Living here
Renters, Airbnb and elevators at 135 Antibes Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 20 deals here in the last 24 months, 10 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 135 Antibes Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 135 Antibes Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

135 Antibes is really two buildings: towers at 115 and 135 Antibes Drive, completed in 1972 and run as one condominium. Suites start around 829 square feet and the largest are close to 2,800, which is house-sized by any standard. The fee is lower than most towers of this age, and the reason is worth understanding before you compare. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
135 Antibes Condos is a two-tower, 26-storey condominium with 255 suites at 115 and 135 Antibes Drive in North York’s Westminster-Branson neighbourhood, west of Bathurst Street between Finch Avenue and Steeles Avenue. Condos.ca lists Graydon Hall Estates as developer and builder and the completion year as 1972. The condominium corporation is YCC-74, registered on 21 March 1972, and Ace Condominium Management is listed as manager. Condos.ca lists the fee as covering common elements, building insurance, parking and water.
135 Antibes Condos at a glance
Two towers, one corporation
Condos.ca groups 115 and 135 Antibes Drive under a single corporation, YCC-74, registered in March 1972. That makes it one of the earliest condominiums in North York. It also means that both towers share one board, one budget and one reserve fund, so a repair in either building is paid for by every owner.
That structure has advantages. A 255-suite corporation spreads big projects over more owners than a small building can, and there are usually several suites on the market to compare. When you read the status certificate, make sure you understand which planned projects affect which tower.
Condos.ca lists Graydon Hall Estates as developer and builder. I could not find a published architect or construction history for the towers, so I will not add one.
Two towers under one corporation also means one set of rules. Parking, lockers, move-in bookings and renovation approvals run through the same office for both addresses, and the board is elected by owners in both towers. When I review a building like this, I read the minutes for signs that both towers feel fairly represented, because that is where friction in shared corporations usually shows up.
From about 829 to 2,768 square feet
The suite range here is unusually wide. Condos.ca puts it at about 829 to 2,768 square feet, and the listings on the market when I checked were all two- and three-bedroom plans. The largest suites are bigger than many detached houses in the area.
In my experience, plans from this period tend to have separate dining rooms, enclosed kitchens, long hallways and large closets. Some suites have been fully renovated and others are close to original. Ask what work has been done, and whether the corporation approved any changes to walls, plumbing or electrical.
On a 26-storey tower in a mostly low-rise area, upper floors get long views. Ask which way a suite faces, because the second tower and any future buildings nearby will shape the outlook on some sides.
Large suites in older towers also come with large renovation bills. If you are buying an original suite of 1,500 square feet or more, get a contractor’s estimate before your offer is firm, and read the corporation’s renovation rules on approvals, insurance and working hours. Those steps add weeks to any project.

Why the fee is lower than its neighbours
Condos.ca lists only common elements, building insurance, parking and water in the fee. Heat, hydro and cooling are not on that list. That is unusual for an early-1970s tower, where heat is commonly included, and it explains much of why fees here are lower than in older buildings nearby.
Fees across the eight current listings ran from about $798 to $1,100 a month. Before comparing that with an all-inclusive building like The Hemisphere on Torresdale Avenue, add back what you would pay for heating and electricity in a large suite. Ask the seller for recent utility bills, and ask the manager how suites are heated and cooled.
Parking in the fee is a real plus. Confirm on the status certificate that a space is assigned to the suite you are buying, and ask about lockers and bike storage, which condos.ca lists among the amenities.
Bathurst between Finch and Steeles is changing
Antibes Drive sits west of Bathurst Street, in a pocket of apartment towers, townhouses and detached streets. Daily errands happen on Bathurst and along Finch and Steeles, and most owners here also drive. The panel beside this review shows transit, schools and parks.
The block next door is one to watch. In December 2023, RENX reported that Tenblock proposed three new buildings at 155 Antibes Drive, at 34, 30 and eight storeys with 892 units in total, alongside an existing 16-storey rental building that would stay. Tenure had not been decided. It is a proposal, so check its current status, but it signals years of construction and many more neighbours.
RENX also pointed to other projects nearby, including a Greatwise Developments condominium at 5950 Bathurst and a Novi Properties proposal at 25 Cedarcroft Boulevard. For owners, that usually means more services on Bathurst over time, along with more traffic and construction.
Pricing: about $420 per square foot
Condos.ca puts the building average at about $420 per square foot. That is low for Toronto, and in line with other large-suite towers from the 1970s and early 1980s in this part of North York. Buyers here are paying for space, not finishes.
Active asking prices across the eight current listings ranged from $429,900 to $749,000, with fees from about $798 to $1,100 a month. That is a wide spread, and in my experience it mostly reflects size, floor and condition, especially whether a suite has been renovated.
Eight suites for sale in a 255-suite corporation is a healthy level of choice, and it means you can compare plans across both towers. For recorded sales, use the 12-month data in the panel, and ask me for a building sold report if you want them broken down further.

Amenities at 135 Antibes Condos
The amenity list is short: a gym, a sauna, bike storage and visitor parking. That keeps the operating budget focused on the towers themselves, which in a building over 50 years old is where you want the money going.
Jatin’s honest take on 135 Antibes Condos
Who this building suits
Families, multi-generational households and downsizers who want a very large suite at a modest price, and who are comfortable paying their own utilities in exchange for a lower fee. It also suits buyers who like having several suites to compare at once.
What I’d want you to check
Start with the reserve fund study, and look at both towers: windows and balcony doors, balcony slabs and railings, the garage, roofs, elevators and the heating and cooling systems. Ask how suites are heated and cooled and what recent utility bills look like, since those costs are outside the fee. Read recent board minutes for any discussion of major projects. Keep an eye on the 155 Antibes proposal next door and what construction there could mean for your view and access.
The value question
At about $420 per square foot with a fee from about $798, the numbers are attractive, but this is not an all-inclusive building, so compare total monthly costs rather than fees. If the reserve fund is healthy and you plan to stay, I think the space you get here is very hard to match in a newer building. Investors should be careful, as rents for older suites rarely cover a large fee, mortgage and taxes. Done right, this is a building to live in for a decade, not to flip.
