Living in Marina Del Rey: Three Towers on Humber Bay (illustrative)
Quick answer

Marina Del Rey is a three-tower complex at 2261, 2267 and 2269 Lake Shore Boulevard West, built by Camrost and completed in 1990 and 1991 — roughly 817 suites in all, and one of the original condo communities on this waterfront, decades before the glass towers.

What it offers is the early-1990s package: larger-format suites, a shared recreation club, tennis and squash on site, and fees that fold in utilities newer buildings bill separately. Here is my read.

The building

Long before Humber Bay Shores was a skyline, Camrost built Marina Del Rey — three towers stepping along the north side of the boardwalk and yacht-club lands. The towers differ in height: condos.ca records Marina Del Rey I at 2261 as 17 storeys with about 300 suites, and Marina Del Rey III at 2269 as 32 storeys with 254 suites, with the complex totalling roughly 817 suites across the three buildings.

The complex on paper, per the sources at the end of this page:

Detail On record
Address 2261, 2267 & 2269 Lake Shore Blvd W, Etobicoke
Developer Camrost (Camrost-Felcorp)
Completed 1990–1991
Storeys Varies by tower — 17 at 2261, up to 32 at 2269
Suites Approximately 817 across the complex
Tenure Condominium

The heart of the complex is the shared Malibu Club: an indoor pool and whirlpool overlooking the boardwalk, a sauna, two squash courts, a fully equipped fitness centre, a party room, a billiard room, a library, a lounge and a lakefront patio, with a tennis court, barbecues and a car wash rounding out the list. Very few buildings of any era in this pocket match that spread — it is the payoff of a complex built when land was cheaper and recreation space was a selling feature.

Location and getting around

Marina Del Rey fronts the original piece of the Humber Bay waterfront — the boardwalk and yacht clubs are directly south, with Humber Bay Park’s trails, beaches and butterfly habitat spreading out from there. The Martin Goodman Trail passes through and crosses the Humber Bay Arch Bridge toward downtown — still one of Toronto’s best cycle commutes.

Transit and driving work as they do across the pocket: the streetcar along Lake Shore Boulevard West at the door, Mimico GO a short trip away for the one-stop ride to Union, and the Gardiner via Park Lawn Road. Sitting on Lake Shore itself, rather than deep inside the Marine Parade loop, makes car exits a little simpler — though Park Lawn at rush hour spares no one, so test your commute before committing.

Groceries, pharmacy, coffee and the restaurant strip are walkable along Lake Shore; bigger errands mean the Queensway or Sherway Gardens by car.

What day-to-day life offers

Daily life here has a settled, almost resort-community texture. The Malibu Club is the social engine — morning lengths in the pool with the boardwalk below, squash and tennis, a library and billiard room that actually get used. Suites from this era typically live larger than newer construction, though layouts vary across three towers and three decades of renovations, so judge each unit on its own.

The other defining feature is the fee structure: at the towers condos.ca profiles, monthly maintenance fees are recorded as covering heat, hydro, water, cable TV, air conditioning and building insurance — an all-in style of budgeting that many owners find simpler and more predictable than the base-fee-plus-utilities model of newer buildings. I keep dollar figures off this page deliberately, but the structure itself is worth understanding.

What to weigh: a 1990–91 complex is a mature asset. Mechanical systems, windows and amenities have been through — or will go through — renewal cycles, which is normal and manageable in a well-run corporation, and exactly what a status certificate reveals. Style-wise, expect early-90s bones: some suites are stunningly updated, others original.

Who this building suits (and who it may not)

Marina Del Rey tends to suit:

  • Space-first buyers — people who would rather have generous rooms in a mature building than compact new construction.
  • Racquet-sport and pool people, for whom the Malibu Club and tennis court are daily-use amenities.
  • Budget-predictability households who like utilities folded into one monthly fee.
  • Long-horizon owner-occupiers who value an established community over a new-build shine.

Who should weigh it more carefully: buyers who want contemporary finishes and floor-to-ceiling glass as-built; and anyone unwilling to do renovation math, since the value story here often involves updating a dated suite. Neither point is a defect — they are the normal profile of an early-90s waterfront complex, and the reason it can represent relative value in an expensive pocket.

Buying or renting here

With roughly 817 suites across three towers, resale flow is steady, but the stock is unusually varied — tower, floor, exposure and above all renovation state drive everything. I quote no prices here; ask me for the live picture instead.

For renters and landlords: first occupancy here predates November 15, 2018 by nearly three decades, so Ontario’s rent-increase guideline generally applies to tenancies — the unit-by-unit rules are in my rent-control guide. For tenants, all-in-style fees often translate into simpler utility arrangements — confirm what your specific lease includes. For landlords, larger suites attract long-staying tenants, which is the quiet advantage of buildings like this.

Verify before you firm up Databases describe this complex at different levels — sometimes as one 817-suite community, sometimes tower by tower with different storey counts — so treat the table above as a sketch, not gospel. On any specific tower, the status certificate for that corporation, reviewed by your lawyer, is the document that tells you the reserve fund, upcoming projects and the real state of a 35-year-old asset. In a mature complex, that review is the whole ballgame.

The takeaway

Marina Del Rey is the original article on this waterfront: three Camrost towers from 1990–91, roughly 817 suites, a genuinely exceptional recreation club and all-in-style fees. You trade new-build gloss for space, grounds and an established community — a trade that suits more buyers than the glass towers’ marketing would have you believe.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Are rentals at Marina Del Rey rent-controlled?

Generally yes. The complex was first occupied around 1990-91, long before the November 15, 2018 cut-off, so Ontario’s annual rent-increase guideline typically applies — verify your own unit’s situation.

Please read this. This page is general information about Marina Del Rey and the Humber Bay Shores area as at 10 August 2026, written for people researching the neighbourhood. It is not an offer to sell, a valuation or investment advice, and nothing here asserts a defect in any building — where I raise a trade-off, it is something to weigh and verify, not a finding. Building facts are drawn from the third-party sources listed above; databases of this kind can contain errors and go out of date, so confirm every material detail through a current status certificate, the condominium corporation’s own records and your lawyer before buying, or through the lease and landlord before renting. I have deliberately included no prices, rents, fee amounts or statistics that date quickly. Photographs are illustrative of the Humber Bay Shores waterfront, not images of this specific building.
