Meadowvale Brooks is a 45-home community of single-detached and semi-detached houses by Camcos Living, in the McLaughlin Road and Derry Road West area of Mississauga. The builder broke ground on 9 July 2026. No price list has been released, and no launch date has been publicly confirmed by anyone.

That last sentence is the whole reason this page exists. If you have already searched this project, you have seen four or five sites showing you an address, a deposit schedule and a floor plan list. Most of it does not hold up. This page separates what is actually confirmed from what is being republished without checking — and gives you the analysis nobody has done.

Camcos marketing materials and an affiliated brokerage site describe 32-foot and 38-foot single-detached lots and 20-foot semi-detached lots, with layouts up to 3,578 square feet, ravine lots, walk-out basements, and many lots backing onto protected green space. Treat these as builder-stated specifications rather than confirmed facts — they routinely change between pre-marketing and launch.


The address problem

Four listing sites — Homebaba, Condomonk, MyCondoPro and TalkCondo — publish the address “2636 Inlake Court, Mississauga, ON L5N 2A7.” They publish it as a byte-identical string, which means it is one syndicated feed appearing four times, not four independent confirmations.

It does not survive checking:

  • Three different postal codes appear across sources for that one street address.
  • The OpenStreetMap record behind the geocode (way 97184577) is an address interpolation line — the house number is computed along a range, not surveyed.
  • Mapped house numbers on Inlake Court run 2630, then 2688. There is no 2636.
  • Inlake Court is a built-out residential cul-de-sac with existing homes currently listed for resale. Forty-five new lots cannot go there.

Meanwhile the Camcos-affiliated brokerage site places the community “just off McLaughlin and Derry Road” — roughly eight kilometres east of Inlake Court.

I also searched every layer of the City of Mississauga’s live development applications map — subdivision, site plan, rezoning, condominium and recently approved — for “Camcos,” “Inlake” and “Meadowvale Brooks.” Nothing. The dataset is current; it contains 2026 file numbers.

What that means for you: until Camcos confirms a municipal address, treat every published address for this project as unverified. I have asked. When I have it in writing, this page gets updated the same day.

What the listing sites get wrong

This is not nitpicking. These errors tell you the data was never checked by a person:

  • Homebaba and Condomonk both list the unit types as “1 Bedroom + Den, 2 Bedroom, 2 Bedroom + Den, 3 Bedroom.” Those are condominium suite types. This is a detached and semi-detached house project.
  • Homebaba publishes a deposit schedule ending in “5% at occupancy.” Freehold homes do not have an occupancy period. They have a closing. The instalment described cannot exist.
  • TalkCondo shows $0/sq.ft. VIP Condos Toronto shows storeys: 0.
  • One brokerage site lists “fitness center, rooftop terrace, infinity pool” — for 45 freehold houses.
  • Bedroom counts contradict between sources: five on one, seven on another.

The cause is straightforward: these are condominium listing platforms running freehold projects through condo templates. It is worth knowing before you rely on any figure you find on one.

Before you register anywhere

I check every GTA low-rise launch against the builder’s own material and the municipality’s planning file. A lot of them do not survive the check — one was a court-appointed receiver’s name for a project whose 329 existing buyers were having their agreements repriced or terminated — and most of the rest publish nothing a buyer could actually verify.

What should these homes cost?

Nobody has published a price, including me — anybody showing you a “starting from” number for Meadowvale Brooks is guessing. What I can do is benchmark it against real market data.

Mississauga, July 2026 (TRREB Market Watch):

The trend that actually matters. The MLS Home Price Index benchmark strips out the mix distortion that makes average prices misleading. Mississauga’s single-family detached benchmark:

Down 20.7% in three years. Three consecutive years of five-to-seven percent annual declines.

And here is the number no other page covering this project has put together. The GTA benchmark price for a new single-family home in June 2026 was $1,275,458, down 15.5% year over year (BILD/Altus Group). Mississauga’s resale detached benchmark in July 2026 was $1,271,200.

The new-build premium over resale has effectively closed. That is a meaningfully different buying environment than the one most people still have in their heads.

Two dates that matter more than the launch date

1. The freehold cooling-off period starts 1 January 2027.

Right now, there is no statutory cooling-off period on a freehold pre-construction purchase in Ontario. The familiar 10-day right comes from the Condominium Act, 1998 and applies to condominiums only. Sign a freehold agreement today and it binds you on signing, unless the builder grants a contractual right to rescind.

