By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 10 min read — Caledon prices fell again in 2026. Here are the real numbers by home type, Bolton’s latest quarter, and what 2027 may bring.

Short answer

Caledon prices fell again in 2026. The median detached home sold for $1,180,000 from January to October, down 7.3% from 2025 and 11.3% from 2024, in TRREB MLS data via REALM. Homes took 40 days to sell. With rates rising, my own view is that 2027 starts as a slow, buyer-friendly market.

This guide is for anyone buying, selling or owning a home in Caledon, including Bolton, who wants real numbers before planning a 2027 move. You get three years of TRREB MLS data by home type, a closer look at Bolton, what the October 2026 rate hike changes, and my own cautious view, clearly labelled.

What are home prices in Caledon in 2026?

Caledon prices fell for the second year in a row. The median detached home sold for $1,180,000 from January to October 2026. That is 7.3% less than the same months of 2025 and 11.3% less than 2024. Semis and freehold townhouses dropped by similar amounts. A median is the middle sale: half of homes sold for more and half for less.

Home type Median 2024 Median 2025 Median 2026 2026 vs 2025 2026 vs 2024
Detached $1,330,000 $1,272,500 $1,180,000 -7.3% -11.3%
Semi-detached $970,000 $920,000 $865,000 -6.0% -10.8%
Freehold townhouse $925,000 $874,500 $799,995 -8.5% -13.5%
Condo townhouse* $888,750 $710,100 $589,990 -16.9% -33.6%
Condo apartment* $780,000 $568,000 $756,250 +33.1% -3.0%

Source: TRREB MLS data via REALM, January–October of each year (median sold price, year to date). *Fewer than 20 condo sales a year, so treat those rows as rough.

Caledon is mostly a detached-home market. Detached houses made up 447 of the 625 sales in the table. Condo apartments are rare here, with only 4 sales in ten months, so a single sale can swing that median a lot.

TRREB’s MLS Home Price Index tells the same story another way. It tracks a “typical” home rather than the actual mix that sold. Caledon’s benchmark for a single-family detached home was $1,154,500 in October 2026, down 8.08% from a year earlier.

How many homes are selling in Caledon, and how fast?

Sales are steady but slow. Detached sales rose 5.4% in 2026 after a big drop in 2025, but homes are taking longer to sell every year. The average detached home took 40 days in 2026, up from 30 days in 2024.

Home type Sales 2024 / 2025 / 2026 Avg days on market 2024 / 2025 / 2026 Active listings end of Oct 2024 / 2025 / 2026

Here is a simple way to read this. Caledon sold about 45 detached homes a month in 2026, and 341 were for sale at the end of October. By my own arithmetic, that is about 7.6 months of supply. Brampton, next door, had about 4.2 months. More supply means buyers have more choice and more time to negotiate.

TRREB’s own October 2026 report points the same way. Caledon had 632 sales of all home types from January to October, and homes sold for 96% of the asking price on average. Its months of inventory, at 6.5, was the highest of the three Peel municipalities.

What is the Bolton real estate market like right now?

Bolton is one of the busiest parts of Caledon’s market. TRREB splits it into three communities: Bolton East, Bolton North and Bolton West. Together they had 90 of Caledon’s 237 sales in the second quarter of 2026 (April to June). The rest were spread across Caledon East, Caledon Village, Palgrave, Inglewood, Alton, Cheltenham, Mono Mills and the rural areas.

Community Sales, Q2 2026 Median price Avg days on market
Bolton East 39 $927,500 30
Bolton North 27 $1,102,000 23
Bolton West 24 $945,000 31
Caledon East 35 $1,260,000 35
Palgrave 9 $2,385,000 28
Rural Caledon 91 $1,060,000 40

Source: TRREB Community Housing Market Report, Caledon, Q2 2026 (all home types combined, April–June 2026 only). Small samples; one quarter is not a trend.

Two of the three Bolton communities had medians below $1 million, while Caledon East and the rural areas sat higher. Palgrave’s median was far above the rest, but on only nine sales. These figures mix all home types, so a quarter with more townhouse sales will show a lower median. Treat them as a snapshot, not a value for your street.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. How does Caledon compare with nearby towns?

