Short answer

In August 2026 TRREB recorded 82 detached house sales in Whitby at a median of $940,000 and 97 in Oshawa at a median of $699,999. Whitby detached houses sold at 98 percent of list price after 30 days on average; Oshawa houses at 99 percent after 28 days. Freehold townhouses had a median of $740,000 in Whitby (21 sales) and $630,975 in Oshawa (8 sales); semis were $830,000 and $592,500 on small samples. TRREB’s MLS® Home Price Index benchmark for a typical detached house was $986,000 in Whitby, down 4.68 percent from August 2025, and $756,500 in Oshawa, down 5.55 percent. Prices are lower than a year ago in both. Whitby detached supply was tight at about 3.0 months (my arithmetic). Whitby’s semi median ($830,000) sits well above its semi average ($748,214), a sign of how much a few sales can move a small sample.

The two towns are different price points. Whitby’s detached median was $80,000 above Durham Region’s; Oshawa’s was $160,001 below it (my arithmetic). Oshawa had the most detached sales of any Durham municipality in August, and remains one of the lower-priced places in the TRREB area to buy a detached house.

Are Whitby and Oshawa house prices going down? The benchmark

The monthly median depends on which houses sold. The MLS® Home Price Index benchmark is steadier: it is TRREB’s model price for a “typical” home with set features, not an actual sale.

Yes, prices are lower than a year ago in both towns, and slightly more so than across Durham Region. Oshawa’s detached benchmark fell 5.55 percent and its attached benchmark 6.17 percent; Whitby’s detached fell 4.68 percent and attached 3.59 percent. What the numbers mean for your list price

  • Months of inventory. Whitby had 246 detached houses for sale against 82 sales, about 3.0 months of supply; Oshawa had 425 against 97, about 4.4 months (my arithmetic: active listings divided by sales). Durham Region was at about 4.3 months and all TRREB areas at about 4.7.
  • Sales to new listings. About 47 percent of new detached listings sold in Whitby and about 36 percent in Oshawa (my arithmetic), against about 40 percent across Durham.
  • Sale to list and days on market. Whitby detached houses sold at 98 percent of list after 30 days; Oshawa at 99 percent after 28 days.
  • Townhouses. Whitby had about 3.7 months of freehold town supply. Oshawa had 60 active town listings against 8 sales, about 7.5 months, but 8 sales is too few to read much into.

In plain terms: Whitby detached was on the firm side of balanced, and Oshawa detached was balanced, with more listings for buyers to choose from. In both, houses priced from current comparables sold close to asking. The sale-to-list ratio only counts houses that sold, against their final, often reduced, list price.

Whitby’s detached average was $70,663 above its median, and Oshawa’s only $15,832 (my arithmetic). Oshawa’s detached sales were tightly bunched around the middle; Whitby had more high-priced sales pulling its average up. For a typical house, anchor to the median. How TRREB reports Whitby and Oshawa

TRREB has no lettered districts in Durham Region, so each town is one row that blends several markets:

  • Brooklin. North Whitby’s village and the newer subdivisions around it, with many newer detached houses and freehold towns.
  • Central and south Whitby. Downtown Whitby, Port Whitby near the harbour and Whitby GO, and established neighbourhoods such as Williamsburg, Pringle Creek and Rolling Acres.
  • North Oshawa. Newer neighbourhoods such as Windfields, Kedron and Taunton, near Ontario Tech University and Durham College, with newer detached houses and towns.
  • Central and south Oshawa. Older, established neighbourhoods such as O’Neill, McLaughlin and the streets toward Lakeview and the waterfront, where many houses are older and renovation level varies widely.

The monthly Market Watch publishes no community rows for either town, so none is quoted here.

What moves your house above or below the median

  • Lot frontage and depth. Older neighbourhoods in both towns often have deeper lots than newer subdivisions. A larger lot, a pie lot or a ravine backing puts a house above same-size houses on standard lots. See how lot size and frontage change value.
  • Detached, semi or townhouse. Detached medians were $940,000 in Whitby and $699,999 in Oshawa; freehold towns $740,000 and $630,975. Semi medians rest on small samples.
  • Basement. A finished basement helps; a separate entrance helps more. Near the college and university in north Oshawa, buyers often ask about rental potential, and a second unit that has been permitted and inspected by the city is worth more to more buyers than an unapproved one.
  • Garage and parking. A garage and a driveway for two or more cars matter to commuting households.
  • Renovation level. In central Oshawa especially, updated houses and unrenovated houses on the same street can sell far apart. Buyers price in every dated kitchen, bathroom and window.
  • Street and sub-area. A quiet crescent is not the same as backing onto Highway 401, Taunton Road or a busy arterial road.
  • Schools. Families check school boundaries first. Confirm the current boundary for your address with the school board.
  • Transit and highways. Distance to Whitby GO or Oshawa GO on the Lakeshore East line, and quick access to Highway 401, Highway 407 and Highway 412, widen your buyer pool among Toronto commuters.
  • Age and big-ticket systems. Roof, windows, furnace and air conditioning, electrical panel (older houses may still have fuses or older wiring that insurers ask about) and plumbing. Replaced systems with receipts support your price.

No published source gives a reliable dollar value for each of these in Whitby or Oshawa, so I do not quote one; comparable sales measure them. Before spending on upgrades, test them in the renovation ROI calculator.

The land transfer tax point

Durham Region has no municipal land transfer tax, so Whitby and Oshawa buyers pay only the Ontario tax. At Whitby’s $940,000 detached median, that is $15,275; at Oshawa’s $699,999 median, about $10,475. The same purchases in the City of Toronto would cost $30,550 and about $20,950, because Toronto adds a matching municipal tax (my arithmetic from the published brackets, before first-time buyer refunds of up to $4,000 provincially and up to $4,475 in Toronto).

How to get an accurate number for your house

The median is a starting line, and your property tax assessment is not your price: MPAC assessments for 2026 taxes are still based on 1 January 2016 values.
