Line 6 Finch West and the North Etobicoke Subway Myth

Line 6 Finch West opened on 7 December 2025. It runs 11 kilometres with 18 stations between Finch West Station on Line 1 and Humber College, along the northern edge of Etobicoke. For a dozen condominium corporations in Rexdale and Mount Olive it is the first rapid transit any of them has ever had within walking distance.

It also settles an argument. Marketing copy in north Etobicoke has leaned on the word “subway” for decades. Measured properly, that claim has never been true anywhere in this part of the city — and it is now unnecessary, because there is a real one to make instead.

Method: corporation numbers and registration dates below come from condos.ca; where a second independent source confirmed a number, I have said so. Walking distances are measured on the pedestrian network using the OSRM foot profile, not straight lines. Where a source publishes a figure I could not stand behind, I have said what it was and why I did not use it.

First, the subway claim, measured

Every north Etobicoke condominium I measured is between 8.3 and 9.7 kilometres from the nearest subway station on the pedestrian network — 110 to 129 minutes on foot.

Two things about that are worth stating precisely:

  1. The nearest subway station is Finch West on Line 1, not Kipling on Line 2. Almost everyone assumes Kipling, because it is the station on the Etobicoke side. It is consistently farther — 10.8 to 13.9 km, 144 to 185 minutes on foot, from every building measured.
  2. There is no building in this area where a subway walk is under an hour and three quarters. This is not a marginal case. No honest description of any north Etobicoke condominium should use “walk to the subway.”

The Line 6 walk, building by building

Measured on the pedestrian network to the nearest Line 6 stop:

  • 60 Stevenson Road (YCC 27) — Stevenson station, 0.25 km, about 3 minutes. The stop carries the building’s own street name.
  • 3 Kendleton Drive (YCC 8) — Albion station, 0.28 km, about 4 minutes.
  • 2002–2018 Martin Grove Road (YCC 239) — Martin Grove station, 0.49 km, about 7 minutes.
  • 2028–2058 Martin Grove Road (YCC 280) — Albion station, 0.54 km, about 7 minutes.
  • 242–262 John Garland Boulevard (YCC 25) — Martin Grove station, 0.64 km, about 9 minutes.
  • 2068–2088 Martin Grove Road (YCC 1) — Albion station, 0.76 km, about 10 minutes.
  • 40 Panorama Court (YCC 506) — Mount Olive station, 0.77 km, about 10 minutes.
  • 436–464 Silverstone Drive (YCC 19) — Albion station, 0.87 km, about 12 minutes.
  • 39–47 Lexington Avenue (YCC 10) — Albion station, 0.95 km, about 13 minutes.
  • 415 Silverstone Drive (YCC 3) — Albion station, 0.97 km, about 13 minutes.
  • 1701 Albion Road / 431 Silverstone (YCC 2) — Albion station, 1.11 km, about 15 minutes.
  • 80 Esther Lorrie Drive (Cloud 9, TSCC 2527) — Mount Olive station, 1.59 km, about 21 minutes.

Nine of those twelve are inside a fifteen-minute walk. Two are inside four minutes.

It is light rail, not a subway — and that difference is worth being straight about

Line 6 is an LRT. Much of it runs in a dedicated right-of-way in the middle of Finch Avenue West, with stops at street level rather than underground stations. That has real implications a buyer should hear before they hear the walk time:

  • Journey times are not subway journey times. You are riding to Finch West Station and transferring to Line 1 for anything downtown.
  • Street-level stops mean weather exposure and traffic-signal interaction in a way a subway platform does not.
  • It is nonetheless fixed, frequent rapid transit on a dedicated right-of-way, which is a different category from a bus, and it is not going anywhere.

The reason to be precise about this is simple: a buyer who is told “subway” and arrives at a street-level LRT stop has been misled, even if the walk time was accurate. A buyer who is told “a three-minute walk to Line 6, which connects to the subway at Finch West” has been told the truth, and it is a good truth.

What about GO?

For every building in this group, Etobicoke North GO is the nearest GO station — 2.8 to 5.9 km, 37 to 78 minutes on foot. Malton GO is farther in every case, including for the westernmost buildings. GO remains a drive-or-bus proposition in north Etobicoke; Line 6 is the one that changed the walking map.

What this means for values, honestly

I am not going to tell you what Line 6 will do to prices in these corporations, because I do not know and neither does anyone quoting a percentage at you. What I can say is narrower and verifiable: as of December 2025 the walk-to-rapid-transit figure for roughly a dozen north Etobicoke condominium corporations changed from about two hours to under fifteen minutes. That is a real change in the underlying facts of these buildings, and it is the first one in fifty years.

The corporations affected are mostly the 1968–1980 townhouse and tower stock along Albion Road, Silverstone Drive, Martin Grove Road and John Garland Boulevard — among the lowest price levels in Etobicoke. Both of those things are now true at once.
