly owner-occupied. Of 16 deals here in the last 24 months, 5 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 135 Marlee Avenue Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 135 Marlee Avenue Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

135 Marlee Avenue is a building I point to when a buyer wants real square footage close to Eglinton West and does not need a new lobby. Every suite condos.ca has on record is at least 1,000 square feet, there is an indoor pool, and the fee covers hydro and heat. The Crosstown has finally opened down the street, and that changes the case for this tower. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

135 Marlee Avenue Condos is a 24-storey, 161-suite condominium at 135 Marlee Avenue, north of Eglinton Avenue West in the Briar Hill-Belgravia area of the former City of York. It was built in 1979 by Roselawn Properties. The condominium corporation is YCC-482, registered on 27 June 1979, and condos.ca lists Brilliant Property Management as manager. Condos.ca lists the fee as covering common elements, heat, hydro, air conditioning, building insurance, parking and water.

A 24-storey tower with family-size suites

At 24 storeys, it is slightly taller than its 1970s neighbours on Marlee Avenue. CondoInvestments.ca lists its height at about 70 metres. It is part of a cluster of 1970s towers north of Eglinton that includes Briar Hill Towers at 155 Marlee and The Allenway at 360 Ridelle Avenue.

What sets 135 Marlee apart is suite size. Condos.ca’s records run from about 1,000 to 1,241 square feet, and CondoInvestments.ca gives the same range. There is no small studio product here. Suites of this size are typically two-bedrooms, some with a den, which is why families and downsizers look at this building.

Size is the reason to buy here, but size in a 1979 building comes with original features in some suites and full renovations in others. Ask for the floor plan and the renovation history, and confirm the measured size, because records for older buildings are not always exact.

Height helps here too. In a 24-storey tower on a street of mostly lower buildings, upper-floor suites can have open outlooks over the lower buildings around them. Ask which direction the suite faces, and visit at different times of day if the view matters to you.

The fee covers more than it seems

Condos.ca lists heat, hydro, air conditioning, water, building insurance and parking as included. Current listings work out to about $0.93 per square foot in fees, which looks high next to a newer building in the $0.60 to $0.70 range.

That comparison misleads. A newer Midtown building usually meters hydro by suite and charges separately for parking. Add a year of hydro bills and a parking space back onto the newer building’s fee, and for a suite of 1,000 square feet or more the difference narrows a great deal.

Briar Hill Towers and The Allenway list similar inclusions on condos.ca, along with cable TV, which 135 Marlee does not list. When you compare these three, the fee question becomes about what each corporation spends and saves, so the budgets are worth reading side by side.

An indoor pool and the basics

Condos.ca lists an indoor pool, sauna, gym and meeting room, along with a parking garage, visitor parking and a security system. CondoInvestments.ca confirms the pool, sauna and entry phone system.

An indoor pool in a 161-suite building is a real amenity in winter, and it is shared among relatively few owners. It is also the most expensive amenity to maintain and eventually rebuild, so check how the reserve fund study treats it.

Condos.ca’s amenity list also includes a pet restriction. I have not seen the rules, so read the declaration and rules before you commit if you have a pet.

Eglinton West, now with the Crosstown

This stretch north of Eglinton West has waited a long time for transit. BlogTO reported that the Eglinton Crosstown, Line 5, would open on 8 February 2026, after years of construction along Eglinton, and the panel beside this review shows the nearest stops.

For an owner here, the opening matters in two ways. It ends the construction disruption that made the area harder to live in, and it gives you a direct east-west rapid transit route across the city. Buildings close to the line tend to benefit as buyers notice that.

Day to day, Marlee Avenue is a residential street of towers and houses, with Eglinton’s shops to the south and the Allen Road close by for drivers. Condos.ca places the building in Briar Hill-Belgravia, while CondoInvestments.ca describes it as part of Forest Hill Upper Village. Both labels reflect where it sits: on the edge between the two.

Whatever you call it, the location is the reason to buy here. You get a Midtown address, suites of 1,000 square feet or more and an indoor pool, at a price per foot well below the newer buildings along Eglinton West. With the Crosstown running, the commute east or west is simpler than it has been in years, and the construction that disrupted Eglinton for so long is largely behind it.

Pricing: strong for its era, still well below new Midtown

Condos.ca puts the building average at about $574 per square foot. That is above Briar Hill Towers next door at about $476 and The Allenway at about $563, and well below new condos on Eglinton West, where condos.ca shows newer buildings such as Forest Hill Lofts on Roselawn at about $801.

Two suites were listed for sale when I checked, with asking prices from about $550,000 to $589,000. For a suite near 1,000 square feet in Midtown, that is a price you will not find in a new building.

For actual trades, use the 12-month data in the panel beside this review, and ask me for a building sold report that includes Briar Hill Towers and The Allenway. The three buildings make a natural set, and the difference in price per foot between them is worth understanding before you make an offer.

The indoor pool and sauna are what make this a building people stay in for years, particularly through the winter. Beyond that it is a practical package, and the gym and meeting room cover the everyday basics.

Jatin’s honest take on 135 Marlee Avenue Condos

Who this building suits

Families, downsizers and couples who want a suite of 1,000 square feet or more in Midtown at an older-building price, with predictable monthly costs because hydro and heat are in the fee. It also suits commuters who want to be near Line 5 without paying for a new tower. And it suits swimmers: an indoor pool you can use year-round, without a club membership, is a real draw at this price.

What I’d want you to check

This is a 1979 tower, so read the reserve fund study and the latest budget closely. Windows, balcony slabs and railings, elevators, the garage, the heating and cooling plant and the pool are all at an age where they come due. Ask how the corporation is managing rising energy costs, since hydro is shared. Check the pet rules if they matter to you, and confirm parking and locker details for the suite.

The value question

At about $574 a square foot with hydro, heat and parking bundled, this is good value for Midtown, and Line 5 has strengthened the location. You are paying a bit more per foot than at Briar Hill Towers next door, so understand what the extra buys you: condition, management and the building’s finances. If the reserve fund checks out, I think this is one of the better large-suite options near Eglinton West.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
