New high-rise condo towers beside a park and pond in a growing suburban downtown (illustrative)

By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 30 October 2026 · 8 min read — Five resale condo towers in the Vaughan Metropolitan Centre, why each made the list, what to check before you buy, and how they compare.

Short answer

My top five condos to buy in Vaughan’s Metropolitan Centre are Transit City 4 and 5 (175 Millway Ave, rooftop pool), Transit City 1 and 2 (twin 55-storey towers, 1,121 units), Transit City 3 (950 Portage Pkwy, completed May 2021), Festival (Menkes and QuadReal, 70,000+ sq ft of amenities) and Expo City (2900 Highway 7, the VMC’s first project). The order is my judgement, not an official ranking.

How I chose these five

The Vaughan Metropolitan Centre is young. Line 1 reached Vaughan Metropolitan Centre station on 17 December 2017, and almost every condo here was finished after that. So I only considered towers that are complete and occupied, and I weighed them on what you can verify today.

  • Walk to the subway. The station is the northern end of Line 1 and sits beside a regional bus terminal, with Viva, YRT and Zum on Highway 7.
  • Builder. CentreCourt with SmartCentres, Menkes with QuadReal, and Cortel Group, the three groups behind most of the completed VMC towers.
  • Amenities and outdoor space. Pools, large amenity floors and access to parks such as Edgeley Pond and Park.
  • Age and supply. A spread from the VMC’s first residential project to towers that filled up in 2025, with enough resale supply that you can compare like with like.

I do not publish building prices or rents. In a district with thousands of similar new suites, the right number depends on floor, view, exposure and parking, and it moves month to month.

1. Transit City 4 and 5, 175 Millway Avenue

What it offers

Transit City 4 and 5 is my top pick for amenities close to the station. The City of Vaughan describes the towers as steps from Vaughan Metropolitan Centre Station and the regional bus terminal, and lists green roofs and terraces, a training club, a rooftop pool with cabanas, co-working space and a Hermès-furnished lobby.

CentreCourt and SmartCentres REIT built the 45- and 50-storey towers, designed by Diamond Schmitt Architects, and CentreCourt dates completion to January 2023.

What it means for buyers

CentreCourt gives 1,026 units across both towers, while an earlier City project page listed 1,472; the declaration settles it. The City also lists more than 20,000 sq ft of retail, about 20,000 sq ft of amenity space and a one-acre park designed by Claude Cormier.

The 50-storey tower has more high floors with long views, which tends to separate the best suites from the rest at resale.

Practical notes

The towers stand on Portage Parkway between Millway Avenue and Jane Street, inside SmartVMC. CentreCourt also points to a nine-acre central park, a YMCA and a library in the wider SmartCentres Place community. See my Transit City 4 and 5 guide.

2. Transit City 1 and 2, 898 Portage Parkway and 5 Buttermill Avenue

What it offers

Transit City 1 and 2 is the pick for choice. These twin 55-storey towers hold 1,121 units between them, so there is usually a comparable sale for whatever layout you are considering.

CentreCourt and SmartCentres REIT launched sales in December 2016, Diamond Schmitt Architects designed the towers, Figure3 did the interiors, and CentreCourt dates completion to August 2020.

What it means for buyers

As the first Transit City towers, these now have several years of operating history. That gives you real budgets, at least one reserve fund study and a record of how the board handles issues, which you cannot get in a brand-new building.

The trade-off is competition. When you sell, you will be up against similar suites in the twin tower and in Transit City 3, so condition, floor and view matter.

Practical notes

The City lists 12,000 sq ft of retail across the base of Transit City 1 to 3, with landscaping by Claude Cormier + Associés. The station is a short walk away, and Highway 7, the 407 and Highway 400 are close. More in my Transit City 1 and 2 guide.

3. Transit City 3, 950 Portage Parkway

What it offers

Transit City 3 is the pick for buyers who want the Transit City location in a single-tower corporation. It is the tallest of the first three Transit City towers at 179.7 metres per CentreCourt, with 55 storeys and 631 units.

CentreCourt and SmartCentres REIT built it with Diamond Schmitt Architects and Brookfield Multiplex as main contractor, and it was completed in May 2021.

What it means for buyers

A 631-unit corporation is a more manageable size than a twin-tower complex, and it is likely on its first or second reserve fund study. Read that study closely, because it tells you how fees are expected to move as the building ages.

It shares the same retail base, park access and station walk as Transit City 1 and 2, so the decision between them often comes down to the specific suite, floor and view.

Practical notes

The station is described as a short walk away, with YRT and the Viva line on Highway 7. When I price a suite here, I compare the same layout across all five Transit City towers, then adjust for floor, view, exposure, parking, locker, condition and tenancy. Buyers can use the same approach to judge an asking price. See my Transit City 3 guide.

4. Festival, Highway 7 and Jane Street

What it offers

Festival is the pick for the biggest amenity package in the VMC. Menkes lists more than 70,000 sq ft of indoor and outdoor amenities, including a pool, fitness centre with spin room, rooftop terrace with outdoor theatre, music room, artist’s studio, chef’s kitchen, two party rooms, pet spa and screening room.

