By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 10 min read — Etobicoke house and condo prices for W06 to W10 from 2024 to 2026, the October 2026 rate hike, and what to expect in 2027.

Short answer

Etobicoke was one of Toronto’s steadier markets in 2026: detached medians rose in W06 (+1.6%) and W07 (+6.8%) but fell 6% to 8% in W08, W09 and W10, from January to October. Condo medians fell in four of five districts. For 2027, CMHC and CREA expect more sales and small price gains, but those forecasts predate the October rate hike.

This guide is for Etobicoke owners, buyers and sellers who want district-level numbers before planning a 2027 move. You will see three years of TRREB sold data for each of Etobicoke’s five districts, the latest monthly figures, what the October 2026 rate hike changes, and what forecasters expect, with my own view clearly labelled.

What are detached home prices in Etobicoke in 2026?

TRREB splits Etobicoke into five districts, W06 to W10. From January to October 2026, two of them had a higher detached median than in 2025, and three were lower. That makes Etobicoke one of the steadier parts of Toronto for houses this year.

District TRREB communities Median 2024 Median 2025 Median 2026 2026 vs 2025 Sales 2026
W06 Alderwood, Long Branch, Mimico, New Toronto $1,230,000 $1,160,000 $1,179,000 +1.6% 235
W07 Stonegate-Queensway $1,655,000 $1,450,000 $1,548,000 +6.8% 140
W08 Islington-City Centre West, Kingsway South, Edenbridge-Humber Valley, Princess-Rosethorn, Eringate-Centennial-West Deane, Markland Wood, Etobicoke West Mall $1,590,000 $1,670,000 $1,540,000 -7.8% 440
W09 Humber Heights, Kingsview Village-The Westway, Willowridge-Martingrove-Richview $1,300,000 $1,210,000 $1,135,000 -6.2% 161
W10 Rexdale-Kipling, Elms-Old Rexdale, Mount Olive-Silverstone-Jamestown, Thistletown-Beaumonde Heights, West Humber-Clairville $1,000,000 $950,000 $870,000 -8.4% 206

The south and middle of Etobicoke held up. W06, along the lake, rose slightly, and W07 bounced back after a big drop in 2025. W08 is the busiest detached market, with 440 sales, but it fell 7.8%. North Etobicoke (W09 and W10) fell 6% to 8%, and W10 is now the cheapest place in Etobicoke to buy a detached house, at a median of $870,000.

The $1.5 million line matters in W07 and W08

The typical detached house in W07 and W08 now sells just above $1.5 million. At that price, a buyer cannot use an insured mortgage and must put at least 20% down, about $308,000 on W08’s median. In W06, at $1,179,000, the minimum down payment is $92,900. A small price difference can change who is able to buy.

What are condo prices in Etobicoke in 2026?

Condo apartments fell in four of five districts. The two biggest condo markets, W08 (Islington-City Centre West and the central communities) and W06 (Mimico and the lakeshore), went in different directions: W08 fell 8.7% while W06 slipped only 2.7%.

District Median 2024 Median 2025 Median 2026 2026 vs 2025 Sales 2026 Avg days on market 2026

W07 $635,000 $615,000 $584,000 -5.0% 41 36
W08 $603,500 $575,000 $525,000 -8.7% 507 38
W09 $535,000 $510,000 $525,000 +2.9% 65 43
W10 $540,500 $513,750 $401,000 -21.9% 84 43

Source: TRREB MLS data via REALM, condo apartments, January–October 2026 vs the same period of 2025 and 2024. Not a forecast.

W10’s 21.9% drop is the steepest condo decline in Toronto apart from C09, but it comes from only 84 sales, so a few older, larger units or a few small ones can swing the median. W09 rose 2.9% on just 65 sales. Condo townhouses also fell: W06 to $765,000 (-6.7%), W08 to $747,500 (-8.6%) and W10 to $595,000 (-12.5%). How fast are homes selling in Etobicoke?

Etobicoke had 2,641 sales across the five main home types from January to October 2026, down 2.9% from 2025 and 12.9% from 2024. Detached sales held steady. Condo sales kept falling.

Source: TRREB MLS data via REALM, January–October 2024, 2025 and 2026, totals for districts W06–W10. Days on market are sales-weighted averages, rounded.

Etobicoke sold about 118 detached homes a month in 2026, with 477 listed at the end of October. That is about four months of supply: buyers have choice, but good houses still sell. Condo apartments sold about 112 a month with 648 listed, close to six months of supply. That is a buyer’s market.

What did the Etobicoke market look like in October 2026?

TRREB’s October 2026 report, released on 4 November, showed 294 sales of all home types across W06 to W10, up from 275 in September. Average prices for the month were $909,737 in W06, $1,183,000 in W07, $1,053,537 in W08, $889,530 in W09 and $761,976 in W10.

Be careful with one month of averages. They mix condos and houses, and a few big sales can move them a lot. W07’s September average was more than $1.5 million, and October’s was about $1.18 million, mostly because of which homes happened to sell. The ten-month medians in the tables above are a better guide.

How will the October 2026 rate hike affect Etobicoke buyers?

On 28 October 2026, the Bank of Canada raised its policy rate by 0.25 points to 2.50%, the first increase in more than three years. It said it wants to stop high energy prices from spreading into other prices, that housing should stay relatively weak, and that a further increase could be needed. The big banks raised prime from 4.45% to 4.70% on 29 October.

By my own arithmetic, a rate move from 4.50% to 4.75% adds about $98 a month to a $700,000 mortgage on a 25-year amortization. After the hike, TD Economics said it expects one more 0.25-point increase in early 2027. CIBC expects a hike in January 2027 and then a hold. The next decision is on 9 December 2026.

