Living here
Renters, Airbnb and elevators at 83 Pape Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 83 Pape Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 83 Pape Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

83 Pape Avenue is the kind of address buyers drive past without realising it is a condominium: two-storey townhouses tucked just off Queen Street East, in a pocket of Leslieville and South Riverdale where most of the housing stock is century semis and row houses. For someone who wants a ground-level home with a front door of their own but cannot stretch to a freehold in this neighbourhood, it is worth a serious look, with some homework. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
83 Pape Avenue Townhouses is a low-rise condominium townhouse complex at 83 Pape Avenue, near Queen Street East and Pape Avenue in the City of Toronto’s South Riverdale neighbourhood (the area most buyers call Leslieville). Condos.ca dates the complex to 1979 and lists the buildings as two storeys, with property management by Taft Forward Property Management. Recent MLS listings describe the homes as condo townhouses. I could not confirm the condominium corporation number, the total number of units or the exact fee inclusions from a public source, so get those from the status certificate.
83 Pape Avenue Townhouses at a glance
A condo townhouse, not a tower
Most of what I write about on this site is high-rise. This is the opposite. The complex at 83 Pape is a set of two-storey townhouse-style homes held under a condominium, so you own your unit and share ownership of the common elements, with a board, a reserve fund and a monthly fee, but you live at ground level with no elevator, no lobby and no hallway between you and the street.
That format is rare south of the Danforth in this part of the east end. The neighbourhood was built out as Victorian and Edwardian semis and row houses long before condos existed, so the low-rise condominium option is limited to a handful of small infill complexes. If you have been losing bidding wars on freehold row houses on the side streets off Queen, a condo townhouse is one of the few ways to get a similar day-to-day life in the same streets.
Condos.ca dates the complex to 1979. Treat that as approximate until you see the registration details on the status certificate, but it puts this firmly in the generation of late-1970s Toronto infill: modest, practical townhouse blocks rather than the stacked, glassy townhomes going up today.
Layouts, heating and the parking question
From what recent MLS listings show, the units are two-storey homes with bedrooms upstairs. One recent listing described a two-bedroom-plus-den plan with two bathrooms in the range of about 1,200 to 1,400 square feet, with forced-air heating. That is a family-sized footprint by condo standards, and much larger than what the same budget buys in a new mid-rise on Queen East.
Forced-air heating usually means each home has its own furnace, and often its own hot-water tank. That matters for your budget in two ways: your heating bill is your own, and the replacement of that furnace and tank may be your cost rather than the corporation’s. Who is responsible for which component is set out in the declaration, so read it rather than assuming.
Parking is where the sources disagree. Condos.ca lists a parking garage and visitor parking, while a recent MLS listing for a unit here described a single surface space. It may be that both exist, or that one source is simply wrong. Ask for the parking schedule in the declaration, whether your space is owned or exclusive-use, and whether it can be sold separately or must stay with the unit.

What I could not confirm, and why it matters
I want to be straight with you about the gaps. I could not find a public source that confirms the condominium corporation number, the total number of homes in the complex or exactly what the monthly fee includes. Condos.ca shows a placeholder unit count, so I am not repeating it. That is common for small, older townhouse corporations; they rarely have a marketing website, and the developer of a 1979 project has long since moved on.
None of that is a red flag on its own, but it means the status certificate does more work here than it would at a big, heavily documented tower. In a small corporation, each owner carries a larger share of every repair. A new roof, a parking resurfacing or a round of window replacements is split across fewer people, so the reserve fund balance and the most recent reserve fund study matter a great deal.
Condos.ca names Taft Forward Property Management as the manager. Confirm that is still current, because management of small complexes changes more often than people think, and ask how long the current firm has been in place.
The location, day to day
You are a few steps from Queen Street East, which is the reason people pay what they pay to live here. The stretch around Pape, Carlaw and Logan is the heart of Leslieville: independent restaurants, coffee, bakeries and the kind of local retail that makes a car optional for most errands. The Queen streetcar is your main transit line, and the data panel on this page shows the nearest stops and stations.
Note that condos.ca describes the complex as near Pape Station. It is not; Pape subway station is at Danforth Avenue, well to the north. From here you are a streetcar ride or a bus up Pape to the Line 2 subway.
The area is also changing. The Ontario Line is under construction through Leslieville, with a station planned around Queen and Carlaw, and the former industrial lands to the south and east are being redeveloped. Construction is a near-term nuisance; better rapid transit is a longer-term argument for owning in this pocket.
How to think about price here
There were no active listings at 83 Pape when I checked, and with a small, older complex there is no reliable building-wide price per square foot to quote. Sales here are infrequent, so any single sale moves the average more than it would in a 400-unit tower. The sold-data panel on this page shows the recent aggregate record; use it as a guide rather than a rule.
The right comparison is not the new high-rises on Queen East. It is the freehold row houses and semis on the surrounding streets, minus what you give up: you do not own the land outright, you pay a monthly fee, and you live under a board and a set of rules. In exchange, the corporation handles shared exterior items and you usually pay less than a comparable freehold.
When you look at the fee, work out what it covers. If each home has its own furnace and meter, a fee that looks modest may still be fair, and a fee that looks high needs to be justified by what it includes and by the reserve fund contribution inside it. If you want a proper read before you offer, book a call and I will pull the comparable sales for this complex and the nearby freeholds.

Amenities at 83 Pape Avenue Townhouses
There is no gym, pool or concierge here, and that is the point: fewer shared facilities means fewer things the corporation has to staff and replace. Being allowed a barbecue is a small thing that townhouse buyers coming from high-rises tend to value more than they expect.
Jatin’s honest take on 83 Pape Avenue Townhouses
Who this building suits
Buyers who want a ground-level home in Leslieville and cannot, or do not want to, pay freehold prices. It suits couples and small families who would rather have stairs and a front door than an elevator and a concierge, and people who already know they want to live near Queen East rather than just somewhere in the east end.
What I’d want you to check
This is a complex of roughly 45 years. Ask the status certificate for the reserve fund study and look at the schedule for roofs, windows, exterior doors, siding or brick, paving and any underground structure if there is a garage. Confirm who owns and replaces furnaces, water heaters and air conditioners. Get the corporation number, the unit count, the fee inclusions and the parking allocation in writing, and read recent board minutes for any upcoming major work.
The value question
Value here comes from the format and the street, not the finishes. If the reserve fund is healthy and the fee is reasonable for what it covers, a condo townhouse a block from Queen East can be a sensible way into a neighbourhood that is otherwise hard to buy in. If the reserve fund is thin in a small corporation, the savings against a freehold can disappear in one special assessment, so the paperwork decides this one.
