Living here
Renters, Airbnb and elevators at Bards Poets Walkway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Bards Poets Walkway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bards Poets Walkway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bards Walkway is a small surprise tucked in behind the condo towers on Sheppard Avenue East: a 1977 townhouse complex that, according to condos.ca, runs itself without a management company. That one detail shapes almost everything I would tell you to check before buying here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bards Poets Walkway Townhouses is a condominium townhouse complex at 4-64 Bards Walkway in the Pleasant View neighbourhood of North York, Toronto, near Sheppard Avenue East and Heron’s Hill Way. condos.ca dates it to 1977 and lists it as self-managed. The monthly fee includes common elements, parking, water and cable TV, and listed features are visitor parking and permission for barbecues. The developer, exact suite count and condominium corporation number are not published in the sources I could check, so confirm them on the status certificate.
Bards Poets Walkway Townhouses at a glance
Self-managed: what that means for you
condos.ca lists this complex as self-managed. In practice, that usually means the elected board and volunteer owners handle what a management company would otherwise do: collecting fees, hiring contractors, keeping records and producing the status certificate.
Self-management can work very well. Small townhouse corporations sometimes keep fees down this way, and owners who run their own complex often know every roof and drain on the site. But it puts more weight on a few people, and the quality of the paperwork can vary.
So ask direct questions. Who keeps the books, and are the financial statements audited? When was the last reserve fund study done, and is the corporation following it? How quickly does the board turn around a status certificate? A well-run self-managed corporation will answer these easily. If the answers are vague, take that seriously.
Continuity is the other question. A self-managed complex depends on owners willing to serve on the board year after year. Ask how long the current directors have served and whether the corporation has ever used a manager. Every Ontario condominium corporation has to file returns with the Condominium Authority of Ontario, and its public registry is a quick way to check the corporation’s basic details before you go further.
A fee that covers parking and cable
The listed inclusions here are common elements, parking, water and cable TV. Parking in the fee is the useful one, since it saves you from a separate charge. Cable is less valuable than it used to be, but it is a cost you do not carry separately.
Heat and hydro are not on the list, so plan on paying your own utility bills, as you would in a freehold house. When you compare this complex with a condo apartment on Sheppard, put those utilities back into the townhouse figure and compare total monthly cost.
Bulk cable deals are often set by contract. Ask whether the corporation has a contract in place, when it ends and whether internet is part of it, because a change in that contract can move the fee.

Two street names, one complex
The complex name combines Bards Walkway and Poets Walk, and homes on both streets appear on listing sites under their own numbers. condos.ca files the complex as 4-64 Bards Walkway, so confirm on the status certificate exactly which addresses belong to the corporation and that the unit you want is one of them.
Wagon Trailway Townhouses, about 200 metres away, is the nearby complex buyers most often confuse it with. It is a separate corporation with its own fees and reserve fund, so one complex’s finances tell you nothing about the other’s.
As with any townhouse this age, the condition of the individual unit matters. After nearly 50 years, some homes will have been renovated top to bottom and others will be close to original. Have a home inspector go through the unit, and read the declaration to see whether windows, doors, furnaces and water heaters are the owner’s responsibility or the corporation’s.
Ask about insurance too. The corporation’s master policy has a deductible, and when a claim starts in your unit, that deductible can be charged back to you. A unit-owner policy that covers it is inexpensive protection.
Sheppard and Heron’s Hill, day to day
Bards Walkway sits just north of Sheppard Avenue East, near Heron’s Hill Way and east of Highway 404. This stretch of Sheppard has changed a lot, with the Heron’s Hill condo towers and other mid- and high-rise buildings, such as The Crossroads at 1900 Sheppard and the buildings on Old Sheppard Avenue, now close by.
That mix is the appeal. You get a low-rise townhouse with your own front door, on a quiet internal walkway, while the shopping at Fairview Mall and the 404 and 401 are a short drive away. Transit, schools and parks for this exact address are in the data panel on this page.
Expect more change, not less. A corridor that has already added this many towers will keep attracting development proposals, so it is worth knowing what is planned on the sites around you. The City of Toronto’s development application map is the place to look.
Pricing and fees
There were no units listed for sale here when I checked, so I have no current asking range to give you. The sold-data panel on this page shows what has actually traded, and that is where any pricing conversation should start. In a townhouse complex, a handful of sales can swing the averages, so treat those figures as a range rather than a price for any one home.
With parking, water and cable in the fee, this complex can look more expensive on a fee-per-square-foot basis than a townhouse corporation that only covers common elements. That comparison is misleading. Add back a parking charge and a cable bill and the gap narrows.
The more useful comparison is against the newer condos on Sheppard. They offer amenities and newer systems; this complex offers more living space spread over more than one floor, and a front door of your own. Whether that is good value depends on the reserve fund and on how well the corporation is run.

Amenities at Bards Poets Walkway Townhouses
Visitor parking and permission to barbecue are the listed amenities, which is typical for a townhouse complex. There is no gym or party room to maintain, so the fee goes to the buildings, grounds, parking and the bulk services.
Jatin’s honest take on Bards Poets Walkway Townhouses
Who this building suits
Buyers who want a townhouse with their own front door near the Sheppard and 404 corridor, without paying new-tower prices. It suits families and owner-occupiers who like the idea of a small, owner-run community, and drivers who want fast highway access.
What I’d want you to check
Because the complex is listed as self-managed, start with governance: who keeps the books, whether the statements are audited, when the reserve fund study was last updated and whether the board is following it. Read two years of board minutes for planned work and any talk of special assessments. Confirm which addresses the corporation covers, how parking is assigned, what the cable contract includes and when it ends, and which components the owner is responsible for. Then have the unit inspected.
The value question
With no current listings to quote, the value case rests on the sold data and the corporation’s finances. A townhouse off Sheppard with parking and water in the fee is a sensible alternative to a two-bedroom condo in the towers nearby, provided the corporation is well run and the reserve fund is healthy. If you want me to compare recent sales here with Wagon Trailway and the Sheppard condos, book a call.