That changes. Section 53.2 of the New Home Construction Licensing Act, added in 2024, comes into force 1 January 2027 and creates a cooling-off period for freehold purchases.

If Meadowvale Brooks launches this fall, buyers will be signing under the old rules. Buyers signing the same home in January will not be. That is worth understanding before you sit down at the sales centre — and worth asking the builder, in writing, whether their agreement grants a rescission period voluntarily. Many do. It is not automatic.

What the January 2027 change means if you’re signing this fall

2. Peel Region’s 50% development charge grant terminates 13 November 2026.

Mississauga development charges currently run $139,019.54 per single or semi-detached unit and are indexed twice a year, on 1 February and 1 August. Peel Region has been granting a 50% reduction, and requires builders to insert a clause in the agreement of purchase and sale demonstrating the saving is passed to the buyer. That grant is scheduled to end 13 November 2026.

I am not going to tell you this makes September a now-or-never moment — that is the kind of thing you should be sceptical of. But it is a real, dated, sourced factor, and it is the sort of thing worth asking the builder about directly.

How much of your deposit is protected?

Less than most buyers assume.

Tarion’s freehold deposit protection is $60,000 for homes priced $600,000 or less, and 10% of the purchase price to a maximum of $100,000 for homes over $600,000 (O. Reg. 892, s. 6(1)(c)).

On a home in the range these are likely to sell in, with a typical builder deposit schedule, you could have $180,000 or more paid in against $100,000 of protection. Freehold deposits are also not subject to the statutory trust requirement that applies to condominium deposits.

There is also a step most buyers don’t know exists: you must register your purchase with Tarion within 45 days of signing (O. Reg. 892, s. 2.1, in force for agreements from 1 April 2026). Your builder doesn’t do this for you. Your agent doesn’t do it for you. You do.

The neighbourhood, honestly

Commuting. Meadowvale GO to Union Station is 50 minutes. But the Milton line runs weekday peak-direction only — roughly ten trains each way, morning eastbound and afternoon westbound, with no midday, evening or weekend train service. Frequency cannot increase without a third dedicated GO track that CP will not permit. GO bus route 21 covers the gaps all day, and the midday express matches the train at about 50 minutes. Highway 401 access is via Winston Churchill, Mississauga Road or Mavis; the 407 runs along the western and northern edges.

Schools — mixed, not premium. Plum Tree Park PS rates 8.3 out of 10, ranked #260 of 3,052 Ontario elementary schools. But Meadowvale Secondary School rates 6.1, below the Mississauga average of 6.8 and well behind Streetsville SS (7.9) and John Fraser SS (8.8). Several local elementary schools sit in the bottom half provincially. You can verify all of this in about thirty seconds, so there is no point in my dressing it up.

What’s genuinely good. The Meadowvale Community Centre reopened in September 2016 after a $37 million redevelopment — a 25-metre six-lane pool, a warm-water therapeutic pool, a double gym, three squash courts and an indoor walking track overlooking Lake Aquitaine. Meadowvale Town Centre is 394,200 square feet with Metro, Canadian Tire and GoodLife, and houses MiWay’s second-largest terminal. Meadowvale Conservation Area sits on the Credit River valley. Credit Valley Hospital and the Carlo Fidani Peel Regional Cancer Centre are nearby.

What’s coming. The local development pipeline is overwhelmingly apartment and employment: 1,246 units proposed at 5034–5080 Ninth Line, 141 units at 6344 Ninth Line, and an appealed 20-to-44-storey proposal at 5100 Erin Mills Parkway. Very little of it adds detached or semi-detached supply.

If you’re buying this as an investment

Read the rent data before you model anything. Every source shows Mississauga rents falling: Zumper’s August 2026 median is $2,342, down 2.4%, with three-bedroom units down 9% and four-plus-bedroom down 21%. Rentals.ca’s national report names Mississauga among markets posting annual declines above 7% across all property types.

A pro-forma built on 2023–24 rent assumptions will not hold. Against a July 2026 five-year posted rate of 6.09%, the carry on a freehold home at current rents is thin at best.

There is a real case for buying into this market and a real case against it, and I have written both out rather than picking the one that suits me.