Caledon sits in the middle on price. It is more expensive than Brampton, Milton and Halton Hills, but well below Vaughan and King. What stands out is how slowly detached homes are selling compared with the busier cities to the south.

Municipality Detached median 2026 vs 2025 Detached sales Avg days on market Months of supply (my estimate)
Caledon $1,180,000 -7.3% 447 40 7.6
Brampton $950,000 -8.9% 2,280 30 4.2
Halton Hills $1,000,000 -8.3% 389 29 5.1
Milton $1,130,000 -6.6% 583 32 4.6
Vaughan $1,415,000 -5.0% 1,193 30 4.6
King $1,850,000 -9.1% 150 47 12.9

Source: TRREB MLS data via REALM, January–October 2026 vs the same period of 2025. Months of supply is my own estimate: active listings at the end of October divided by the average monthly sales in 2026.

If you are weighing Caledon against its biggest neighbour, my post on Caledon vs Brampton in 2027 compares tax rates, commutes and home types side by side. Caledon’s 2026 total residential tax rate is 0.982207%, compared with 1.253381% in Brampton, according to the Region of Peel. Your tax bill uses your MPAC assessed value, not your purchase price.

How will the October 2026 rate hike affect Caledon?

On 28 October 2026, the Bank of Canada raised its policy rate by 0.25 points to 2.50%. It was the first increase in more than three years. The Bank said it acted to stop high energy prices from spreading into other prices. It also said a further increase could be needed and that it expects housing activity to stay relatively weak. The next decision is on 9 December 2026.

The big banks raised their prime rate from 4.45% to 4.70%, so variable-rate mortgages and lines of credit went up right away. This matters more in Caledon than in many places. The typical detached home costs well over $1 million, so buyers carry large mortgages. At the $1,180,000 median, the minimum down payment is $93,000: 5% of the first $500,000 plus 10% of the rest. Ontario land transfer tax on that price is about $20,075, by my own arithmetic.

What could change the Caledon housing market in 2027?

  • Growth. The Town says its new Official Plan, approved by the Province in 2025, plans for Caledon to grow from close to 80,000 people today to 300,000 by 2051. Caledon has also pledged 13,000 new homes by 2031. Much of that new supply will compete with resale homes.
  • Highway 413. The 2026 Ontario Budget says construction has started on this 52-kilometre highway between Highway 400 and the 401/407 interchange, built in sections. It is planned to link Halton, Peel and York regions. The budget gives no opening date for the full route.
  • GO rail. Caledon has no GO train station today. In 2021 the Province set aside land at Humber Station Road and King Street in Bolton for a future GO rail site. No opening date has been announced.
  • HST relief on new homes. Enhanced Ontario and federal relief of up to $130,000 applies to eligible new homes, for any qualifying buyer, on agreements signed after 31 March 2026 and before 1 April 2027. My guide to the enhanced new housing rebate in Caledon and Brampton explains who qualifies.
  • Development charges. These fees are built into new-home prices and differ across the Caledon–Brampton line. See development charges on the Mayfield corridor.

I could not find a published forecast for Caledon alone. TRREB’s president said in November 2026 that a trade deal and calmer energy prices could renew interest in buying as the region moves into 2027. That is a hope, not a forecast.

Is 2027 a good time to buy in Caledon?

For a buyer with a stable job, Caledon in late 2026 offers more choice and better prices than at any point in the last three years. The detached median is about $150,000 below 2024. Sellers are waiting about 40 days on average, which gives you time to compare homes and ask for conditions such as financing and a home inspection.

Two cautions. First, a lower price does not always mean a lower payment, because rates are rising. Get a pre-approval with a rate hold before you shop. Second, many Caledon homes outside the towns run on a private well and septic system. Budget for water testing and a septic inspection as part of your conditions.

My take

This is my cautious view, and only my view. Caledon’s detached market has more supply than its neighbours, so buyers have room to negotiate in early 2027. I would not count on a quick rebound while rates are rising, but I also would not wait for a much bigger drop. If you find a home that fits your family for the next five years, a slow market is usually a good time to buy it.

Is 2027 a good time to sell in Caledon?

