Living here

Renters, Airbnb and elevators at 341 Military Trail Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 341 Military Trail Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 341 Military Trail Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

341 Military Trail is the mid-sized member of the cluster of 1970s condominium townhouses near Neilson Road: 65 homes, a corporation registered in October 1972, and plans built around a garage, three bedrooms and a finished basement. It is the kind of complex where the shared grounds and the reserve fund matter more than the finishes. Get those two right and the rest is about choosing the right home. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

341 Military Trail Townhouses is a 65-home condominium townhouse complex at 341 Military Trail in the Morningside neighbourhood of Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Ellesmere Road and Neilson Road. It was built in 1972, and the condominium corporation, YCC-63, was registered on 30 October 1972. ICC Property Management is listed as the property manager. Condos.ca does not name a developer or publish a fee-inclusion list; MLS listing records show building insurance in the fee.

One of four early corporations on this stretch

Ontario’s Condominium Act dates from 1967, and the first condominiums in the province were townhouse projects occupied from 1968. YCC-63 was registered in October 1972, three months after its neighbour at 351 Military Trail (YCC-53). The complexes at 331 Military Trail (YCC-84, 1973) and 431 to 451 Military Trail (YCC-181, 1974) complete the cluster.

From the street they look like one community, but they are four separate corporations with separate budgets, reserve funds, managers and rules. Before you compare fees or rely on anything a neighbour tells you, confirm the corporation number on the listing and on the status certificate.

At 65 homes, this one sits in the middle of the group. That is large enough to spread the cost of a roofing or paving programme across a reasonable number of owners, and small enough that a well-run board still knows the complex house by house.

What the plans look like

Recent listings place the homes here in the 1,000 to 1,199 sq ft bracket, with three bedrooms and two bathrooms. That figure is the above-grade space; the homes I reviewed also had a finished basement with a recreation room, which works as an office, a playroom or a guest space and changes how big the house feels.

Each listing showed an attached garage with a second parking space, which listing records count as two spaces, and laundry on the lower level. One recorded forced-air heating. A private patio at the back is part of the plan, so you get a small outdoor space of your own in addition to the shared grounds.

One listing records the exterior as board and batten. Like any siding, it has a replacement cycle, and in a complex this age you want to know whether recladding has been done, is planned or has not been discussed. The board minutes and the reserve fund study will show you.

Townhouse living also changes the day-to-day compared with an apartment. You have stairs on every level, your own front door and more storage, and the noise you share with neighbours comes through party walls rather than through floors and ceilings. For families with small children, that trade is usually worth it; for buyers planning to age in place, the stairs are the question to think hard about.

Shared grounds, the fee and the rules

At least one listing markets the complex as Seven Oaks and describes it as gated, with a play area and communal outdoor space. I would confirm on a visit what the gate means in practice, and how the play area is maintained and insured, because those are corporation costs that show up in your fee.

Condos.ca lists a parking garage, visitor parking and permission for barbecues, but no fee inclusions. MLS listing records show building insurance in the fee. There was one home for sale and one for rent when I checked, which is not enough to quote a fee range, so ask for the budget and the fee history over the last five years.

Listing records say pets are allowed with restrictions. With a home currently for lease, it is also worth reading the declaration and rules for anything they say about leasing, so you know where you stand whether you plan to live here or rent the home out later.

Living near Neilson and the 401

Listings give Neilson Road and Highway 401 as the cross streets, and the highway is the main reason this pocket works for commuters heading to Markham, Pickering or downtown by car. The surrounding streets are a mix of townhouse complexes and family houses.

Military Trail continues east past the Tam Heather Country Club at 730 Military Trail toward the University of Toronto Scarborough campus. The data panel on this page shows the nearest transit, schools, groceries and parks, and I would look at it before you book a viewing.

The transit story is a long one. The City’s planned Scarborough East Rapid Transit line, previously called the Eglinton East LRT, would run 18.6 km from Kennedy Station to Malvern Town Centre with stops at UTSC and the Pan Am Sports Centre. It is still unfunded, so count it as a possible future benefit rather than a reason to stretch your budget.

How to read prices at 341 Military Trail

With a single home for sale when I checked, I can’t quote an asking range or a fee range without identifying that listing. Use the sold figures in the panel on this page, and remember that a 65-home complex produces only a modest number of sales each year.

The size bracket matters when you compare. Homes here list in a smaller bracket than the 1,200 to 1,399 sq ft plans at 351 and 431 Military Trail, so a similar asking price means a higher price per square foot. Count the finished basement separately, and compare total monthly cost, including fees, rather than the price alone.

In a 1972 complex, condition separates sales more than anything else. A renovated kitchen, newer windows, an updated furnace and a properly finished basement can be worth a great deal more than an original home next door. For a clean view of recent sales, ask me for a building sold report.

Amenities at 341 Military Trail Townhouses

There is no gym, pool or party room. The amenities that matter are outdoors: your own patio and garage, visitor parking, and the shared play area and green space that make the complex work for young families.

Jatin’s honest take on 341 Military Trail Townhouses

Who this building suits

Young families who want three bedrooms, a garage and a play area within sight of the back door, and first-time buyers moving up from an apartment who need a basement for an office or guests. It also suits buyers who drive to work along the 401.

What I’d want you to check

Read the reserve fund study with a 1972 complex in mind: roofs, siding, windows, garage doors, paving, the play area and underground services. Confirm the fee inclusions in the status certificate, since condos.ca lists none, and ask what the declaration makes owners responsible for. Find out whether the furnace and water heater in the home you like are owned or rented, and read the rules on pets and leasing.

The value question

On space per dollar, a complex like this is one of the more realistic ways for a family to own in Toronto. You give up amenities and new-build finishes and gain a garage, a basement and a settled community. If the reserve fund is healthy and the exterior work is on schedule, I think it is fair value; if not, the low price is not a bargain.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
