Oakville’s 2026 final residential property tax rate is 0.850960% of your MPAC assessment. The Town’s own example, a home assessed at $800,000, pays about $6,808 a year. The 2027 rate should be set in spring 2027. Oakville bills come in four instalments, on or about February 25, April 25, June 25 and September 25.
This guide is for Oakville homeowners and buyers who want plain answers on property tax: the 2026 rate and where it goes, what typical homes pay, the four due dates to expect in 2027, and how to pay without interest charges. The numbers come from the Town of Oakville, MPAC and TRREB sales data.
What is the Oakville property tax rate for 2026?
The 2026 final residential tax rate in Oakville is 0.850960%. It combines the Town’s rate, three Halton Region rates and the provincial education rate:
| Part of the bill | 2026 residential rate |
|---|---|
| Town of Oakville | 0.364585% |
| Halton Region: waste management | 0.020549% |
| Halton Region: police services | 0.138835% |
| Halton Region: general | 0.173991% |
| Halton Region subtotal | 0.333375% |
| Education (set by the Province) | 0.153000% |
| Total | 0.850960% |

The Town puts the split simply. Of every dollar of property tax, about 44 cents goes to Town services, 38 cents to Halton Region and 18 cents to education. The Town’s own rate page shows the math: each $100,000 of residential assessment pays $850.96 a year.
What is the average property tax bill in Oakville?
When it adopted the 2026 budget, the Town used a home assessed at $800,000 as its example. That home pays about $6,807.68 in 2026, or about $567 a month. Here are other assessment levels at the same rate:
| MPAC assessment | 2026 tax per year | Per month |
|---|---|---|
| $600,000 | $5,106 | $425 |
| $800,000 | $6,808 | $567 |
| $1,000,000 | $8,510 | $709 |
| $1,200,000 | $10,212 | $851 |
| $1,500,000 | $12,764 | $1,064 |
Source: Town of Oakville 2026 budget release ($800,000 example) and my calculations at 0.850960%, rounded.
The $800,000 figure is the Town’s example, not an official average. Your own bill depends on your assessment, which you can find on your MPAC notice or last tax bill.
How much did Oakville property tax go up in 2026?
Council adopted the 2026 budget with a 1.96% overall property tax increase, counting the Town, Halton Region and education together. The Town said that works out to about $16.33 more for every $100,000 of assessment, or about $130.64 more on an $800,000 home.
The Town also introduced a separate stormwater fee in 2026. It replaces stormwater costs that used to sit inside property taxes. So when you compare 2025 and 2026 bills, look at the stormwater charge as well as the tax line.
Why is my Oakville assessment lower than my home’s market value?
Your assessment comes from MPAC, the Municipal Property Assessment Corporation, and it is frozen in time. MPAC says 2026 assessments are still based on values as of January 1, 2016, because the Province postponed the 2020 reassessment. That is why a house that would sell for well above its assessment today still pays tax on the lower 2016-based figure.
Buying a resale home does not reset the assessment. MPAC changes it when the property changes, for example a new structure, an addition or a demolition. If MPAC has a fact about your home wrong, you can ask it for a free review. As of November 2026, I have not seen a provincial announcement of a new valuation date. My guide to Ontario’s 2016 assessments covers what a future reassessment could change.
What happens to property tax when you buy a home in Oakville?
Property tax follows the property. On closing, the lawyers adjust the year’s tax between you and the seller. If the seller already paid past the closing date, you repay those days. If the seller is behind, the shortfall comes off what you owe. My guide to property tax clauses and the tax holdback walks through how that works in an Ontario agreement.
After closing, the next bill may still show the seller’s name. Make sure the Town has you as the owner and your mailing address, set up your own payment method, and if your lender will pay the tax, give it your property tax account number and the next due date.

