By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 30 October 2026 · 8 min read — Five resale condo buildings in Oakville, why each made the list, what to check before you buy, and how they compare on location, age and amenities.

Short answer

My top five condos to buy in Oakville are The Shores (11 Bronte Rd, on Bronte Harbour), Bluwater (3500 Lakeshore Rd W, lakeside terrace and spa club), Oak & Co. (297 Oak Walk Dr, 25-storey Uptown Core tower), Bronte Harbour Club (2511 Lakeshore Rd W, indoor pool) and Abbey Oaks (1440 Bishops Gate, four-storey Glen Abbey low-rise). The order is my judgement, not an official ranking.

How I chose these five

Oakville’s condo market is small and spread out, so I picked buildings that each represent a different way of living here. All five are completed, registered buildings with resale activity, which means you can read their budgets and reserve fund studies before you commit.

  • Location first. Three picks sit along the lake in Bronte and Bronte West, one is in the Uptown Core north of the QEW, and one is in Glen Abbey.
  • Building type. A 25-storey tower, three eight- to ten-storey lakeside buildings and a four-storey low-rise, so there is an option for buyers who dislike long elevator rides.
  • Amenities. Pools, concierge service and gyms in four of the five.
  • Suite mix and age. Buildings from 1990 to 2021, with suites from compact one-bedrooms to plans well over 1,500 sq ft.

I do not quote building prices or rents. In a market this thin, one sale can move a building’s average, so I would rather price a specific suite against its own comparables.

1. The Shores, 11 Bronte Road

What it offers

The Shores is my top pick for harbour living. It sits on Bronte Harbour, with views across the marina, and UrbanToronto described its 10-storey design as intended to evoke a cruise ship.

Fernbrook Homes and Cityzen Development Group developed it, with Sol Wassermuhl of Page + Steele / IBI Group Architects as architect. Strata.ca dates completion to 2013 and lists 211 units. The building also carries the address 56 Jones Street.

What it means for buyers

Suite sizes vary by source: my Oakville condo list shows about 606 to 2,099 sq ft, while strata.ca lists 549 to 2,551 sq ft. Either way, the range is wide enough for both downsizers and first-time buyers.

Strata.ca lists guest suites, a concierge, car wash, rooftop deck, gym and media room. My Oakville list also notes an outdoor pool, which strata.ca does not show, so confirm it on a tour. Strata.ca lists heat and water in the fees, but not hydro or air conditioning.

Practical notes

Bronte Beach Park, the Bill Hill Promenade and the Bronte Butterfly Foundation Garden are each under a six-minute walk, per strata.ca. Harbour-facing suites and lower suites facing Bronte Road live very differently, so match the suite to how you use your home.

2. Bluwater Condominiums, 3500 Lakeshore Road West

What it offers

Bluwater is the pick for resort-style amenities on the lake. SkyriseCities lists a central ground-floor terrace with dining, barbecues, an outdoor fireplace, a plunge pool and a lakeside hot tub, plus Club Blu, a residents’ club offering spa services.

Pemberton Group developed it with Rafael + Bigauskas Architects as three eight-storey buildings. Condos.ca lists 204 units, with the corporation registered 10 August 2015.

What it means for buyers

SkyriseCities says about 90 per cent of suites offer water views, and plans ranged from one-bedroom to two-bedroom-plus-den and two-bedroom with family room. Condos.ca shows suites of about 695 to 1,150 sq ft, while the project record runs larger, so check the actual floor plan.

Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water in the fees, which is broader than any other building on this list. That predictability suits retirees on a fixed budget.

Practical notes

The building is in Bronte West, with a bus stop steps away at Lakeshore Road West and Stevenson Road and Food Basics about a 10-minute walk. There is a 24-hour concierge, a social room with caterer’s kitchen and bar, an exercise room, a yoga and Pilates studio and an outdoor yoga terrace. The Waterfront Trail runs nearby for walking and cycling. The corporation is HCC-645, managed by FirstService Residential per condos.ca.

3. Oak & Co. Condos, 297 Oak Walk Drive

What it offers

Oak & Co. is the pick for a newer tower with a full amenity list. Cortel Group completed the 25-storey, 242-unit building in 2021 in the Uptown Core, north of the QEW near Trafalgar Road and Dundas Street.

Condos.ca lists a pool, spa, gym, yoga studio, wine tasting area, media room, games room, indoor child play area, party and dining rooms with catering kitchen, an outdoor patio, barbecue area, sundeck and concierge.

What it means for buyers

Suites run from about 540 to 2,299 sq ft. The smaller plans draw first-time buyers and investors, while the larger plans suit families who want amenities without a house.

Because the building opened in 2021, it is still early in its life. Read the first reserve fund study and look at how fees have moved since turnover, because early budgets set by a developer often change once the board takes over.

Practical notes

The Uptown Core Terminal bus stop is a short walk away, with Trafalgar and Dundas routes nearby, and Starbucks, Dairy Queen and State & Main Kitchen & Bar are close. Highways 403 and 407 are close to the Uptown Core, which helps if you drive to work.

4. Bronte Harbour Club, 2511 Lakeshore Road West

What it offers

Bronte Harbour Club is the pick for space and a village setting in an established building. It is an eight-storey, 208-unit building completed in 1990, with suites of about 700 to 1,468 sq ft on strata.ca.

Amenities include a concierge, indoor pool, gym, party room, games room, guest suites and indoor parking. Chris Vokes Memorial Park, Bronte Gore Park and Bronte Harbour Park are within about a four-minute walk.

