Leases 74%Sales 26%

Renter-heavy building. Of 42 deals here in the last 24 months, 31 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Code Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Code Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Code is the building I show buyers who want a newer mid-rise in the Forest Hill and St. Clair West pocket but do not want a tower. It is nine storeys of brick and metal by Hariri Pontarini, it looks south over Sir Winston Churchill Park, and its fee still covers heat, cooling and parking. The view is the reason most people come; the suite plan is the reason they stay or walk away. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Code Condos is a nine-storey, 118-suite mid-rise condominium at 6 Parkwood Avenue, on the northwest corner of St. Clair Avenue West and Parkwood Avenue in midtown Toronto, between the Casa Loma and Forest Hill neighbourhoods. It was developed by BLVD Developments and Lifetime Developments (condos.ca lists Lifetime only), designed by Hariri Pontarini Architects and completed in 2017. The condominium corporation is TSCC-2575, registered 27 February 2017, and the building is reported as managed by Icon Property Management. Suites run roughly 413 to 1,699 sq ft, including 10 two-storey townhomes at grade. Maintenance fees include heat, air conditioning, water, parking, building insurance and common elements.

A park view that development cannot take away

The site sits on the north side of St. Clair West, directly across from Sir Winston Churchill Park, which runs along the south side of the street above the Nordheimer Ravine. Because the park is in front of the building and the land falls away to the south, the upper suites look over treetops to the downtown skyline.

When UrbanToronto toured the building during construction, the point it made was that a park cannot be built on, so the south outlook is about as protected as a Toronto view gets. That is the single biggest difference between The Code and the newer towers further east on St. Clair, where the next approval can change what you see.

The trade-off is that north-facing suites look back into Forest Hill’s low-rise streets rather than at the park. That is a perfectly pleasant view, but it is not the one in the marketing, and it should be priced differently. Know which side you are buying.

Designed to step down into Forest Hill

Hariri Pontarini wrapped the building in brick and brushed metal with a mixed curtain wall and window wall system, and the massing terraces down toward the houses to the north. The developers told UrbanToronto they wanted the feel of the firm’s office building on Charles Street West, and neighbours pushed for a modern design over a traditional one.

Neighbours also asked for no shops at grade, and the developers dropped the retail they had planned. So instead of a storefront podium, the base is lined with 10 two-storey townhomes, each with its own door to the street, and the lobby sits on the Parkwood side. The site itself replaced a seniors residence project that never went ahead.

Those terraces are worth understanding as a buyer. Setback floors usually mean larger outdoor space on the upper levels, and they also mean some suites have sloped or stepped exterior walls that affect furniture placement. Walk the actual suite rather than relying on a floor plan.

Who the layouts were built for

The developers aimed the building at two groups at once: young couples buying their first midtown condo and long-time Forest Hill and Casa Loma residents downsizing out of a house. The suite range shows it, from about 413 sq ft at the small end to about 1,699 sq ft for the largest plans.

The two-storey townhomes are the scarce product here. They give you a private street entrance and a house-like layout with the building’s concierge, gym and parking behind you, which is exactly what many downsizers ask me for and rarely find on St. Clair West.

At the small end, a 400-square-foot suite in a nine-storey boutique building is a different purchase from a 400-square-foot suite in a tower. There are fewer comparable sales, so pricing can swing more, and resale depends heavily on the view. If you are buying small here, buy south.

Daily life on this stretch of St. Clair West

The park is the daily amenity: running paths, tennis courts, a toboggan hill in winter and the ravine trail heading down toward Casa Loma and the Spadina steps. The St. Clair streetcar runs past the front door.

If you drive, Spadina Road and Avenue Road both run north and south within a few minutes of the door. Parking is in the fee rather than an extra monthly charge, and the building has visitor spaces, which matters on a residential street like Parkwood where guests need somewhere to go.

For groceries and errands, the Loblaws on St. Clair West and the shops along Spadina are close, and Forest Hill Village is a walk to the northwest. This stretch is quiet by design, which is why the neighbours fought off retail at grade. Transit times, schools and Walk Score are in the data panel on this page.

