Renter-heavy building. Of 236 deals here in the last 24 months, 214 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Verdé Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Verdé Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Verdé is the tower I show buyers who want to be near Don Mills station and Fairview Mall without paying for a brand-name downtown address. It is the newest piece of FRAM + Slokker’s Fairview Park community, built on a revitalized Toronto Community Housing site, and the asking prices here start lower than most people expect for a building this new. The catch is that there is a little confusion about its age and its address, and you should clear both up before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Verdé Condos is a 24-storey, 375-suite condominium at 188 Fairview Mall Drive, Toronto, in the Don Valley Village neighbourhood near Don Mills Road and Sheppard Avenue East, just north of Fairview Mall. It was developed by FRAM + Slokker and designed by Core Architects. Condos.ca lists a 2020 build year, while UrbanToronto reported construction wrapping up in 2023. Condos.ca lists Crossbridge Condominium Services as the manager and notes Beanfield Fibre in the building. I could not confirm a condominium corporation number or fee inclusions.

Part of a larger rebuild on Fairview Mall Drive

Verdé is not a stand-alone tower. It belongs to Fairview Park, a master-planned community FRAM + Slokker has been building along Fairview Mall Drive for years, alongside its earlier condo phases Soul, Connect and Vivo.

The land is part of the Allenbury Gardens revitalization, where Toronto Community Housing partnered with FRAM to replace older housing on the site. UrbanToronto’s database shows the housing side of that project as a 10-storey apartment building and eight three-storey townhouse blocks, mixing affordable and market-rate rentals, plus park space.

For a buyer, the practical point is that the condo tower, the rental buildings and the park were planned together. That usually means a better-finished public realm than a single tower on a leftover lot, and it means your neighbours include long-time rental households as well as new owners, which I see as a strength of the community.

The age and address questions

Condos.ca lists Verdé as built in 2020. UrbanToronto, in a May 2023 roundup, listed it among projects where construction had recently wrapped up, topped off at 24 storeys with 374 suites. Those two dates are three years apart, and the real answer matters for the warranty period and the reserve fund history.

The address is the second wrinkle. Condos.ca combines 21 Allenbury Gardens and 188 Fairview Mall Drive under the Verdé name, but 21 Allenbury Gardens also appears in the address list for the Toronto Community Housing buildings next door. On any listing, confirm the suite is in the condominium tower at 188 Fairview Mall Drive and check the corporation number on the status certificate.

Neither issue is unusual for a newer tower in a multi-building community, and both are easy to resolve with the right documents. What I would not do is rely on a listing’s description alone, because the age of the building changes how you read its reserve fund and its fee history.

Who the suites are built for

Current listings run from studios to a three-bedroom-plus-den, so the building covers first-time buyers, small households and families in one tower. Most current listings sit between roughly 450 and 800 square feet, which is typical of a 2020s suburban tower close to the subway.

Core Architects designed it, as it did Vivo and the other Fairview Park towers, so the look and suite planning will feel familiar if you have toured the earlier phases. The developer’s marketing leaned hard on the green space and the community park the tower opens onto, and that is the feature that separates it from towers facing directly onto Sheppard or Don Mills.

Thirteen suites were listed for rent when I checked against seven for sale, so investors hold a large share here. That is normal for a building this close to a subway station and a major mall, and it is the main reason the asking range is so wide.

Daily life north of Fairview Mall

The daily advantage is simple: Fairview Mall and Don Mills station on the Sheppard line are all close, and the Don Valley Parkway and Highway 401 are a short drive away. For a commuter who works downtown or in the North York office nodes, that combination is hard to beat at this price.

The trade-off is that this is a suburban, car-oriented area with wide roads, not a street of independent shops. The planned density around Fairview Mall is expected to grow substantially over the coming decades, so expect more construction nearby and, over time, more services. The data panel on this page covers transit, schools and parks in detail.

What Verdé asks, and what you pay monthly

Seven suites were listed for sale when I checked, asking from $368,000 to $749,000. That spread reflects the full range of suite types rather than a split market, and the lower end is among the more accessible entry points for a newer tower this close to a subway station in North York.

Maintenance fees on current listings averaged about $0.86 per square foot. I do not have a confirmed list of what that covers, so find out whether heat, cooling and water are included or separately metered, and whether parking and a locker come with the suite or cost extra, before you compare it with older buildings nearby that bundle more into the fee.

Because so many suites are rented, a lease comparison matters too. If you are buying to rent out, run the numbers with current fees and taxes, and check how many competing units are listed for lease in the building at the time you plan to find a tenant.

Amenities at Verdé Condos

ConciergeGymParty roomVisitor parkingBeanfield Fibre

The amenity list is modest: concierge, a gym and a party room, plus visitor parking and Beanfield Fibre, which is useful if you work from home. Verdé is a building you choose for location and price rather than for a resort-style amenity floor, and a smaller package usually helps keep fees under control. If you want a pool or a large rooftop terrace, look elsewhere in the area; if you mainly need a gym downstairs and somewhere to host a birthday, it covers that.

Jatin’s honest take on Verdé Condos

Who this building suits

First-time buyers and investors who want a newer suite next to Don Mills station and Fairview Mall at a lower entry price, and small families who can use the community park. It also suits commuters who split their time between downtown and the DVP and 401 corridor.

What I’d want you to check

Settle the build date and the corporation number first, because they tell you where the building is in its warranty period and how much reserve fund history exists. Confirm the suite is in the condo tower and not one of the neighbouring rental addresses. Read the status certificate for fee inclusions, parking and locker ownership, and any shared facilities or cost-sharing agreements with the rest of Fairview Park, and read the board minutes for leasing rules given how many units are rented.

The value question

With asking prices starting in the high $300,000s and fees near $0.86 a square foot, Verdé is one of the more sensible ways into a new building near a subway station in North York. You give up a big amenity package and a walkable main street; you gain transit, the mall and a planned park. For a buyer holding five years or more, I think the value is fair, as long as the paperwork answers the age and address questions cleanly.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
