Renters, Airbnb and elevators at Spanish Villas Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Spanish Villas Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Spanish Villas Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Spanish Villas is what I show buyers who are priced out of a freehold house in Don Valley Village but refuse to raise kids in a two-bedroom tower suite. It is a 1971 townhouse condo with arched doorways, mature trees, an outdoor pool and parking underground, a short walk from Fairview Mall and the Sheppard line. The catch is age, and I will walk you through exactly what to check. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Spanish Villas Townhomes is a condominium townhouse complex at 6, 8 and 10 Esterbrooke Avenue in Don Valley Village, North York (Toronto M2J 2C2), on the west side of Don Mills Road just north of Sheppard Avenue East. It was built in 1971. Homes are two-storey townhouses over full basements, typically listed in the 1,200 to 1,399 sq ft band, with three or three-plus-one bedrooms. Property management is listed as Maple Ridge Community Management. Common facilities include an outdoor pool, a tennis court, a children’s playground and visitor parking, with resident parking in underground garages. I could not confirm the condominium corporation number from a public source, so check it on the status certificate.

A townhouse condo with a Spanish accent

Most 1970s North York townhouse complexes look alike: brown brick rows, flat facades, a strip of lawn. Spanish Villas is different enough that agents put the name in capital letters in their listings. The theme shows up inside as well as out, most obviously in the arched doorways between rooms, and the grounds are planted heavily enough that the complex feels set back from Don Mills Road rather than fronting onto it.

That matters more than it sounds. At this price point in Don Valley Village, your alternative is usually a two- or three-bedroom suite in one of the 1980s and 1990s towers around Fairview Mall. Here you get your own front door, two floors plus a basement, and a shared outdoor setting instead of a corridor.

Ownership is condominium, not freehold and not co-op. Resale units trade on the TRREB MLS® System as condo townhouses with a monthly maintenance fee, so you are buying a unit in a condominium corporation and sharing responsibility for roofs, garages, grounds and the pool with your neighbours.

Layouts: two floors, a full basement and a garage below

The units I have reviewed are two-storey homes over a full basement, listed in the 1,200 to 1,399 sq ft range for the above-grade space. That band is a broad one, so treat it as a guide and measure for yourself; the basement is not counted in it and is where much of the real flexibility lives.

Typical configurations are three bedrooms upstairs, sometimes with a fourth room in the basement marketed as the plus-one. Main floors run living and dining together with a walk-out to the outside and a separate galley-style kitchen. Heating is forced-air gas with central air conditioning, so each home has its own furnace and air conditioner rather than a shared building system.

Parking is the unusual part. Instead of a driveway and integral garage, residents park in underground garages beneath the complex, with an exclusive-use spot per unit in the listings I have seen. It keeps cars off the grounds, which is a big part of why the site feels green, but it also means the complex owns three underground structures that need regular, expensive maintenance.

What the corporation has been spending on

A recent listing description reported that the corporation re-did the roofs across the complex fairly recently and was in the middle of renovating all three underground garages. If that is accurate, it is the most important fact about this building for a buyer, and it cuts both ways.

The good news: roofs and garage structures are two of the biggest-ticket items any townhouse condo faces, and a corporation that tackles them is doing its job. A buyer who arrives after the work is done benefits from it without having paid for it.

The open question is how the work was funded. Large projects are paid for out of the reserve fund, by a fee increase, by a special assessment, or by a loan, and I have not found a public source that says which applied here. That is exactly what the status certificate, the most recent reserve fund study and the last two years of board minutes will tell you. Do not firm up an offer before your lawyer has read them.

Daily life between Don Mills Road and Fairview Mall

Esterbrooke Avenue runs west off Don Mills Road just north of Sheppard Avenue East, so the nearest major intersection buyers will recognise is Don Mills and Sheppard. Fairview Mall, with its grocery, department-store and food-court options, sits on the other side of that intersection, and Don Mills station, the eastern end of Line 4 Sheppard, is built into the mall.

That combination is the reason people buy here. You can run most errands on foot, get to Yonge and Sheppard by subway, and still reach Highway 401 and the Don Valley Parkway quickly by car. One listing put it bluntly by asking whether an owner even needs a car; I would say many households here manage with one.

The trade-off is that this is a busy, commercial corner of North York. Don Mills Road and Sheppard carry heavy traffic, and the towers around Fairview Mall keep adding density. The complex’s planting and inward-facing layout soften that, which is a good reason to walk the grounds at rush hour before you decide.

What Spanish Villas costs, and what the fee covers

Two units were listed for sale as I wrote this, asking roughly $589,000 to $650,000. On the 1,200 to 1,399 sq ft band the listings use, that works out to somewhere around $420 to $540 per square foot of above-grade space, before you count the basement. That is well below what a renovated freehold house in Don Valley Village asks, and in many cases comparable to a large two-bedroom tower suite nearby.

