Living here
Renters, Airbnb and elevators at High Point Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 26 deals here in the last 24 months, 11 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at High Point Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about High Point Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

High Point at 3300 Don Mills Road is one of the lowest-priced ways to buy real square footage in North York, and the reason is no mystery: it is a 1978 tower with a big all-in fee. That fee covers your hydro, heat, cable and parking, which changes the maths more than most buyers realise. Whether the building is a bargain depends on one document, and I will tell you which. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
High Point Condos is a 25-storey, 244-suite condominium at 3300 Don Mills Road, at Don Mills and Finch in the Don Valley Village area of North York. Condos.ca lists 1978 as the year built and its overview credits Tridel as the builder, though the developer field on the same page is blank. The corporation is YCC-433, registered on 20 September 1978, and condos.ca lists Del Property Management as the manager. Maintenance fees include common elements, heat, hydro, cable TV, building insurance, parking and water.
High Point Condos at a glance
A 1978 tower with an all-in fee
High Point stands on Don Mills Road near Finch, a short walk from Skymark Two at 1555 Finch East and the Skymark I tower at 3303 Don Mills. Together they form a cluster of large late-1970s condominium towers in a neighbourhood that was mostly built out in the 1960s and 1970s.
Condos.ca lists common elements, heat, hydro, cable TV, building insurance, parking and water in the fee. Hydro is the important one. In nearly every building built since the 2000s, your electricity is metered to your suite and billed to you. Here it is part of the common budget.
Air conditioning is not on the condos.ca inclusion list, even though it is listed for some neighbouring buildings. That may simply be a data gap, or it may mean cooling works differently here. Ask the manager how suites are cooled, and whether owners have added their own units, before you assume central air.
Bundled utilities cut both ways. You get one predictable bill, but every owner shares the building’s total energy use, and a cold winter or a rate increase lands on everyone’s fee at the next budget. Ask to see the utilities line in the last two budgets and whether the board has looked at sub-metering.
The fee also covers parking, so if the suite comes with a space you are not paying a separate monthly charge for it. Confirm the space and any locker are on title, and ask whether second spaces can be rented from the corporation if you have two cars.
Suites and what to expect inside
Condos.ca lists suites from about 758 to 1,328 sq ft. That is one-bedroom-plus-den to three-bedroom stock, with room sizes that new buildings rarely match. Most buyers here are owner-occupiers looking for space, not investors chasing small units.
A 1978 suite comes with a 1978 layout unless someone has changed it. Expect separate kitchens and defined dining areas, with finishes that range from original to fully renovated. Price the work into an unrenovated suite rather than hoping the listing photos tell the whole story.
In older towers, the electrical capacity, plumbing risers and windows matter as much as the finishes. Ask what the corporation has replaced in common areas and what owners are responsible for inside the suite.
If you plan to renovate, ask for the corporation’s renovation rules before you firm up. Many older buildings require board approval for flooring changes, plumbing moves and kitchen relocations, and some specify sound underlay for hard floors. Knowing the rules up front tells you whether the open-plan kitchen you are picturing is actually allowed, and how long approval takes.

Security, tennis and a sauna
Condos.ca lists a party room, recreation room, sauna, tennis court, security guard, security system and visitor parking. The guard is the feature owners in buildings like this tend to value most. A tennis court is something you will almost never find in a new tower.
There is no pool on the condos.ca list, which sets it apart from several towers of the same era nearby. One fewer big mechanical system is one fewer large reserve fund line. If you want a pool, Skymark Two nearby lists indoor and outdoor pools, at a higher price per square foot.
Condos.ca also flags a pet restriction. I could not confirm what it covers, so read the declaration and rules in the status certificate before you buy if you have a pet.
Living at Don Mills and Finch
This is the suburban end of North York. Seneca’s Newnham campus is in the same neighbourhood, North York General Hospital has served the area since 1968 and Fairview Mall, which opened in 1970, is a short drive south at Don Mills and Sheppard. Highways 401 and 404 are close, and most owners here drive.
Change is coming further south. Cadillac Fairview and Shape Properties have filed for the first phase of a seven-building masterplan at Fairview Mall, currently a 48-storey rental tower. It is still in the approvals process, but it shows where density along Don Mills is heading.
What High Point costs
Condos.ca puts the building average at about $404 per square foot. That is among the lowest figures in North York and far below anything new in the area. Age, the all-in fee and the location away from the Yonge corridor explain most of it.
Listing activity is thin. When I checked there was one suite for sale and two for lease, so I am not quoting an asking range. With so few listings, recent sold comparables matter more than usual; use the market data on this page or ask me for the building sold report.
Judge the fee and the price together. Add the monthly fee to your mortgage payment, then compare it with a smaller new suite that bills hydro, heat and parking separately. On a large suite here, the all-in cost is often closer than the raw fee suggests.

Amenities at High Point Condos
The amenity package is about security and space rather than resort features: a guard, a tennis court, a sauna and rooms for gatherings. It suits owners who want a quiet, well-watched building more than a spa floor, and a tennis court you can actually book.
Jatin’s honest take on High Point Condos
Who this building suits
Owner-occupiers who want a large suite for the price of a small new one, downsizers who want security and one predictable bill, and families who need three bedrooms near Fairview Mall and the highways. It suits drivers more than people who need a subway at the door.
What I’d want you to check
At close to fifty years old, read the reserve fund study for the timing and cost of windows, balconies, elevators, the roof, the garage and the heating plant, and check recent board minutes for any discussion of a special assessment. Ask how cooling works, since air conditioning is not on the inclusion list. Confirm the parking space and locker on title, and get the pet and rental rules in writing.
The value question
At about $404 per square foot with hydro, heat and parking in the fee, High Point is one of the cheapest ways to buy space in North York. The reserve fund study is the document that decides whether that is value or a warning. If the corporation is well funded and has already handled its big repairs, I think this is a sensible buy for an owner planning to stay.
