Renters, Airbnb and elevators at 400 Orton Park Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 400 Orton Park Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 400 Orton Park Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

400 Orton Park Road is a small complex, and that is the first thing I want a buyer to understand about it. With only 31 homes sharing the cost of every roof, window and stretch of pavement, the health of the reserve fund matters more here than in almost any building I review. Get that right, and you are buying a townhouse near Ellesmere Road at a price few parts of Toronto can match. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

400 Orton Park Townhouses is a condominium townhouse complex of 31 homes at 400 Orton Park Road in the Morningside area of Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto, near Ellesmere Road and Scarborough Golf Club Road. It was built in 1975, and the condominium corporation, YCC-234, was registered on 3 November 1975. Newton-Trelawney Property Management is listed as the manager. Condos.ca does not name the builder or publish a fee-inclusion list, so confirm what the fee covers in the status certificate. Condos.ca lists a parking garage, visitor parking and barbecues as permitted.

Two corporations, registered the same day

400 Orton Park Road is YCC-234. Its neighbour at 250 Orton Park Road is YCC-233, with 36 homes, and the two corporations were registered on the same day, 3 November 1975. Consecutive numbers and a shared registration date usually point to one project split into separate corporations, though condos.ca does not name a builder for either and I could not confirm one.

The practical point is that they are separate corporations with separate budgets, reserve funds, rules and managers. Condos.ca lists Newton-Trelawney for this one and does not list an outside manager for 250. There is also a separate complex at 371 Orton Park Road. Before you make an offer, make sure the corporation number on the listing and on the status certificate is YCC-234.

If you are open to either Orton Park complex, compare them directly. Same age and probably the same construction, but two boards making different decisions for fifty years can leave two very different balance sheets.

Why 31 homes changes the maths

Every condominium has to fund the replacement of its common elements. In a 300-unit tower, a $600,000 project works out to about $2,000 an owner. In a 31-home complex, the same project is closer to $19,000 an owner. The work does not get cheaper because the complex is small.

That is why the reserve fund study is the most important document you will read here. Look at the balance, the planned contributions, and the big exterior items scheduled over the next ten years: roofs, windows, doors, paving and any shared garage. Then check whether the contributions in the budget actually match what the study recommends.

Small corporations have real advantages too. Board decisions are made by people who live next door, issues get noticed quickly, and the fee is not carrying a concierge, pool or party room. But a small complex has less room for a bad surprise, so ask in writing whether any special assessment or major project has been discussed, and read the last few years of board minutes.

The homes, and what to inspect

Condos.ca does not publish suite sizes for 400 Orton Park Road. Townhouse complexes from this period in Scarborough were typically built for families, with bedrooms upstairs and living space below, but layouts vary, so measure what you are buying rather than relying on a listing description.

At 51 years old, the inside of each home is only as current as its last renovation. Ask about the age of the furnace, air conditioner and water heater, the electrical panel, and any permits for basement or kitchen work. A home inspection is not optional here.

Condos.ca lists a parking garage and visitor parking, and barbecues as permitted. Confirm what parking comes with the home and whether it is owned or exclusive-use common element, and read the declaration for who maintains windows, doors and fences.

Life between Ellesmere and Scarborough Golf Club Road

The complex sits just off Ellesmere Road in a residential pocket close to Scarborough Golf Club Road, which marks the western edge of West Hill. Centenary Hospital, part of Scarborough Health Network, is on Ellesmere Road nearby, which is a genuine convenience for families and for buyers who work in health care.

To the east is Morningside Park, Toronto’s largest municipal park, which fills most of the deep Highland Creek valley between Ellesmere Road, Morningside Avenue and Lawrence Avenue East. Its footpaths connect through to the Waterfront Trail, and it feels far wilder than most city parks.

Transit is the long-term story. The proposed Scarborough East Rapid Transit line would run up Morningside Avenue, with a stop at Ellesmere connecting to the proposed Durham–Scarborough bus rapid transit, before passing through the University of Toronto Scarborough campus. It is still in planning, so treat it as upside. The panel on this page lists today’s nearest transit, schools and shops.

What 400 Orton Park Road costs

When I checked, nothing was listed for sale or for lease at 400 Orton Park Road, and condos.ca does not publish sizes or an average price per square foot for the complex. With 31 homes, it can go a long time between sales.

That thin record cuts both ways. A buyer has fewer recent comparables to lean on, and a seller can struggle to prove value. The fairest comparison is 250 Orton Park Road next door, which is the same age and almost certainly the same construction, along with other 1970s townhouse complexes in Morningside and West Hill.

Within the complex, condition will separate prices more than anything else. Updated kitchens and bathrooms, newer mechanical systems and a finished basement, where there is one, are what buyers pay for. And because the fee and the reserve fund are so important in a small corporation, a home with a well-funded corporation behind it is worth more than one without, even at the same price.

For recent sold figures, use the panel on this page, or ask me for a building sold report.

Amenities at 400 Orton Park Townhouses

Jatin’s honest take on 400 Orton Park Townhouses

Who this building suits

Families and first-time buyers who want a townhouse at an entry-level Toronto price, people who work at Centenary Hospital or the University of Toronto Scarborough, and anyone who values a quiet, small complex where you will know your neighbours.

What I’d want you to check

The reserve fund study above everything else, because 31 owners share every major cost. Read the board minutes, ask whether any special assessment or major project has been discussed, confirm the corporation is YCC-234 and not 250 Orton Park’s YCC-233, confirm what the fee covers and what parking you get, and have the home inspected.

The value question

If the corporation is well funded, this is a lot of home for the money, and the transit plans give the area a long-term story. If it is underfunded, the low price can be wiped out by a single roofing project. In a complex this small, I would pay a little more for a home in a corporation with healthy reserves before I would chase the cheapest listing.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
