Living here

Renters, Airbnb and elevators at 331 Military Trail Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 331 Military Trail Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 331 Military Trail Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

331 Military Trail is one of the oldest condominium townhouse corporations in Scarborough, and it sits in a part of the city most buyers overlook until a child gets into UTSC or a job comes up at Centennial College. It is 75 homes from 1973, with garages, family-sized plans and a fee that, by at least one listing’s account, covers more than most townhouse fees do. Age is the whole story here, for better and worse. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

331 Military Trail Townhouses is a 75-home condominium townhouse complex at 331 Military Trail in the Morningside neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was built in 1973 and the condominium corporation is YCC-84, registered on 17 April 1973. ICC Property Management is listed as the property manager. Condos.ca does not list a developer or a fee-inclusion list; a recent listing reported that the fee covered heat, hydro, water, parking and cable, which you should confirm in the status certificate.

One of Scarborough’s first-generation condo townhouse corporations

A York Condominium Corporation number as low as 84 tells you this complex was registered in the first wave of Ontario condominiums, in April 1973. Townhouse corporations from that era were built as affordable family housing, and the bones show it: brick exteriors, simple rooflines and practical rather than showy plans.

That age has two sides. You are buying into a corporation with more than fifty years of history, budgets and board decisions you can actually read. You are also buying into a complex where almost every original component, from roofs and windows to the garage doors and internal paving, has either been replaced already or is waiting its turn.

Military Trail itself is lined with similar townhouse corporations, including the complexes at 341, 351 and 431 Military Trail. That cluster is useful when you shop, because it gives you several near-identical alternatives to compare on fees, condition and reserve fund health before you commit to one.

Plans with a garage and a finished lower level

Condos.ca records the complex as one storey, but a recent listing here described a three-storey home, so treat that figure as a database quirk rather than the reality on the ground. The home I reviewed had three bedrooms, one and a half bathrooms and roughly 1,000 to 1,199 square feet, plus a finished lower level that could work as a fourth bedroom, an office or a recreation room.

That same listing showed a main-floor living room with a cathedral ceiling and a walkout to a patio, which is a better feature than most 1970s townhouses offer. Parking was an attached garage plus a second space. Condos.ca also lists a parking garage, visitor parking and permission for barbecues.

Heat in that home was electric baseboard, and cooling came from window units rather than central air. That is common in complexes of this age, and it matters for comfort as well as cost, so ask what any specific home has, and whether the board allows owners to add heat pumps or ductless systems.

A fee that may cover your utilities

The detail I would verify first is the fee inclusion list. A recent listing reported that the monthly fee covered heat, hydro, water, parking and cable. If that is accurate, it is an unusually generous package for a townhouse complex, where owners usually pay their own hydro and heat.

Bundled utilities make your monthly budget predictable, but they also mean the corporation carries the energy bill for every home, and fees rise when rates do. Ask for the current budget, the utility line within it, and the fee history over the past five years. With no homes for sale when I checked, I can’t give you a current fee range from active listings.

Because condos.ca has no inclusion list for this corporation, the status certificate is your only reliable confirmation. Do not budget on a listing’s summary alone, and ask the manager whether any change to the utility arrangement, such as individual metering, has been discussed by the board.

Morningside’s daily reality: campus, ravine and the 401

This is the University of Toronto Scarborough and Centennial College side of Scarborough. The Toronto Pan Am Sports Centre at 875 Morningside Avenue, on the UTSC campus, has two Olympic-sized pools, a diving tank and a fitness area, and it is open to the community as well as students. For a family in a complex with no amenities of its own, that is a real substitute.

Morningside Park and the Highland Creek trails are the green space locals use, and Rouge National Urban Park is a short drive east. Highway 401 is close, which helps commuters heading to Markham or downtown.

The big change on the horizon is transit. The City of Toronto’s planned Eglinton East LRT would run about 18.6 kilometres from Kennedy Station to Malvern Town Centre, passing UTSC on the way. It is still at the planning stage with no opening date, so I treat it as long-term upside, not something to pay for today. The data panel on this page shows today’s transit options.

How to price a home here with no active listings

There were no homes for sale or for rent here when I checked, so I can’t quote a current asking range. That is normal for a 75-home complex where owners tend to stay a long time. The sold data in the panel above is the better guide, and I would read it alongside the neighbouring Military Trail complexes, which sell similar plans.

When you compare, adjust for the fee structure. If this corporation really does include heat and hydro, its fee will look higher than a neighbour’s that does not, while your total monthly cost may be lower. Compare total housing cost, not the fee line in isolation.

Condition drives price more than anything in a complex this old. A home with a renovated kitchen, updated windows and a finished lower level can be worth considerably more than an original one next door. If you want a proper read on a specific home, my building sold report pulls the aggregates for you.

Amenities at 331 Military Trail Townhouses

There is no pool, gym or party room here, and that is part of why a complex like this can keep costs down. Your amenities are your own garage, a patio and the UTSC Pan Am pools a short drive away.

Jatin’s honest take on 331 Military Trail Townhouses

Who this building suits

Families who need three bedrooms and a garage on a budget, and parents of UTSC or Centennial students who would rather buy than pay rent for four years. It also suits buyers comfortable with an older home who plan to renovate inside and stay a long time.

What I’d want you to check

This is a 1973 complex, so read the reserve fund study for roofs, windows, exterior doors, garage doors, paving and any underground services, and look for planned special projects in the board minutes. Confirm the fee inclusions in writing, especially heat and hydro. Ask what heating and cooling the specific home has, and whether owners may upgrade it. Find out which exterior items the declaration leaves to owners.

The value question

On space per dollar this is the kind of complex that makes Scarborough work for families. You give up amenities and new finishes and gain a garage, a lower level and a location next to two major campuses. If the reserve fund is healthy and the utility inclusions check out, it is a sensible buy, and the planned Eglinton East LRT is a free option on the future.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