Pricing and fees at 6 Parkwood

Condos.ca puts the building average at about $968 per square foot. That is close to The Westclair at 47 St. Clair West (about $922) and well above The Dunvegan a few blocks east, which reflects the age gap: The Code is a 2017 building and most of its neighbours on this stretch date from the 1970s and 1980s.

The fee structure helps the comparison. Heat, air conditioning, water and parking are all included, which is less common in a building this young. When you compare it with a newer tower where parking is a separate charge and heating and cooling are on your own meter, add those costs back before you decide which is cheaper.

When I checked, two suites were for sale, both larger plans with a den, asking between about $1.25 million and $1.32 million, with monthly fees in the range of roughly $1,520 to $1,950. One suite was offered for lease.

Asking prices are not sale prices. If you want the recorded resale history here, ask me for the building sold report.

Amenities at The Code Condos

The amenities sit together on the second floor: a gym and lounge opening onto an outdoor terrace. It is a small, practical package for a boutique building, and with Churchill Park across the street, most residents do not need more.

Jatin’s honest take on The Code Condos

Who this building suits

Downsizers from Forest Hill, Casa Loma and South Hill who want a newer building, a staffed lobby and a protected park view, and buyers who want a townhome-style suite with condo services. It also suits a first-time midtown buyer who wants a quiet street over a busy Yonge corner, provided they buy a south-facing suite.

What I’d want you to check

This is a 2017 building, so it should still be in good mechanical shape, but it is past the period when early construction defects get flagged and fixed. Read the reserve fund study and recent board minutes, and ask whether any warranty items or building-wide repairs are still open. Confirm that parking and a locker are attached to the suite, confirm the pet rules in the declaration if you have an animal, and on terraced floors look closely at outdoor space and any drainage at the setbacks.

The value question

At roughly $968 per square foot with heat, cooling and parking included, I think the south-facing suites and the townhomes are fairly priced for what they offer, because the view cannot be built out. The north-facing smaller suites are where I would negotiate harder. For an owner planning to stay five years or more, this is one of the stronger newer-build options on St. Clair West.

Who developed The Code Condos?

BLVD Developments and Lifetime Developments built it together, although condos.ca lists only Lifetime Developments. It was completed in 2017.

Who designed the building?

Hariri Pontarini Architects designed it, with a brick and brushed-metal exterior. Tomas Pearce Interior Design Consulting was appointed for the amenity spaces.

How many suites are there?

118 in total: 108 suites above grade and 10 two-storey townhomes at street level, each with a private entrance.

Does The Code look over Churchill Park?

Yes. It sits on the north side of St. Clair West directly across from Sir Winston Churchill Park, so south-facing suites look over the park toward downtown.

What do the maintenance fees include?

Heat, air conditioning, water, parking, building insurance and common elements. Hydro is not listed as included.

What amenities does the building have?

A concierge, a second-floor gym and lounge, an outdoor terrace and visitor parking. There is no pool.

Is there retail on the ground floor?

No. The developers dropped planned retail after neighbours asked for it to stay residential, and the base is lined with townhomes instead.

How big are the suites?

Roughly 413 to 1,699 sq ft, from compact one-bedrooms to larger plans with a den and the two-storey townhomes.

Who manages the building?

It is reported as managed by Icon Property Management. Confirm the current manager in the status certificate.

How does it compare with The Westclair?

The Westclair at 47 St. Clair West is a 1988 building closer to Yonge, trading at a similar price per square foot with hydro also in its fee. The Code is newer and has the park view; The Westclair has an older, larger-suite profile.

How much do condos at The Code Condos sell for?

Over the last 12 months the median resale at The Code Condos was $746,500, across 6 sales. The typical unit sold in 40 days at about 95% of the asking price. That works out to roughly $995 per square foot.

At a median price of $746,500 and a median rent of $3,075 a month, the gross yield is about 4.9%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Can you Airbnb a unit at The Code Condos?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
