Living here

Renters, Airbnb and elevators at 401 Sewells Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 401 Sewells Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 401 Sewells Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

401 Sewells Road is an 84-home townhouse complex registered in the last week of 1989, at the corner of Sewells Road and Morningside Avenue where Malvern gives way to the Rouge. It is younger than most Scarborough townhouse corporations, large enough to spread its costs, and close to some of the best green space in the city. It is also now old enough that its next decade of repairs deserves a careful read. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

401 Sewells Road Townhouses is an 84-home condominium townhouse complex at 401 Sewells Road in northeast Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Sewells Road and Morningside Avenue. Condos.ca places it in Morningside Heights in one place and Malvern in another. It was built in 1989 and the condominium corporation is MTCC-859, registered on 27 December 1989. Eastway Property Management is listed as the property manager. No developer or fee-inclusion list is recorded. Listed amenities are a parking garage, visitor parking and permission for barbecues.

A late-1980s complex where the city meets the Rouge

Most of the condominium townhouses in this part of Scarborough date from the 1970s and early 1980s. MTCC-859 was registered on 27 December 1989, which puts it at the tail end of that building wave and makes it one of the younger townhouse corporations in the area.

Its location is a bit of a boundary case. Condos.ca labels the neighbourhood Morningside Heights on one part of its page and describes it as being in Malvern on another, and one other listings site calls the complex Morningside Village Townhomes. All three point to the same place: the northeast edge of Scarborough, where the subdivisions stop and the Rouge Valley begins.

That edge is the main lifestyle draw. Rouge National Urban Park, Canada’s first national urban park, is close by to the east, with trails, ravines and farmland, and the Toronto Zoo sits within the park area. Few townhouse complexes in Toronto are this close to that much protected land, and that is not something later development nearby can take away.

84 homes: big enough to spread the costs

With 84 homes, this corporation is large enough that a roof or paving program is shared widely, which tends to make individual contributions smaller and fee increases easier to plan. It is also large enough to justify professional management, and Eastway Property Management is listed as the manager.

Size cuts both ways. A larger complex has more roofs, more windows and more paving to maintain, and a bigger budget means more decisions for the board. What you want to see is a reserve fund study that is current, contributions that match it, and minutes showing work being done on schedule rather than deferred.

Ask the manager for the last three budgets and the fee history. A fee that has risen steadily and modestly is usually a better sign than one that held flat for years and then jumped.

The homes: townhouses with garage parking

Condos.ca lists the complex as one storey, which is a database convention for townhouses rather than a description of the homes. I could not find a recent listing to confirm the layouts, so verify the plan, bedroom count and basement of any home you view before you compare prices.

Condos.ca lists a parking garage, visitor parking and permission for barbecues. In townhouse complexes of this period that usually means a garage attached to each home, but confirm what parking comes with the specific home and whether it is owned or exclusive-use.

At roughly 35 years old, original windows, roofs, doors and decks have either been replaced or are coming due. Ask which of those the corporation has already done, which are planned, and which the declaration makes the owner’s responsibility.

Ask, too, about the furnace and air conditioner in the specific home. In most townhouse complexes those are owner items, and their age belongs in your budget alongside the condo fee. A home where the previous owner has already replaced them is worth more than one where that bill is still ahead of you.

Daily life at Sewells and Morningside

This is a quiet, residential corner of the city. Malvern Town Centre is the nearest major shopping hub, and the University of Toronto Scarborough lies to the south along Morningside Avenue, with the Toronto Pan Am Sports Centre and its public pools on that campus.

The City of Toronto’s planned Eglinton East LRT would run about 18.6 kilometres from Kennedy Station to Malvern Town Centre with 27 stops, passing UTSC. It has no confirmed opening date, so I treat it as long-term upside and not something to pay for now. If it is built, homes within reach of a stop on the eastern section should benefit most.

Highway 401 is close for commuters heading to Markham, Pickering or downtown. The data panel on this page shows the current transit options, schools and parks around the complex.

How to price a home here

There were no homes for sale or for rent here when I checked, so I cannot quote a current asking range. With 84 homes, the sold data in the panel above should still give you a workable sample over a year or two.

Compare against other townhouse corporations in Malvern and Morningside, and adjust for age. A 1989 complex may carry less immediate repair risk than one from the early 1970s, and that is worth something if the reserve fund confirms it.

Be careful with fee comparisons between complexes. One corporation may include water or cable and another may not, and a fee that looks high can hide a stronger reserve fund. Put the inclusions, the fee per home and the reserve balance per home side by side, and the cheaper-looking option is not always the cheaper one to own.

Inside the complex, condition and finish drive price. A renovated kitchen, updated windows and a finished basement can separate two similar homes significantly. My building sold report pulls the aggregates for you if you want a proper read.

Amenities at 401 Sewells Road Townhouses

Jatin’s honest take on 401 Sewells Road Townhouses

Who this building suits

Families who want a townhouse with a garage close to protected green space, people who hike, cycle or walk dogs and will use the Rouge every week, and households tied to UTSC or Centennial College who want to own rather than rent.

What I’d want you to check

Read the reserve fund study and its date, the audited statements and recent board minutes. At about 35 years old, look closely at roofs, windows, decks, paving and any underground services. Confirm fee inclusions in writing, and find out which exterior items the declaration leaves to owners. Check whether any major project has been approved or is being discussed.

The value question

This is a sensible value proposition: a younger, larger townhouse corporation, professional management and a location next to the Rouge, at a price well below freehold. If the reserve fund is healthy and the fee history is steady, I would put it on any family buyer’s shortlist for northeast Scarborough.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
