Living here
Renters, Airbnb and elevators at ME3 Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at ME3 Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about ME3 Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ME3 is the smallest condo tower in Lash Group’s ME Living community at Markham Road and Ellesmere, and that is why I like it. At 14 storeys and 144 suites it sits between the big ME towers and the stacked towns, and it offers three-bedroom plans that are hard to find in new Scarborough condos. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
ME3 is a 14-storey, 144-suite high-rise condominium at 1131 Markham Road and 10 Meadowglen Place in Woburn, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed and built by Lash Group of Companies, completed in 2024 and registered on 31 July 2024 as TSCC-3077. Condos.ca does not list a property manager. Maintenance fees include common elements, building insurance and water. Suites run from about 400 to 1,200 sq ft.
ME3 Condos at a glance
One piece of a planned community
ME Living is not a single building. It is a master-planned block at Markham Road and Ellesmere that Lash has built out in phases: a 16-storey rental building at 40 Meadowglen Place, the 28-storey ME Living and ME2 condo towers, two groups of three-storey stacked townhomes on Meadowglen Place, and a 14-storey condo. A 34-storey phase called FOUR ME has been proposed at 1021 Markham Road.
The 14-storey building matches this one: 14 storeys, 144 suites and a 2024 registration. Lash marketed the 14-storey third condo phase as Tricycle, while condos.ca lists it as ME3. I am confident they are the same building, but check the name on the declaration, because you will see both on listings.
When Lash first brought the plan forward in 2013 it worked with the local councillor, lowered the two largest towers from the 32 storeys first proposed and swapped a nine-storey building for townhomes to step down toward the houses nearby. That planning history is why the block feels less abrupt than many Scarborough tower sites.
Layouts that include real family suites
Condos.ca gives sizes from about 400 to 1,200 square feet. Lash’s launch material for the 14-storey phase described suites from about 537 to 1,167 square feet, from efficient one-bedrooms to two- and three-bedroom plans with dens. The two ranges overlap but do not match, so measure the suite you are buying against its floor plan.
The three-bedroom and three-plus-den suites are the reason families look here. New condos in Scarborough have leaned hard toward one-bedrooms and one-plus-dens for investors, and a true three-bedroom in a new building is uncommon at this price level.
Turner Fleischer Architects designed the ME Living buildings, with interiors by Tanner Hill Associates. The look is consistent across the block, so the phases feel like one place rather than a set of unrelated towers.
A 14-storey building also has practical advantages over the 28-storey phases next door. Fewer suites share each elevator, the lobby is quieter, and a smaller corporation tends to have an owner-heavy board in its early years. Ask how many suites are owner-occupied, because a new building with many investor owners can feel transient.

The shared courtyard and what you actually get
Condos.ca does not list amenities for this building. Lash’s marketing for the phase described a private dining area on the seventh floor, a teen room for homework or gaming, a Wi-Fi lounge at ground level, a coffee bar, a yoga studio, a gym, a party room with a catering kitchen and an outdoor terrace.
The marketing also described a central courtyard with a reflecting pond that turns into a skating surface in winter. That courtyard is part of the wider ME Living community, so ask how it is shared between the corporations and how its costs are split.
Confirm the amenity list against the building as finished. Marketing describes intentions at launch, and the status certificate and a walk-through tell you what was built and what your fee pays for. Ask too for the booking rules for the party room and dining room, since a family building uses them heavily.
Living at Markham and Ellesmere
This is a busy arterial corner in Woburn. Markham Road carries heavy traffic and has retail at the base of the ME buildings, and the planned block includes a new public street, Roman Abraham Boulevard, and a new park north of Brimorton Drive.
Around the block the area is a mix of plazas, apartment buildings and detached streets. Lash’s marketing pointed to Scarborough Town Centre, Centennial College and the University of Toronto Scarborough as nearby draws, all of which most residents will reach by bus or car. Lash also committed to improvements at the Centennial Recreation Centre on Ellesmere when the community was approved.
More building is coming. If FOUR ME goes ahead, the block will add a 34-storey tower with retail at its base. For transit, schools and walkability, the data panel on this page has the specifics.
What ME3 costs, and what the fee buys
Condos.ca shows an average of about $635 per square foot for ME3. That is below the asking prices of most new towers near Scarborough Town Centre, and close to where the older ME Living phases trade, which is what you would expect from a building of the same family on the same block.
At the time of writing four suites were listed for sale, asking between $499,000 and $668,673. Their monthly fees ran from $508 to $1,040, about $0.86 per square foot on average.
The fee covers common elements, building insurance and water. Hydro, heat and cooling are on your own meter, and parking and lockers should be confirmed for the specific suite. Because fees scale with suite size, a large suite carries a meaningful monthly fee, so compare the total monthly cost of a three-bedroom here with renting or buying a stacked town nearby before you decide.
Inside the community, ME Living and ME2 are the natural comparables. They are larger towers with more resale history, so look at their recent sales per square foot alongside this building’s and see where a newer, smaller building earns a premium.

Amenities at ME3 Condos
These are the amenities Lash marketed for the phase rather than a verified list, since condos.ca shows none. If they were built as described, the teen room and courtyard make this one of the more family-minded amenity packages in a mid-size Scarborough condo.
Jatin’s honest take on ME3 Condos
Who this building suits
Families who need three bedrooms and want a new building, and first-time buyers who want to be part of a finished community rather than a lone tower. It also suits investors who want a newer suite in Woburn with family tenant demand, though larger suites carry larger fees.
What I’d want you to check
Confirm the building name and corporation on the status certificate, given the ME3 and Tricycle labels. Ask who manages the building, since condos.ca does not say. Read the first reserve fund study and the shared-facilities agreement for the courtyard and any facilities shared with the other phases. Check Tarion warranty dates and any open deficiencies, and confirm parking and a locker for the suite.
The value question
At about $635 per square foot, ME3 is fairly priced for a 2024 building, and the three-bedroom plans give it a buyer pool that one-bedroom-heavy towers lack. I would buy a family-size suite here to live in. The community setting helps resale, because buyers can see the finished block rather than a construction site. For a pure investment, compare the rent you can get against the fee on a three-bedroom before you commit.
