Living here

Renters, Airbnb and elevators at Morning Gloryway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Morning Gloryway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Morning Gloryway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most condo townhouses in North York are a compromise on space. Morning Gloryway is the exception: a quiet 1987 cul-de-sac of brick townhomes near Steeles and Leslie where a single unit can run close to 3,000 square feet with a double garage, and the outside upkeep belongs to the condo corporation. It rarely comes up for sale, so it is worth understanding before one does. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Morning Gloryway Townhouses is a small condominium townhouse enclave at 2-33 Morning Gloryway, Toronto M2H, in the Bayview Woods-Steeles neighbourhood of North York, just south of Steeles Avenue East and west of Leslie Street. It was built in 1987. The developer, corporation number and property manager are not published on the major listing portals, so confirm them from the status certificate. Current MLS listings show building insurance in the fee, with landscaping and snow removal handled for owners.

A townhouse enclave that behaves like a street of houses

Morning Gloryway is not a stacked-town complex or a row of narrow units around a parking court. It is a short private street of brick, Tudor-flavoured townhomes under mature trees, laid out so the homes face each other rather than a laneway of garage doors. Walking it, you would take it for a small subdivision before you would take it for a condominium.

That matters for how it lives. Units have front balconies, private fenced rear gardens and finished lower levels that walk out at grade. The condo structure is mostly invisible day to day; what you notice is that the grass is cut and the snow is gone without you touching a shovel.

Its setting is the other half of the appeal. The enclave sits across from the grounds of Bayview Country Club, a private 18-hole course dating from 1960, so the view out the front is green rather than another row of houses. Bayview Woods-Steeles as a whole is cut by branches of the Don River ravine, which keeps the area greener and quieter than its arterial roads suggest.

Layouts: genuinely large, with double garages

The size is the headline. An end unit currently on the market is listed in the 2,750 to 2,999 square foot band, with three bedrooms plus a den or office, four bathrooms, a separate laundry room and a large eat-in kitchen. The primary suite in that plan has an ensuite and two walk-in closets. That is detached-house space, not condo-town space.

Parking is the other thing that sets this complex apart. The same listing reports an attached double garage and room for four cars in total, which is almost unheard of in a North York condo townhouse. Heating is gas forced air with central air, and there is a fireplace in the finished walk-out lower level.

Treat those numbers as one unit, not a rule for the whole complex. End units are usually the largest, and interior units may be narrower. Ask for the floor plan of the specific home and compare it with the declaration’s unit description before assuming every home here is the same size.

What the condo corporation actually does for you

In a freehold house you pay for every roof, every driveway and every snowfall yourself. Here, current listings describe professionally maintained landscaping and snow removal, and the MLS data shows building insurance included in the fee. For a family that wants a large home but not a second job maintaining it, that trade is the reason to buy here instead of a detached house on the next street.

What the fee covers beyond that, and whether roofs, windows, garage doors and decks are the corporation’s or yours, is set out in the declaration. In townhouse corporations this split varies a great deal, and it drives both the fee and your own repair bills. Do not rely on a listing summary; read the declaration and the status certificate.

Because the complex is small, there are few owners to share the cost of big projects. A roof or paving program spread over a handful of homes is a large number per unit. That is not a reason to walk away, but it makes the reserve fund study the single most important document in the deal.

The daily reality at Steeles and Leslie

You are at the northern edge of the city. Steeles Avenue East is the boundary with Thornhill in York Region, so shopping, restaurants and services on both sides of Steeles are in play. Highways 404 and 401 are a short drive, which is why commuters to Markham and the 404 business corridor like this pocket.

Inside the enclave it is quiet. The traffic you hear is on Steeles and Leslie, not on Morning Gloryway itself. The data panel on this page shows the transit, schools and Walk Score; my view is that most households here will own at least one car, and the double garages reflect that.

How pricing works in a complex this small

There is only one active listing as I write this, so I will not quote an asking range; one listing is not a market. What I can tell you is that homes of this size compete with detached and semi-detached houses in Bayview Woods-Steeles and Hillcrest Village more than with condo apartments, and buyers should price them against both.

The fee here is higher than at a typical North York condo townhouse, but so is the floor area. Divide the monthly fee by the square footage before you compare, and remember that a detached house carries its own insurance, landscaping and snow removal costs that do not show up as a fee.

Sales are infrequent, so comparables from this enclave alone will be thin. If you are buying or selling here, I would use the recorded resales on this page together with nearby freehold sales, adjusted for size and garage count. My building sold report can pull those for you.

Amenities at Morning Gloryway Townhouses

Professionally maintained landscapingSnow removalPrivate fenced gardensAttached garages

There is no gym, pool or party room here, and you would not expect one in a small townhouse enclave. The amenity is the upkeep itself: the grounds, the snow and the shared exterior are looked after, so the large house is the only thing you have to manage.

Jatin’s honest take on Morning Gloryway Townhouses

Who this building suits

Families who need four bedrooms’ worth of space and two garage spaces but do not want to run a detached house, and downsizers coming out of a large North York or Thornhill home who want to keep the square footage while giving up the yard work. It also suits anyone who commutes up the 404 and wants to stay inside the City of Toronto.

What I’d want you to check

This is a 1987 complex, so it is at the age where roofs, windows, garage doors, driveways and private-road paving come due. Find out from the declaration which of those the corporation replaces and which are yours, then read the reserve fund study to see whether the money is there. Confirm the corporation number and the property manager from the status certificate, since they are not published on the listing portals, and ask the board minutes whether any large projects are planned.

The value question

Measured per square foot, a large townhouse here should come in below a comparable detached house nearby, and you are buying a quieter street and less maintenance. The catch is liquidity: with few homes and few sales, resale can take longer and is harder to price. I like it for buyers planning to stay seven years or more, and less for anyone who may need to sell quickly.

Morning Gloryway Townhouses — frequently asked questions

Is Morning Gloryway a condo or a freehold street?

It is a condominium townhouse complex. Homes are sold on MLS as condo townhouses with a monthly maintenance fee, so a status certificate is part of every purchase.

When was Morning Gloryway built?

The complex dates to 1987, which puts it at the age where major exterior components are being replaced.

How big are the townhouses at Morning Gloryway?

They are large for condo townhouses. A current end-unit listing is in the 2,750 to 2,999 sq ft band with three bedrooms plus a den and four bathrooms; confirm the size of the specific unit you are looking at.

Do the townhouses have garages?

Yes. Units have attached garages, and a current listing reports a double garage with room for four cars in total.

What does the maintenance fee cover?

Current listings show building insurance included, with landscaping and snow removal handled for owners. The full list, and who pays for roofs and windows, is in the declaration and status certificate.

Who manages Morning Gloryway?

The property manager is not published on the major portals. Ask for the management contact with the status certificate.

Are there amenities like a gym or pool?

No. This is a small townhouse enclave; the shared services are grounds care and snow removal rather than recreation facilities.

What is across the street?

The enclave faces the grounds of Bayview Country Club, a private 18-hole golf course, which keeps the outlook green.

Who is Morning Gloryway best for?

Families and downsizers who want detached-house space and garage parking without the exterior upkeep of a freehold home.

How does it compare with a detached house nearby?

You usually get similar living space for less per square foot and far less maintenance, in exchange for a monthly fee and a slower, thinner resale market.

Can you Airbnb a unit at Morning Gloryway Townhouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
