Renters, Airbnb and elevators at Churchill Collection in Forest Hill

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Churchill Collection in Forest Hill?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Churchill Collection in Forest Hill

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Churchill Collection is what I show buyers who are leaving a Forest Hill or Annex house and refuse to move into a tower. It is a short row of brick-and-stone townhomes on St Clair Avenue West, each over 2,000 square feet, with outdoor space at the back or on the roof and parking underground. The catch is that almost nothing ever comes up for sale, so you need to know what you are looking at before one does. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Churchill Collection in Forest Hill is a low-rise group of three-storey condominium townhomes at 288 and 292 St Clair Avenue West, Toronto (M4V), in the City of Toronto’s Casa Loma neighbourhood, just west of Spadina Road and facing Winston Churchill Park. It was built by National Homes and completed in the mid-2010s (condos.ca lists 2016). Condos.ca records 12 homes of roughly 2,000 to 2,464 square feet. The maintenance fee covers common elements, building insurance and water. A condominium corporation number is not published in the sources I reviewed, so confirm it on the status certificate.

A townhouse row, not a condo building

Most of what sells along this stretch of St Clair is tower living. The Code Condos sits right next door at Parkwood Avenue, and the Churchill and Churchill Park buildings are a short walk up Spadina Road. Churchill Collection is the opposite: a handful of three-storey homes with their own front doors on the street.

National Homes pitched the project in 2013 as a modern version of the classic townhome, and the facades lean on red brick and stone in the spirit of a New York brownstone. Not everyone loved the final result. On the SkyriseCities forum, one observer preferred the original renderings and was lukewarm on the cedar shingle detailing, so look at the finished street wall yourself rather than relying on marketing images.

National’s own sales page called these the only new townhomes in Forest Hill at the time and noted that the site sits on some of the highest ground in the city. That elevation is the reason the roof terraces matter: from the top of these homes you are looking out over the ridge rather than into a neighbour’s window.

Layouts: three bedrooms, tall main floors, room for an elevator

Every home at launch was a three-bedroom plan, and the original release put sizes at 2,000 to 2,369 square feet. Condos.ca now shows the range topping out near 2,464 square feet, which likely reflects how a larger plan or rooftop room was measured. Ask for the builder’s floor plan and the registered unit size, and do not assume the listing figure.

Ceilings were specified at 10 feet on the main level and 9 feet above. That main floor height is what makes these feel like a house when you walk in, and it is rare in new townhomes, where 9 feet across every level is the norm.

Two details stand out for downsizers. The homes were designed so that an elevator could be added, which matters if stairs across three floors are the reason you are leaving your current house. And each home came with either a private rear yard or a rooftop terrace, so check which one the unit you are viewing actually has, because the two make for very different daily lives.

Finishes and what has aged

Interiors were specified by Alex Chapman of Union31 Design, with engineered hardwood, oak stairs with iron pickets, natural stone counters and backsplashes, and appliance packages from Sub-Zero, Wolf and Bosch. Buyers chose from a set of finishes and could pay for upgrades, so no two homes are identical.

These homes are now roughly a decade old. That is the age when premium appliances start to need service, roof terrace membranes and decking deserve a hard look, and original caulking around stone and windows begins to show wear. In a building this small, how those items are split between owner and corporation is set out in the declaration, and it varies from project to project.

Living at St Clair and Spadina

The location is the real asset. You are across St Clair from Winston Churchill Park, with its trails and tennis courts, and the Nordheimer Ravine runs south from it. Casa Loma and Spadina House are down the hill, and the Forest Hill Village shops on Spadina Road are north of you.

The trade-off is that St Clair is a busy arterial road with the streetcar running down the middle, and these homes face it directly. If you are sensitive to traffic noise, visit at rush hour and stand in the front bedroom with the windows closed. The transit, school and walkability details for this address are in the data panel on this page.

How to price a home that rarely trades

At launch in 2013, National priced these homes from about $1.39 million to $1.7 million. The neighbourhood has moved a long way since then, but that range is still useful as a reference point for how the original buyers valued the space.

There were no active listings in the data I reviewed, and with only about a dozen homes, a year can pass with one sale or none. That means you cannot price a home here off its own building alone. I compare per-square-foot values against other large Midtown condo townhomes and the bigger suites in nearby towers like The Code and Residences of Russell Hill, then adjust for the parking, the outdoor space and the fact that you have no one living above or below you.

The maintenance fee covers common elements, building insurance and water. I could not confirm a current fee figure from a source I can publish, so get it from the listing and the status certificate, and work out the fee per square foot yourself. Then add your own hydro, heat and any separate charges. For the aggregate sold history, ask for my building sold report.

Amenities at Churchill Collection in Forest Hill

There is no gym, concierge or party room here, and that is the point. Your fee pays for the shared structure and the garage, not for amenities you would not use, and your outdoor space is your own.

Jatin’s honest take on Churchill Collection in Forest Hill

Who this building suits

This suits downsizers from Forest Hill, the Annex and Casa Loma who want to stay in the area, keep a real kitchen and a yard or terrace, and stop worrying about roofs and snow. It also works for a family that wants three bedrooms on a park without the price of a detached house on a side street.

What I’d want you to check

Get the status certificate and read the declaration closely, because in a small townhouse corporation the line between what you maintain and what the corporation maintains decides your real costs. Check the reserve fund study for the garage membrane, roof terraces and masonry, read recent board minutes, confirm the condominium corporation number, and ask whether any owner has added an elevator and how that was approved. Look at how many parking spaces are actually titled to the home you are viewing.

The value question

You are paying for scarcity and location, and both are real. The risk is thin comparable data, so overpaying is easy when one comes up after a long wait. If the number only works because ‘nothing else is available’, I would wait for the next one or look at a larger suite in a well-run nearby tower. If you want a second opinion before you bid, book a call.

Churchill Collection in Forest Hill — frequently asked questions

Is Churchill Collection a condo or freehold?

It is sold and tracked as condominium townhomes with a monthly maintenance fee, not freehold houses. A condominium corporation number is not published in the sources I reviewed, so confirm the tenure and corporation on the status certificate.

How many homes are at Churchill Collection?

Condos.ca records 12 townhomes across 288 and 292 St Clair Avenue West. National Homes’ own materials did not state a total.

Who built Churchill Collection?

National Homes built it, and the interior finishes were selected by Alex Chapman of Union31 Design. An architect is not named in the sources I used.

How big are the townhomes?

Launch materials listed three-bedroom plans of 2,000 to 2,369 square feet, and condos.ca now shows sizes up to about 2,464 square feet. Confirm the registered size of the specific home.

What are the ceiling heights?

As marketed, 10 feet on the main floor and 9 feet on the upper floors.

Is there parking?

The homes were marketed with two-car heated underground parking. Check how many spaces are titled or assigned to the home you are buying.

Do the homes have outdoor space?

Yes. Each was sold with either a private rear yard or a rooftop terrace, depending on the plan.

Can you add an elevator?

The marketing said the homes can accommodate an elevator. Any installation would need corporation approval under the declaration, so ask the board before you count on it.

What do the maintenance fees include?

Common elements, building insurance and water, according to condos.ca. Hydro and other utilities are separate, so confirm the full picture on the status certificate.

How does it compare with The Code Condos next door?

The Code is a condominium apartment building with shared amenities and smaller suites. Churchill Collection is a short row of large townhomes with their own entrances, outdoor space and no amenity package.

Can you Airbnb a unit at Churchill Collection in Forest Hill?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