Menkes and QuadReal built four towers of 41 to 59 storeys with 2,470 suites in QuadReal’s 80-acre South VMC community. Crane & Hoist Canada reported first occupancy in 2024 and residents moving into all towers through fall 2025.

What it means for buyers

Towers A and B are on Commerce Street and Towers C and D on Interchange Way, per CTBUH. Tower A is the tallest at 59 storeys, Tower D the smallest at 41 storeys and 533 suites. Menkes offered layouts from studios to larger multi-bedroom plans.

Because the towers are so new, budgets were set by the developer and may change after the board’s first reserve fund study. Ask about open warranty items too.

Practical notes

Menkes describes the site as steps from the station, and an open-air promenade with shops and restaurants runs through it. Bravo, a planned 1,654-unit sister project, is directly south, so expect construction nearby. See my Festival guide.

5. Expo City, 2900 Highway 7

What it offers

Expo City is the pick for larger suites and an established building. Announced in 2011, it was the VMC’s first residential development, and Cortel Group built it as two 37-storey towers designed by AJ Tregebov Architects.

The City of Vaughan lists a fitness centre with yoga studio, an indoor pool, a cinema and a spa, with about 40,000 sq ft of retail at the base.

What it means for buyers

UrbanToronto reports that Expo 1 suites ranged from 527 to 2,088 sq ft at launch, a wider range than most VMC towers. Unit counts differ by source, 688 per UrbanToronto and 704 per the City, so rely on the declaration.

As the oldest residential building in the VMC, it deserves the closest read of the reserve fund study. Highway 7 traffic noise can affect lower suites facing the road. UrbanToronto also notes the Expo 1 towers are angled at 18 degrees for sun exposure, so check which way a suite actually faces.

Practical notes

Expo City sits at Highway 7 near Creditstone Road, the eastern gateway to the VMC, and the station is a walk west along Highway 7. Cortel’s later Nord towers and the 60-storey CG Tower sit beside Edgeley Pond and Park. More in my Expo City guide.

The five at a glance

Building Builder Storeys / units Completed Stand-out feature
Transit City 4 and 5 CentreCourt and SmartCentres 45 and 50 / 1,026 January 2023 Rooftop pool with cabanas
Transit City 1 and 2 CentreCourt and SmartCentres 55 and 55 / 1,121 August 2020 Most resale choice
Transit City 3 CentreCourt and SmartCentres 55 / 631 May 2021 Single-tower corporation
Festival Menkes and QuadReal 41 to 59 / 2,470 2024 to 2025 70,000+ sq ft of amenities
Expo City Cortel Group 37 and 37 / 688 to 704 VMC’s first project Larger suites, indoor pool

What this means if you’re buying or selling in Vaughan

The VMC is still being built. The City’s targets for 2031 include 12,000 residential units, and a further pipeline of about 28,000 proposed units is listed, so supply will keep arriving. That favours buyers who choose a building with a clear edge and a suite with a view that cannot be blocked easily.

Parking is a real decision here. Some buyers skip it next to the subway, but many Vaughan buyers still drive, so a suite with parking usually has a wider resale pool.

Tenancy matters too. A tenanted suite mainly sells to other investors. If you are selling, an empty, well-presented suite reaches more buyers; if you are buying, ask about the current lease before you write an offer.

For any of these towers, ask for the status certificate early. The corporation must deliver it within 10 days of a request, and the fee is capped at $100. Check the common expense fee and any announced increase, the reserve fund plan, special assessments, legal actions and the exact parking and locker units.

Condo Valuation

What’s your condo
worth today?

Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.

Frequently asked questions

When did the subway open at Vaughan Metropolitan Centre?

The TTC opened the 8.6 km Line 1 extension on 17 December 2017, with Vaughan Metropolitan Centre station as the northern terminus. It sits beside a regional bus terminal, and Viva, YRT and Zum buses run along Highway 7, and Highways 400 and 407 meet at the VMC.

Which VMC condo has the most amenities?

Festival, by Menkes and QuadReal. Menkes lists more than 70,000 sq ft of indoor and outdoor amenities, including a pool, fitness centre with spin room, rooftop terrace with outdoor theatre, music room, artist’s studio, chef’s kitchen, two party rooms, pet spa and screening room.

Which VMC condo has a rooftop pool?

Transit City 4 and 5 at 175 Millway Avenue. The City of Vaughan lists a rooftop pool with cabanas, along with green roofs and terraces, a training club, co-working space and a Hermès-furnished lobby. CentreCourt dates the towers’ completion to January 2023.

Which VMC condo has larger suites?

Expo City at 2900 Highway 7 stands out. UrbanToronto reports Expo 1 suites ranged from 527 to 2,088 sq ft at launch. As the VMC’s oldest residential building, it also has the longest operating record, so read its reserve fund study carefully.

How many Transit City towers are there?

Five, all by CentreCourt and SmartCentres REIT. Transit City 1 and 2 are twin 55-storey towers completed in August 2020, Transit City 3 is a 55-storey tower completed in May 2021, and Transit City 4 and 5 are 50- and 45-storey towers completed in January 2023.

Do I need parking in a VMC condo?

Not if you will rely on the subway and Highway 7 buses, but many Vaughan buyers still drive, so suites with parking usually reach more buyers at resale. Confirm the exact parking and locker units, and whether they are owned or exclusive-use, on the status certificate.