When are Oakville property taxes due in 2027?
Oakville sends two bills a year, each with two due dates. The Town says the dates fall on or about the same days every year:
| Bill | Issued | 2026 due dates | Usual pattern |
|---|---|---|---|
| Interim | End of January | February 25 and April 27, 2026 | On or about February 25 and April 25 |
| Final | End of May | June 25 and September 25, 2026 | On or about June 25 and September 25 |
Source: Town of Oakville, Tax Due Dates and Payments; Understanding Your Tax Bill.
The interim bill is the first half of the year’s taxes. Because the Town has not passed the new rate yet, it uses an interim rate that restates the previous year’s budget needs. The Town’s 2026 interim (notional) residential rate was 0.417316%. The final bill uses the new approved rate for the year and takes off what the interim bill already charged.
The exact 2027 dates will be printed on your bills. Interest is added on the first day of each month an instalment stays unpaid, so put all four dates in your calendar now.
When will Oakville set its 2027 tax rate?
Expect the 2027 final rate in spring 2027, before final bills go out at the end of May. Oakville adopted its 2026 budget in mid-December 2025, before the year began. The final rates still had to wait for Halton Region and the Province to set their parts, which is why final bills come at the end of May.
For a 2027 purchase, start with 0.850960% and leave room for an increase. On the Town’s $800,000 example, each extra 1% on the total bill adds about $68 a year.
How do I pay property tax in Oakville?
- Online banking. Add the Town as a payee. Depending on your bank, it shows as “Oakville”, “Oakville Taxes” or “Oakville Property Tax”. Use your property tax account number, not your roll number. It is at the top right of your bill.
- In person. Pay by debit at the ServiceOakville counter at Town Hall. Bring your latest bill. Cash is no longer accepted.
- By cheque. Mail cheques payable to the Town of Oakville, or use the drop box outside the main entrance of Town Hall. Post-dated cheques must match the due dates.
- Credit card through a third party. The Town lists outside payment services that take cards. They charge a convenience fee, and payments can take three to five business days to arrive.
The Town does not accept Interac e-Transfer payments sent to it directly.
Can I pay Oakville property tax monthly?
Yes. The Town’s Pre-Authorized Tax Payment Plan lets you pay in 4, 9 or 12 monthly instalments. Any tax bill can be paid this way. To join, your property must have been fully assessed for a year, meaning both the land and the building are on the roll. That rule matters for new homes, which often are not fully assessed at first.
The Town uses separate forms to change the bank account or cancel the plan. If you sell, cancel your plan so payments do not keep coming out after closing.
What happens if I pay Oakville property tax late?
Oakville charges 1.25% interest per month, applied on the first day of each month the tax is in default. That is 15% a year. The Town says late charges are set by law and cannot be waived. Filing an assessment appeal or not receiving a bill does not pause them either.
New homes and major renovations in Oakville can trigger supplementary and omitted bills. The Town says these can cover the current year and the past two years, and they arrive on their own dates outside the regular four instalments. If you are closing on a new build or finishing a large addition, set aside money for a catch-up bill so it does not land as a surprise.
Is there property tax help for seniors in Oakville?
Yes. The Town’s seniors’ property tax rebate is $500 for 2026, and the 2026 application with supporting documents is due by October 31, 2026. Halton Region runs an older adults property tax deferral, with 2026 applications due by September 30, 2026, and a separate deferral of yearly increases for low-income seniors and low-income people with disabilities. The Town says you can take part in only one of these programs. My GTA seniors tax relief guide compares programs across the region.
How do Oakville home prices compare with the tax you pay?
Oakville’s rate is in the middle of the GTA pack, lower than Peel and Durham cities and higher than Toronto, Markham and Richmond Hill. My GTA property tax comparison has the full list. Prices are among the highest in the region:
| Oakville home type | Median sold price, Jan to Oct 2026 | Change vs same period 2025 | Average days on market |
|---|---|---|---|
| Detached | $1,625,000 | -3.0% | 33 |
| Freehold townhouse | $1,005,000 | -7.8% | 31 |
| Semi-detached | $985,000 | -13.2% | 27 |
| Condo townhouse | $712,500 | -4.3% | 34 |
| Condo apartment | $528,000 | -6.0% | 45 |

In Oakville, the biggest tax surprises I see are on new builds and on homes that were heavily renovated, because the assessment catches up later. Before an offer, I ask for the seller’s last final bill and check whether any building permit work might still be added by MPAC. For owners, the 12-instalment plan is the simplest way to keep four large payments from hitting all at once.
What to do next
- Find your MPAC assessment and multiply it by 0.850960% for your 2026 base, then divide by 12.
- Add the four due dates to your calendar, and confirm the 2027 dates on your interim bill at the end of January.
- Find your property tax account number on your bill before you set up online banking.
- Check what your home would sell for today with my Oakville home value guide.
- Use the estimator on this page to plan your full carrying costs for 2027.

Oakville’s 2026 final residential property tax rate is 0.850960%. It includes the Town of Oakville rate (0.364585%), Halton Region’s waste, police and general rates (0.333375% combined) and the education rate (0.153%). Multiply your MPAC assessed value by 0.850960% to estimate your yearly tax. The 2027 rate will be set in spring 2027.
How much is property tax on a $1 million house in Oakville?
An Oakville home assessed at $1,000,000 pays about $8,510 in 2026 property tax, or about $709 a month. That uses the MPAC assessment, which is still based on January 1, 2016 values. A house selling for $1 million today will usually be assessed lower, so its actual bill is usually smaller.
When are Oakville property taxes due?
Oakville property tax is due in four instalments. In 2026 the interim instalments were due February 25 and April 27, and the final instalments were due June 25 and September 25. The Town says the dates fall on or about February 25, April 25, June 25 and September 25 each year, so expect a similar pattern in 2027.
How much did Oakville property taxes increase in 2026?
Oakville adopted a 1.96% overall property tax increase for 2026, covering the Town, Halton Region and education. The Town said that is about $16.33 more per $100,000 of assessment, or about $130.64 more on a home assessed at $800,000. A new stormwater fee also started in 2026, separate from the tax.
Does Oakville have a monthly property tax payment plan?
Yes. Oakville’s Pre-Authorized Tax Payment Plan lets owners pay property tax in 4, 9 or 12 monthly instalments taken from a bank account. To join, the property must have been fully assessed for one year, with both land and building on the roll. The application form explains the program details.
What account number do I use to pay Oakville property tax online?
Use your Oakville property tax account number, not your roll number. It is printed at the top right of your tax bill. In your online banking, add the payee as Oakville, Oakville Taxes or Oakville Property Tax, depending on your bank, then enter the account number and the amount.
What is the interest rate on late Oakville property taxes?
Oakville charges 1.25% interest per month on overdue property tax, applied on the first day of each month of default, which equals 15% a year. The Town says these charges are set by law and cannot be waived. Filing an assessment appeal does not stop interest from being charged.
Can I pay Oakville property tax with a credit card?
Not directly to the Town. Oakville lists third-party payment services that accept credit cards for property tax, but they add a convenience fee and payments can take three to five business days to reach the Town. The Town itself takes debit in person, online banking and cheques, and does not accept cash.
Is Oakville property tax higher than Mississauga?
No. Oakville’s 2026 residential rate of 0.850960% is lower than Mississauga’s 1.087901%. On an $800,000 assessment, that is about $6,808 a year in Oakville versus about $8,703 in Mississauga. Oakville homes tend to sell for more, so compare the actual assessments of the homes you are looking at.
