In August 2026 TRREB recorded 103 detached sales in Oakville at a median of $1,604,000 and an average of $1,787,896, with houses selling at 95 percent of list price after 41 days on average. Freehold townhouses had a median of $946,000 across 37 sales, and semi-detached houses $957,000 across only 9 sales. TRREB’s benchmark for a typical Oakville detached house was $1,586,700, down 3.32 percent from August 2025. With 511 detached houses for sale, Oakville had about 5.0 months of supply at August’s pace (my arithmetic), more than Halton’s 4.2, so buyers have choice and pricing matters. A typical house should be priced from the median and from recent sales on comparable lots, not from the average, which a handful of large lakeside homes pull up.

The 9 semi-detached sales are a very small sample, so treat that median as a rough marker, not a price; the detached and townhouse rows are more reliable.
The detached median is the number most Oakville owners want. Half of the 103 detached houses sold for less than $1,604,000 and half for more. The average is $183,896 higher (my arithmetic) because Oakville has a real luxury market: a few large lakeside and estate homes in one month lift the average without changing what a typical house sells for.

Oakville had the highest detached median in Halton, $304,000 above the regional figure and $434,000 above the City of Toronto median (my arithmetic). It was also the slowest detached market in Halton that month: 41 days on market against 30 in Milton and 33 in Burlington, and 95 percent of list price against 98 percent in Milton.

The HPI benchmark is TRREB’s model price for a “typical” home of each type in the area, not a sale price and not the median. Because it describes a typical home rather than whatever happened to sell that month, it is the fairer way to answer “are prices going down”.
Yes, modestly. The typical Oakville detached house was benchmarked 3.32 percent lower than a year earlier. By my arithmetic that puts the August 2025 benchmark at about $1,641,000, so roughly $54,000 has come off a typical detached house in twelve months. That is smaller than the 4.50 percent TRREB-wide fall. The attached benchmark fell further, 6.79 percent. The benchmark ($1,586,700) and the actual detached median ($1,604,000) were only $17,300 apart, which tells you the August median was a fair read of a typical house rather than a fluke of mix. How TRREB reports Oakville, and why your pocket matters
TRREB splits Toronto into lettered district codes, but it publishes no districts for Oakville: the Market Watch shows one town total. That total blends very different markets:
- South of the QEW: Old Oakville, Morrison, Eastlake, Bronte and Kerr Village. Larger and deeper lots, older houses, many rebuilt, and proximity to the lake and Lakeshore Road. This is where most of the high-end sales that lift the average happen.
- Glen Abbey, River Oaks, West Oak Trails, Iroquois Ridge, Joshua Creek and Clearview. Established subdivisions, mostly from the 1970s to the early 2000s, where detached houses compete on condition, lot and school catchment.
- North Oakville, above Dundas Street. Newer subdivisions with more freehold townhouses and newer detached homes on narrower lots, often competing with builder inventory.
The town median is a starting line, not your price.
What the numbers mean for your list price
Oakville detached houses were in a balanced-to-buyer-leaning market in August. There were 511 active detached listings against 103 sales, about 5.0 months of supply (my arithmetic), against 4.2 months across Halton and 3.0 in Burlington. About 48 percent of new detached listings found a buyer (103 sales against 216 new listings, my arithmetic), close to Halton’s 48 percent.
The 95 percent sale-to-list ratio counts only houses that sold, against their final list price, which is often a reduced one. Read it this way: buyers are negotiating, and overpriced houses sit. What moves your Oakville house above or below the median
- Lot frontage and depth. In south Oakville the lot is often worth more than the house; a wide, deep lot that can take a rebuild draws builders and end users. See how lot size and frontage drive value.
- Home type. The gap between the detached median ($1,604,000) and the semi and freehold townhouse medians (about $950,000) is the biggest single driver in the table.
- Street and sub-area. South of the QEW versus north of Dundas; a quiet crescent versus a collector road; walking distance to the lake or downtown.
- Schools. Many Oakville buyers shop by school catchment first. Know which schools your address feeds and say so in the listing.
- Transit and highways. Walking or short-drive access to Oakville GO or Bronte GO on the Lakeshore West line, and quick access to the QEW, Highway 403 and Highway 407.
- Basement. Finished, with good ceiling height, a separate entrance or a legal second unit, widens your buyer pool.
- Garage and parking. A double garage and a driveway that fits two or more cars are expected at this price level.
- Renovation level. An updated kitchen and bathrooms matter more here, where buyers compare against new builds in North Oakville.
- Age and big-ticket systems. Roof, windows, furnace and air conditioning, electrical panel and plumbing. Have dates and receipts ready.
The land transfer tax point
Oakville has no municipal land transfer tax. Toronto does. At Oakville’s $1,604,000 detached median, a buyer pays $28,555 in Ontario land transfer tax. The same purchase in Toronto would add a matching $28,555 municipal tax, $57,110 in total (my arithmetic from the published brackets, before first-time buyer refunds of up to $4,000 in Ontario and up to $4,475 in Toronto). Mississauga, Burlington and Milton have no municipal tax either.
