Renter-heavy building. Of 132 deals here in the last 24 months, 103 were leases and 29 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at ME2 Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about ME2 Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

ME2 Condos is the newest finished piece of Lash Group’s ME community at Markham Road and Ellesmere Road, a multi-tower plan that has been rising in Woburn for about a decade. You get a building registered in 2024, compact one- and two-bedroom-plus-den layouts and a fee that, per square foot, sits below many new Toronto towers. You also get a neighbourhood that is still under construction around you. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

ME2 Condos is a 28-storey, 299-suite high-rise condominium at 2 and 20 Meadowglen Place in Woburn, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area. It was developed by Lash Group of Companies and registered on 1 August 2024 as TSCC-3078. Suites run from about 474 to 1,010 sq ft. The maintenance fee includes common elements, building insurance and water, and works out to about $0.76 per square foot across current listings. Condos.ca does not list a management company.

One phase of a larger master plan

ME stands for Markham and Ellesmere, the intersection Lash Group has been building around since it first presented the plan in 2013. The original plan, designed with the local councillor, set out several towers, a row of townhomes, ground-floor retail along Markham Road and a tree-lined central courtyard. Turner Fleischer Architects was credited with the exterior design and Tanner Hill with the interiors.

The plan has changed as it has been built. The tallest towers were cut from 32 to 24 storeys after early public feedback, yet by 2018 UrbanToronto was reporting 28-storey towers on the site, linked to lower buildings, with further phases to follow and a 34-storey tower approved on an expansion site at Markham and Brimorton.

ME2, at 2 and 20 Meadowglen Place, is one of those later phases. I could not confirm from public sources exactly which tower in the original plan it is, and condos.ca carries more than one page for ME2 addresses. Check the corporation number, TSCC-3078, on the status certificate before you rely on any fee or reserve figure.

Layouts: compact plans with a den

Condos.ca puts suites here between about 474 and 1,010 square feet. Current listings are mostly one-bedroom-plus-den suites in the 500 and 600 square foot range and two-bedroom-plus-den suites in the 700s, which is the standard mix for a new Toronto tower.

In plans this size, the den is often an open nook rather than a room with a door and a window. Look at the floor plan before you count it as a bedroom or an office. The two-plus-dens are the most flexible suites in the building for a small family or a couple who both work from home.

Ask which way the suite faces. In a 28-storey tower at a major intersection, the view and the noise both depend on whether you face Markham Road, Ellesmere Road or the interior of the site, and on how much of the master plan is yet to be built in front of you.

What a 2024 registration means for owners

ME2 registered in August 2024, so it is in its first years as a corporation. In Ontario, a new corporation must commission its first reserve fund study within a year of registration. Ask for it, along with the current budget, because it shows whether the fee the developer set is realistic.

Tarion’s warranty on the common elements runs from registration. The one- and two-year coverage periods, which cover most defects and water penetration, have now run out, while the seven-year coverage for major structural defects continues. Read the board minutes to see what the corporation reported in time and how the builder responded.

The fee covers common elements, building insurance and water. Heat, cooling, hydro and parking are not on the list. Ask how suites are metered, who the provider is and what a typical bill looks like, and confirm whether parking and a locker are owned, rented or not included at all.

Woburn, and the shared amenities

Condos.ca does not list amenities for ME2. The original ME plan described a lobby water feature, a sports lounge, a theatre, a rooftop pool, guest suites and a central courtyard with a pond that becomes a skating rink in winter. In a multi-phase community, some of those facilities sit in one building and are shared with others.

That makes the shared-facilities agreement one of the most important documents you will read. It sets which amenities ME2 owners can use, how costs are split between the corporations and who decides on repairs. Ask for it with the status certificate, and read the most recent budget line for shared costs, because those charges can grow as new phases open and join the agreement.

Around the site, Woburn is changing quickly. Lash has a 44-storey, 455-suite tower proposed at 1151 Markham Road on the southeast corner of Markham and Ellesmere, and the original plan promised a new public park and improvements to the nearby Centennial Recreation Centre. Scarborough Town Centre is the nearest major mall. The transit, schools and Walk Score figures are in the data panel on this page.

Asking prices and fees

At the time of writing, seven suites were for sale, with asking prices from about $348,000 to $529,000. Four suites were listed for rent, which is typical for a new tower with a large investor share.

Fees across current listings work out to about $0.76 per square foot. That is moderate for a new tower, but remember what is missing from it: you pay your own hydro and heating, and parking may be extra. Add those back before you compare it with an older building where the fee carries the utilities.

Seven listings in a building this new tells you some first owners are selling, likely including investors who bought at launch. That gives you room to negotiate, and plenty of comparables on the same floor plans. The sold-data panel shows what has actually traded.

Jatin’s honest take on ME2 Condos

Who this building suits

First-time buyers who want a new tower at a lower price than most of Toronto, and who are happy with a compact one- or two-bedroom-plus-den. Investors who want a newer suite in a master-planned community. Buyers who drive and value quick access to Scarborough Town Centre and the 401 corridor.

What I’d want you to check

Get the status certificate, the first reserve fund study, the current budget and the shared-facilities agreement with the other ME buildings. Read the board minutes for Tarion claims. Confirm the corporation number, the management company, and whether parking and a locker come with the suite. Ask how utilities are metered. I could not find published rules on pets, leasing or short-term rentals, so read the declaration and rules before you firm up.

The value question

On price, ME2 is one of the more affordable ways into a new tower in Toronto. The value depends on two things you can check: whether the first reserve fund study supports the current fee, and how the shared amenities are paid for. If both look clean, it is a reasonable owner-occupier buy, with the caveat that you will live with construction nearby for years. If you want help reading the documents, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