Monthly fees on the current listings sit around $830, or roughly $0.59 to $0.69 per square foot on that same size band. For a townhouse with its own furnace that is not cheap, so look closely at what it buys. MLS records for the complex show parking, water and cable in the fee, and one listing described the cable package as including high-speed internet. Some MLS records also tick heat and hydro as included; with separate gas furnaces in each home that would be unusual, so confirm it in the status certificate rather than assuming.

For actual traded prices, use the sales panel on this page, which shows aggregates from the TRREB MLS® System. Townhouse sales here are infrequent, so expect wide ranges, and adjust for condition: a gutted and renovated unit and an original 1970s interior can sit side by side and trade very differently.

Amenities at Spanish Villas Townhomes

Outdoor poolTennis courtChildren’s playgroundVisitor parkingUnderground parking garagesLandscaped grounds

This is a townhouse amenity package, not a tower one: no concierge or gym, but a summer pool, a tennis court and a playground within the complex. For a family, the playground and pool are used far more than a party room ever is.

Jatin’s honest take on Spanish Villas Townhomes

Who this building suits

Families and first-time buyers who need three bedrooms and a basement near the subway, and who would rather share a pool than an elevator. It also suits downsizers from nearby houses who want to stay in Don Valley Village but hand off the roof, the grounds and the snow to a corporation.

What I’d want you to check

This is a 1971 complex, so read the reserve fund study and the last two years of board minutes carefully. Confirm how the roof and underground garage work was paid for, whether more phases are coming, and whether any fee increase or special assessment is planned. Ask which items are the owner’s responsibility (windows, doors, furnaces, patios and basements are common grey areas in older townhouse condos), check for basement moisture, and confirm exactly what the fee covers and which garage spot comes with the unit. Confirm the corporation number and rules on the status certificate.

The value question

On price per square foot you are buying space far more cheaply than in a freehold house nearby, with a location most tower buyers would envy. The fee is the counterweight. If the status certificate shows a healthy reserve fund after the garage and roof work, I think this is a sensible family purchase in a strong transit pocket. If it shows a thin reserve and more big projects ahead, negotiate hard or walk. Book a call and I will go through the documents with you.

Spanish Villas Townhomes — frequently asked questions

Is Spanish Villas a condo or a co-op?

It is a condominium. Units are bought and sold on the TRREB MLS® System as condo townhouses with a monthly maintenance fee, so you own your unit and a share of the common elements.

When was Spanish Villas built?

The complex dates from 1971, which makes it one of the earlier condominium townhouse communities in Don Valley Village.

What addresses are part of Spanish Villas?

The complex uses 6, 8 and 10 Esterbrooke Avenue, with individual unit numbers, on the west side of Don Mills Road just north of Sheppard Avenue East.

How big are the townhouses?

Listings generally place them in the 1,200 to 1,399 sq ft band above grade, on two floors, with a full basement on top of that. Most have three bedrooms, and some market a basement room as a fourth.

Where do residents park?

Resident parking is in underground garages beneath the complex, with an exclusive-use space per unit in the listings I reviewed, plus visitor parking on site. Confirm which space comes with your unit.

What amenities does the complex have?

An outdoor pool, a tennis court, a children’s playground and visitor parking, set in landscaped grounds. There is no concierge or indoor gym.

What do the maintenance fees include?

MLS records show parking, water and cable, and one listing said the cable package includes high-speed internet. Some records also list heat and hydro; because each home has its own gas furnace, verify that on the status certificate.

Who manages Spanish Villas?

Condos.ca lists Maple Ridge Community Management. Management companies change, so confirm the current manager on the status certificate.

Has the complex done major repairs recently?

A recent listing reported that the roofs were redone across the complex and that the three underground garages were being renovated. Check the reserve fund study and board minutes for how this was funded and what comes next.

Who is Spanish Villas best for?

Families and first-time buyers who want three bedrooms, a basement and a pool near Fairview Mall and the Sheppard subway at a lower price than a freehold house.

Can you Airbnb a unit at Spanish Villas Townhomes?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Spanish Villas Townhomes had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Spanish Villas Townhomes zoned for?

For TDSB public schools, the address is zoned for Dallington Public School (Elementary, JK–5), Georges Vanier Secondary School (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

What is the closest subway or GO station to Spanish Villas Townhomes?

The nearest subway is Don Mills station (Line 4 Sheppard), 0.6 km away; the nearest GO station is Oriole GO on the Richmond Hill line, 1.8 km; the closest bus is the Van Horne (TTC bus). Distances are straight-line from the building.

What restaurants and shops are near Spanish Villas Townhomes?

Within about a 10-minute walk: Cotti Coffee (Coffee), Amaya Real Indian Food (Indian), Bingz Crispy Burger (Burgers), Bourbon St Grill (Restaurant), Butter Chicken Roti (Caribbean). The closest grocery store is T & T Supermarket, 0.6 km away.

Use the free AI estimator at the top of this page. It uses this building’s own recent sales and adjusts for floor, view and parking, and your number appears instantly. For a written CMA, I will price your exact unit against the latest comparable sales.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