What do forecasters expect for Etobicoke in 2027?

No major forecaster publishes an Etobicoke-only forecast, so use the regional outlooks as a direction, not a price for your home.

  • CMHC (22 July 2026, Toronto census metropolitan area, baseline): MLS sales rising from 63,500 in 2026 to 71,500 in 2027, and the average price from $1,020,000 to $1,050,000.
  • CREA (16 October 2026, national): sales up 4.4% in 2027 and the average price up 1.2%, assuming limited Bank of Canada action.
  • Bank of Canada (28 October 2026): housing to remain relatively weak, with inflation averaging about 3% in 2027.
  • TRREB (4 November 2026): no 2027 number, but it said a Canada-U.S. trade deal and an end to the Middle East conflict could renew interest in buying as 2027 begins.

The CMHC and CREA numbers were published before the October hike. If rates rise again, a 2027 rebound could come later or be smaller.

What else could move Etobicoke home prices in 2027?

  • Line 6 Finch West. The TTC opened Line 6 on 7 December 2025. It runs 10.3 km from Finch West station on Line 1 to Humber College’s north campus near Highway 27, which gives north Etobicoke a direct rail link to the subway. I cover what it means for nearby buildings in my post on Line 6 and north Etobicoke condos.
  • Line 5 does not reach Etobicoke. Line 5 Eglinton opened on 8 February 2026 from Mount Dennis to Kennedy, so it does not change commutes inside Etobicoke itself.
  • Street changes. The Queensway is being redesigned with bike lanes. My post on The Queensway Complete Street explains what is planned and when.
  • More units per lot. Toronto has allowed up to four units on residential lots city-wide since May 2023. Owners of older bungalows on larger lots are the most likely to benefit.

Is 2027 a good time to buy in Etobicoke?

For condo buyers, yes, if your income is steady. Close to six months of supply and about 40 days on market mean you can compare units, negotiate, and ask for conditions. For house buyers, the picture is closer to balanced. Lakeshore and Stonegate-Queensway houses held their value in 2026, so do not expect deep discounts there.

If you are still deciding whether to buy at all, my framework in is now a good time to buy in Etobicoke walks through the questions to ask yourself first.

My take

This is my cautious view, not a forecast. I think Etobicoke houses in the south and middle of the area are closer to a floor than condos are, and I would not wait for big detached discounts in W06 or W07 in 2027. North Etobicoke and the condo market still have more room to move. If you are a condo buyer, take your time. If you are a house buyer and the right home appears, be ready with a pre-approval.

Is 2027 a good time to sell in Etobicoke?

It can be, if you price for 2026 sales, not 2024. A W08 detached seller is pricing against a median that fell 7.8% this year. A W10 condo seller is pricing against one that fell more than 20%. Buyers see every listing, and an overpriced home simply sits. For a current range, see what your Etobicoke home is worth.

Watch out

Etobicoke condo listings now take about 40 days to sell on average, and in W08 and W06 there are often several similar units for sale in the same building. If you must sell a condo by a set date in 2027, list earlier than you think you need to, and check the asking prices of every unit in your building before you set yours.

What to do next

  1. Find your district and home type in the tables above, then compare it with recent sales on your own street or in your own building.
  2. If you are buying near $1.5 million in W07 or W08, confirm your down payment covers 20% before you shop.
  3. Get a mortgage pre-approval with a rate hold before the 9 December 2026 Bank of Canada decision.
  4. If you are selling a condo, review competing listings in your building and plan for a longer sale.
  5. Check these numbers again in spring 2027 to see whether the forecast rise in sales is happening.

No major forecaster publishes an Etobicoke-only forecast for 2027. CMHC’s July 2026 baseline for the Toronto area sees sales up about 13% and the average price up about 3% in 2027. CREA expects national prices up 1.2%. Both were made before the Bank of Canada raised its rate to 2.50% in October 2026, so treat them as a best case.

How much is a condo in Etobicoke in 2026?

The median Etobicoke condo apartment sold for between $401,000 and $607,500 from January to October 2026, depending on the district. Is Etobicoke a buyer’s market right now?

Yes for condos, and close to balanced for houses. From January to October 2026, Etobicoke had close to six months of condo apartment supply and about four months of detached supply, based on TRREB MLS data via REALM. Condo apartments took about 39 days on average to sell, and detached homes about 25 days.

An Etobicoke detached house took about 25 days on average to sell from January to October 2026, up from about 19 days in 2024. W07 (Stonegate-Queensway) was fastest at 19 days and W10 slowest at 32 days, according to TRREB MLS data via REALM. Condo apartments took about 39 days.

Does Line 6 Finch West go to Etobicoke?

Yes. Line 6 Finch West opened on 7 December 2025 and runs 10.3 km along Finch Avenue West from Finch West station on Line 1 to Humber College’s north campus near Highway 27, in north Etobicoke. It has 18 stops. Line 5 Eglinton, which opened in February 2026, does not serve Etobicoke.

How much down payment do I need for a house in Etobicoke?

At Etobicoke’s 2026 detached medians, the minimum down payment ranges from about $62,000 to more than $300,000. A W10 house at $870,000 needs $62,000 (5% of the first $500,000 plus 10% of the rest). W07 and W08 medians are above $1.5 million, where insured mortgages are not allowed and buyers need at least 20% down.

Should I sell my Etobicoke home now or wait until 2027?

It depends on your home type and district. Etobicoke houses in W06 and W07 held their value in 2026, so waiting may not gain much. Condo apartments fell in four of five districts and face close to six months of supply. If you need to sell a condo in 2027, list early and price to 2026 sales.