What it means for buyers

Strata.ca lists heat, air conditioning and water in the fees, with hydro paid separately, and notes the building is rent controlled. FirstService Residential manages it.

A 1990 building has had more than 35 years to show how its board plans for major repairs. Ask about windows, balconies, elevators and the garage, and compare the reserve fund study with the current budget.

Practical notes

My Oakville condo list describes it as a walk to Bronte Village. Transit is limited, and strata.ca rates it 4 out of 10, so most owners here will want parking. It suits buyers who value the harbour and village shops over a short commute, and its suites start at about 700 sq ft, larger than the entry plans in most newer towers.

5. Abbey Oaks, 1440 Bishops Gate

What it offers

Abbey Oaks is the low-rise pick for buyers who want Glen Abbey without a house. Sutherland Development Group completed this four-storey, 112-unit building in 2003.

Strata.ca lists a gym, sauna, party room, games room, car wash, indoor parking and visitor parking, and McCraney Creek Trail and the Glen Abbey trails are within about a 16-minute walk.

What it means for buyers

Suites run from about 553 to 1,350 sq ft on strata.ca, while my Oakville list shows about 626 to 1,322 sq ft. A four-storey building means short elevator trips and fewer neighbours per floor. The flip side is that big items such as the roof and underground garage are shared among only 112 owners, so check how the reserve fund plans for them.

Strata.ca lists only water in the fees, with hydro, heat and air conditioning billed separately. Budget for those when you compare it with buildings like Bluwater, where more is included. Property Management Guild manages the building, per strata.ca.

Practical notes

The nearest transit stop is at Dundas Street West and Third Line, and a Pizza Pizza, Tim Hortons and other quick-service spots are within about a nine-minute walk. Confirm school boundaries with the Halton District School Board and Halton Catholic District School Board locators for the exact address.

The five at a glance

Building Area Completed Storeys / units Stand-out feature
The Shores, 11 Bronte Rd Bronte Harbour 2013 10 / 211 Harbour and marina setting
Bluwater, 3500 Lakeshore Rd W Bronte West 2015 Three 8-storey buildings / 204 Lakeside terrace, broad fee inclusions
Oak & Co., 297 Oak Walk Dr Uptown Core 2021 25 / 242 Newest, largest amenity list
Bronte Harbour Club, 2511 Lakeshore Rd W Bronte 1990 8 / 208 Indoor pool, larger suites
Abbey Oaks, 1440 Bishops Gate Glen Abbey 2003 4 / 112 Low-rise, trails nearby

What this means if you’re buying or selling in Oakville

Oakville condos split into two markets. Along the lake in Bronte and downtown, buildings are mid-rise or boutique with larger suites and lake views; in the Uptown Core, towers are newer with smaller suites near Highways 403 and 407. Decide which one fits your life before you compare prices.

Fee inclusions vary a lot between these five buildings. Bluwater includes heat, air conditioning, parking and water, while Abbey Oaks includes only water. Compare total monthly housing costs, not just the fee line.

Parking and view drive resale more than anything else in these buildings. Transit is limited at several of these addresses, so a suite without parking narrows your buyer pool. On the lake, a direct water view and a suite facing the road can be very different properties under the same roof.

TRREB’s monthly table publishes only a town-wide Oakville figure, not one for Bronte or the Uptown Core, so neighbourhood averages can mislead. With so few sales in each building, I price against the same building’s recent sales first and then against similar buildings nearby.

Before you firm up, read the status certificate with your lawyer. If you already own, my Oakville condo value guide explains how I price a suite, and my Oakville condo buildings list covers 29 buildings across the town.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

Which Oakville condo is closest to Bronte Harbour?

The Shores at 11 Bronte Road sits on Bronte Harbour with views across the marina. Bronte Harbour Club at 2511 Lakeshore Road West is also close, with Bronte Harbour Park within about a four-minute walk, according to strata.ca. Both are in Bronte, west of downtown Oakville.

Which Oakville condo has the most amenities?

Oak & Co. at 297 Oak Walk Drive has the longest list on condos.ca, including a pool, spa, gym, yoga studio, wine tasting area, media room, games room, indoor child play area and concierge. Bluwater’s lakeside terrace, plunge pool, hot tub and Club Blu spa are the strongest on the water.

Which Oakville condos include most utilities in the fees?

Bluwater’s fees include air conditioning, heat, building insurance, parking and water, per condos.ca. Bronte Harbour Club includes heat, air conditioning and water. Abbey Oaks includes only water, with hydro, heat and air conditioning billed separately, so compare total monthly costs rather than the fee alone.

Is there a low-rise condo option in Oakville?

Yes. Abbey Oaks at 1440 Bishops Gate in Glen Abbey is a four-storey, 112-unit building completed in 2003 by Sutherland Development Group. It has a gym, sauna, party room and indoor parking, with McCraney Creek Trail and the Glen Abbey trails about a 16-minute walk away.

Is Oak & Co. a good condo for commuters?

For drivers, yes. It is in the Uptown Core near Trafalgar Road and Dundas Street, close to Highways 403 and 407, with the Uptown Core Terminal bus stop a short walk away. Buyers who commute by GO train may prefer a building nearer Oakville GO.

Does TRREB publish condo prices for Bronte or the Uptown Core?

No. TRREB’s monthly Market Watch table publishes a town-wide Oakville figure, not separate figures for communities like Bronte or the Uptown Core. That is why I price an Oakville condo against the same building’s recent sales first, then against similar buildings nearby.