It can be, if you price for today and not for 2024. With about 7.6 months of detached supply, buyers can see many homes like yours. A house priced above recent sales will usually sit, and the longer it sits, the more buyers wonder why. Price against 2026 sales nearby, make the home easy to show, and plan for a longer sale than you would need in Brampton or Milton.

If you also plan to buy, the price drop works both ways. What you give up on your sale, you often get back on your next home. If you need help choosing someone to sell with, my guide on how to choose a realtor in Caledon lists the questions to ask.

Watch out

Caledon detached homes took 40 days to sell on average in 2026, and October listings outnumbered monthly sales by a wide margin. If you buy your next home firm before your Caledon house is sold, you could end up carrying two homes. Unless you can afford both, make your purchase conditional on your sale, or sell first.

What to do next

  1. Find the median for your home type in the tables above, then compare it with recent sales on your own street or rural road.
  2. If you are buying, get a pre-approval with a rate hold before the Bank of Canada decision on 9 December 2026.
  3. If you are looking at a new build, check whether you can sign before 1 April 2027 to qualify for the enhanced HST relief.
  4. If you are selling, price against 2026 sales and the homes you will compete with, not 2024 prices.
  5. Read the wider GTA housing market forecast for 2027 to see how Caledon fits the bigger picture.

Frequently asked questions

What is the Caledon housing market forecast for 2027?

No published forecast covers Caledon alone as of November 2026. Caledon’s detached median fell 7.3% to $1,180,000 in January to October 2026, based on TRREB MLS data via REALM, and supply is high. The Bank of Canada raised rates in October 2026 and expects housing to stay relatively weak, so a fast rebound in 2027 looks unlikely.

Are house prices dropping in Caledon?

Yes. The median detached home in Caledon sold for $1,180,000 from January to October 2026, down 7.3% from 2025 and 11.3% from 2024, based on TRREB MLS data via REALM. Semis fell 6.0% and freehold townhouses 8.5%. TRREB’s detached benchmark price for Caledon was down 8.08% year over year in October 2026.

What is the average house price in Caledon in 2026?

TRREB reported an average price of $1,142,502 across all home types in Caledon from January to October 2026, with a median of $1,022,500. For detached homes only, the median was $1,180,000 in TRREB MLS data via REALM. Averages run higher than medians because a few large estate sales pull them up.

How much is a house in Bolton, Ontario?

In the second quarter of 2026, the median sale across all home types was $927,500 in Bolton East, $1,102,000 in Bolton North and $945,000 in Bolton West, according to TRREB’s Caledon community report. Those three communities had 90 sales in April to June 2026. One quarter is a small sample, so check recent sales for your exact street.

How long does it take to sell a house in Caledon?

A detached house in Caledon took 40 days on average to sell from January to October 2026, up from 32 days in 2025 and 30 days in 2024, based on TRREB MLS data via REALM. That is slower than Brampton and Milton. Homes priced in line with recent sales usually sell faster than the average.

Is Caledon a buyer’s market in 2026?

For detached homes, Caledon leans toward buyers in late 2026. By my estimate there were about 7.6 months of detached supply at the end of October 2026, compared with about 4.2 months in Brampton. TRREB also showed Caledon homes selling for 96% of asking price on average from January to October 2026.

Does Caledon have a GO train station?

No. Caledon has no GO train station as of November 2026. In 2021 the Province of Ontario set aside land at Humber Station Road and King Street in Bolton for a future Caledon GO rail site, but no opening date has been announced. Highway 413, which the Province says is now under construction, is planned to link Halton, Peel and York regions.

What is the property tax rate in Caledon for 2026?

Caledon’s 2026 total residential property tax rate is 0.982207%, according to the Region of Peel. That is lower than Brampton’s 1.253381% and Mississauga’s 1.087901%. Your actual bill is the rate multiplied by your MPAC assessed value, which is usually well below today’s market price.

How much down payment do I need for a house in Caledon?

At Caledon’s 2026 median detached price of $1,180,000, the minimum down payment is $93,000. That is 5% of the first $500,000 plus 10% of the remaining $680,000. A freehold townhouse at the $799,995 median needs about $55,000. Below 20% down, mortgage default insurance is added to the loan.
