Living here
Renters, Airbnb and elevators at James Foxway Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at James Foxway Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about James Foxway Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

James Foxway is a small 1990s townhouse enclave off Bayview Avenue, and it gets buyers who would otherwise be looking at a detached house in Bayview Village. The homes live like houses, with a finished basement, a garage and a private patio, while the corporation handles roofs, windows and the grounds. It is twenty years younger than most of the townhouse complexes in this part of North York, and that changes the conversation. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
James Foxway Townhomes at 1-65 James Foxway is a condominium townhouse complex in the Bayview Village neighbourhood of North York, Toronto, near Bayview Avenue and Finch Avenue East (postal code M2K 2S2). condos.ca lists it as built in 1994 and managed by TSE Management. No developer or condominium corporation number is published, so confirm the corporation number on the status certificate. A recent MLS listing description says the fee covers water, cable TV, building insurance, parking, common elements, snow removal, gardening, roofing, doors and windows. Visitor parking is on site and barbecues are permitted.
James Foxway Townhomes at a glance
A 1990s enclave, not a 1970s complex
Most condo townhouses around Bayview Village date from the late 1960s and 1970s. James Foxway, listed by condos.ca as built in 1994, belongs to a later generation that was marketed to buyers who wanted the space of a house without the yard work.
That difference shows in the product. A recent listing describes a two-storey home with three bedrooms, an open living and dining room with a fireplace, an eat-in kitchen, and a finished basement with a second fireplace, plus a one-car garage and an extra parking space. That is a family house in layout, held as a condominium unit.
Being a 1990s complex also means fewer of the issues I flag on older townhouse stock. Building codes and standard practices had moved on considerably since the 1970s, and the complex has had roughly three decades of wear rather than five. That doesn’t make inspection optional, but it does change where the inspector should spend time: furnace and air conditioning age, original windows and roof shingles, and any basement moisture.
condos.ca records the complex as one storey, which doesn’t match listing descriptions of two-storey homes with basements. I’d treat the listing details as the better guide and confirm the layout of any specific unit on a visit.
What the corporation looks after
The fee structure is the main reason buyers choose a condo townhouse like this over a freehold. According to a recent listing description, the fee covers water, cable TV, building insurance, parking, common elements, snow removal, gardening, roofing, doors and windows. condos.ca doesn’t publish an inclusions list, so confirm the full list in the status certificate and declaration.
Roofing, doors and windows in the fee is significant. On a freehold, those are some of the biggest bills an owner faces, and here they are handled and funded collectively. The flip side is that you need the reserve fund to be ready for them, because a complex from 1994 is now at the age where original roofs and windows are commonly replaced.
condos.ca lists TSE Management as the property manager. Confirm the current manager when you order the status certificate, and ask how snow clearing and landscaping are handled; with those included in the fee, the standard of service is something you will see every week.

The patio and the trail
One recent listing describes a corner unit with double walk-outs to a private patio and a gate onto a trail behind the complex. Not every unit will have that arrangement, so if outdoor access matters to you, ask which units back onto the trail and walk the site yourself.
Patios in condo townhouses are usually exclusive-use common elements rather than land you own outright. That means the corporation may set rules on fences, decks, planting and alterations. Read the declaration and rules before you plan any changes to the outdoor space.
If a private outdoor space is high on your list, compare the patio sizes across any units you see. In a small complex, the difference between a corner unit with a gate and an interior unit with a narrow patio can be the deciding factor on resale as well as daily enjoyment.
Living near Bayview and Finch
The complex sits in Bayview Village near Bayview Avenue and Finch Avenue East. This is a well-established part of North York known for large detached homes on quiet crescents, and a townhouse here is one of the more affordable ways into the area.
Bayview Village Shopping Centre is further south at Bayview and Sheppard, and Highway 401 is a short drive away for commuting east, west or downtown via the Don Valley Parkway. Day to day, most errands are by car. Transit, school and walkability details are covered in the automatic panel on this page, so I won’t repeat them here.
Because the complex is small and tucked off the main road, it is quieter than the townhouse rows that face Bayview directly. If you are coming from a detached house in the area, it is one of the few ways to stay in the neighbourhood while handing exterior maintenance to someone else.
How I price a townhouse at James Foxway
There were no active listings in the data I had when I wrote this, so I won’t quote an asking range. The automatic panel on this page shows recorded sales and leases, which are a better anchor than any one listing.
My comparables here are other 1980s and 1990s condo townhouses in Bayview Village and nearby Bayview Woods-Steeles and Willowdale East, adjusted for corner versus interior position, garage and parking, basement finish and trail access. I also look at semi-detached and detached sales nearby, because many buyers here are deciding between this and a freehold.
Judge the fee by what it replaces. With roofing, windows, doors, gardening, snow removal and cable included, a higher monthly fee can still cost less than owning those items yourself on a freehold. The question is whether the reserve fund is funded for them. For a walk through the numbers, book a call with me.

There is no shared amenity building here; the value is in the services the fee covers rather than a gym or party room. Visitor parking and permission to barbecue on your patio are the practical extras.
Jatin’s honest take on James Foxway Townhomes
Who this building suits
Families and move-down buyers who want house-sized living in Bayview Village without handling roofs, windows, snow or gardening themselves. It also suits buyers coming from nearby detached homes who want to stay in the neighbourhood.
What I’d want you to check
At 1994, this complex is in the window where original roofs, windows and doors are commonly replaced, and those are in the fee. Read the reserve fund study and board minutes to see whether that work is done, scheduled or unfunded, and ask about any planned special assessment. Confirm the corporation number, the full fee inclusion list, what parking is deeded or assigned to the unit, and the rules on patios and alterations.
The value question
Compared with a freehold in Bayview Village, a townhouse here buys the location and much of the living space for less, with exterior maintenance covered. It is good value if the reserve fund is healthy. Corner units with trail access are the ones I expect buyers to compete for, and they should be priced accordingly.
