Living here
Renters, Airbnb and elevators at ME Living Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 135 deals here in the last 24 months, 107 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at ME Living Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about ME Living Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ME Living is the master-planned community going up at Markham Road and Ellesmere, and 30 Meadowglen Place is its newest finished condominium phase. It is a 14-storey, 327-suite building registered in 2024, with heat and air conditioning in the fee, which is rare for something this new. It is also small-suite heavy, and that decides who it suits. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
30 Meadowglen Place is a 14-storey, 327-suite condominium in Lash Group of Companies’ ME Living community at Markham Road and Ellesmere Road in the Woburn area of Scarborough, Toronto. It was completed in 2024. The condominium corporation is TSCC-2808, registered on 31 July 2024, and RAB Property Management is listed as the property manager. Suites run about 383 to 907 sq ft. The maintenance fee covers common elements, heat, air conditioning, building insurance and water.
ME Living Condos at a glance
One phase of a seven-building plan
The name is an acronym: ME stands for Markham and Ellesmere, the two roads that frame the site. Lash Group of Companies is building the community in phases to designs by Turner Fleischer Architects, with Tanner Hill Associates on the amenity interiors.
By UrbanToronto’s 2022 count, the plan includes a 16-storey rental building at 40 Meadowglen Place, a 28-storey condominium tower called ME Living, a second 28-storey tower called ME2, a 14-storey condominium called Tricycle, two blocks of stacked townhomes at 15 and 25 Meadowglen Place, and a proposed 34-storey tower called FOUR ME at 1021 Markham Road. Link buildings tie the towers together.
This page covers TSCC-2808, which condos.ca lists under both 30 and 40 Meadowglen Place. UrbanToronto describes 40 Meadowglen as the rental building, and the 14-storey height and 2024 registration of this corporation match the Tricycle phase. Confirm the exact address and corporation on the listing and status certificate, because buildings in a linked complex are easy to confuse.
Small suites, and a range that depends on the source
Condos.ca records suites from about 383 square feet to about 907 square feet. The Tricycle launch materials described plans from 537 to 1,167 square feet, including two-bedroom, three-bedroom and den layouts. The difference may come from plans that changed during sales, or from how each source measures, so rely on the floor plan attached to the specific listing.
The current listings tell the practical story. Two are one-bedroom suites under 500 square feet, one is a one-bedroom-plus-den in the 500s, and two are two-bedroom-plus-den plans in the 800s. The small one-bedrooms are investor stock; the larger plans are the ones an owner-occupier or small family should focus on.
A suite under 400 square feet is very small for daily life. Measure your furniture before you buy one, and check where a desk would actually go if you work from home.
In the two-bedroom-plus-den plans, look closely at the den. Some are true small rooms with a door; others are an alcove off the living area. That difference changes who the suite works for, and what a future buyer or tenant will pay for it.

Heat and cooling in the fee on a new building
The fee covers common elements, heat, air conditioning, building insurance and water. Most new towers put heating and cooling on individual meters, so having both in the fee here makes monthly costs much easier to predict. Hydro for lights and appliances is the main bill left to you, and parking is not listed in the inclusions.
Across the current listings, fees ran from about $269 to $641 a month, which condos.ca puts at roughly $0.85 per square foot. That looks higher than some new buildings, but much of the gap is the heating and cooling you would otherwise pay separately. Add those back to any building you compare it with.
Because the building is so new, the first-year budget and reserve fund study were set largely by the developer. Ask whether the corporation has completed its first full year of operating results, and whether the fee has been adjusted since registration in 2024.
Living in a construction zone, for now
The upside of a phased community is that the amenities, landscaping and retail improve as it fills in. The downside is that construction continues around you. UrbanToronto reported ME2 and the townhomes under construction in 2022, and FOUR ME was still in the approvals stage, so expect cranes, trucks and noise on parts of the site for some time.
Ask which way the suite faces and what is planned on the land beside it. A clear view from a 14-storey building can disappear when a 28- or 34-storey tower goes up next door.
Markham Road and Ellesmere are busy arterials, and the area is oriented toward driving and buses. The launch materials point to Scarborough Town Centre, Centennial College and the University of Toronto Scarborough as nearby draws; the panel on this page shows the actual transit options.
Pricing against the rest of the community
Condos.ca puts the building average at about $646 per square foot. Five suites were for sale when I checked, asking from $330,000 to $629,900, and seven were listed for rent.
For a building registered in 2024, that is competitive with older towers in central Scarborough, and the heat and cooling inclusion widens the advantage. The most direct comparison is the earlier ME Living tower in the same community, which shares the location and much of the design but runs on its own corporation, fee and reserve fund.
Seven rentals and five sales at once suggests a meaningful investor presence and some competition among sellers. That gives buyers room to negotiate, particularly on the small one-bedrooms. Use my building sold report to check recent sale times before you set an offer.
For investors, the inclusion of heat and cooling is a genuine selling point to tenants, who pay only hydro. The risk is supply: with more towers coming in the same community, you will be competing with new rental stock for years, so underwrite the rent conservatively.

Amenities at ME Living Condos
The package is built for a community rather than one tower: a concierge, guest suites, a media room, a party room and a rooftop deck with barbecues. The Tricycle launch also promoted a private dining room, a teen lounge, a yoga studio and a courtyard pond that becomes a skating area in winter; confirm on your visit which of those belong to this corporation and which are shared.
Jatin’s honest take on ME Living Condos
Who this building suits
First-time buyers and investors who want a building registered in 2024 at a central Scarborough price, and small families who can find one of the larger two-bedroom-plus-den plans. Anyone who wants predictable winter and summer costs will like the fee structure.
What I’d want you to check
Confirm the address, corporation and suite size from the documents, because the public sources mix this phase with its neighbours. Read the shared-facilities agreement to see how costs are split with the other buildings. Check the first-year budget, the fee since 2024, the parking arrangement and what is planned on the land next to your suite.
The value question
At about $646 a square foot with heat and cooling included, this is good value for a new building, especially in the larger plans. The small one-bedrooms are a different story: they compete with many similar investor suites, so pay for them only if the numbers work on rent. I would buy the bigger layouts here before the smallest ones.
