In August 2026 TRREB recorded 155 detached house sales across Scarborough’s eight districts (E04 to E11). District medians ran from $867,500 in E10 (West Hill, Highland Creek) to $1,220,000 in E05 (L’Amoreaux, Tam O’Shanter-Sullivan); by my arithmetic the 155 sales averaged $1,008,404. Houses sold at about 99 percent of their list price in roughly 29 days, and 586 were for sale, about 3.8 months of supply against 4.4 months across the City of Toronto. Yet TRREB’s detached benchmark fell year over year in every Scarborough district, by 5.67 to 9.75 percent. Semis (19 sales) averaged $833,737 and freehold townhouses (12 sales) $784,483. In short: a typical Scarborough detached house is a high-$800,000s to low-$1,000,000s house, and your district and lot decide where you sit.

TRREB does not publish a single Scarborough figure, so the Scarborough column is my arithmetic from the eight district rows: total dollar volume divided by total sales for the average, and sale-to-list and days on market weighted by each district’s sales. Scarborough made up 155 of Toronto East’s 194 detached sales, about 80 percent (my arithmetic), so the Toronto East median of $950,000 is largely a Scarborough number. The 19 semi and 12 townhouse sales are small samples.

Months of inventory is my arithmetic: active listings divided by August sales. E06 (14 sales) and E11 (13) are under about 15 sales, so their medians can swing a lot from month to month.
Scarborough is tighter than its reputation. The north, E05 and E07, was the firmest part of the city’s east side: 72 and 77 percent of new detached listings sold (my arithmetic), at 101 to 102 percent of list price, with 2.6 months of supply or less. E05 houses averaged 17 days on market. The south and east were slower: E08 had 6.9 months of supply and 45 days on market, and E10 had 41 days.
E08 also shows why the median matters. Its average was $1,193,200 against a $920,000 median, a gap of $273,200 (my arithmetic). A few expensive sales pulled the average up; the Bluffs-side streets of Cliffcrest and Guildwood are where those larger lots and houses sit. For a typical E08 house, anchor to the median.

The benchmark is TRREB’s MLS® Home Price Index model price for a “typical” home in each district, not a sale.
Against August 2025, every Scarborough district’s detached benchmark was lower, and every one fell faster than the City of Toronto’s 4.33 percent. E04 (down 9.75 percent) and E08 (down 9.13 percent) fell most. That looks like a contradiction with houses selling at 99 percent of list in a month, but it is not. The year-over-year figure says prices reset lower. The sale-to-list figure says sellers who priced to the new level sold close to asking. The sellers still pricing to 2025 are the ones sitting. What the numbers mean for your list price
Across Scarborough, 155 of 310 new detached listings sold, a sales-to-new-listings ratio of 50 percent (my arithmetic), against 47 percent for the City of Toronto and 43 percent across TRREB. With 3.8 months of supply against the City’s 4.4, a Scarborough house priced right is in a balanced-to-firm market.
- In E05, E07 and E11, price at the market, not under it. With under three months of supply, a realistic price can attract more than one buyer. A deliberate underprice is a strategy to discuss, not a default.
- In E06, E08 and E10, price precisely. Sale-to-list of 96 to 99 percent and 39 to 45 days on market mean buyers are comparing. An overpriced house in these districts goes stale.
- Use the district median, not the Toronto median. The City’s $1,170,000 is above every Scarborough district median except E05’s.

What moves your Scarborough house above or below the median
- Lot frontage and depth. Much of Scarborough is post-war bungalows and back-splits on generous suburban lots. A wide, deep lot supports an addition, a rebuild or a garden suite, and buyers pay for that option. See how lot size and frontage affect value.
- The basement. A separate-entrance basement apartment is common in Scarborough and draws investors and multi-generational families. A legal second unit with permits is worth more than one without, because lenders, insurers and buyers’ lawyers ask. If you are thinking about income use, read buying a duplex or triplex in Toronto.
- Detached or semi, garage and parking. The 19 semis averaged $833,737, below every district’s detached median. A private drive for two or more cars and a garage are expected.
- Street and sub-area. A quiet crescent beats a house facing Kingston Road, Lawrence, Sheppard or Finch traffic. Bluffs and ravine-edge lots in Cliffcrest, Guildwood, Highland Creek and the Rouge carry a premium, and more due diligence; see what to know about ravine lots.
- Schools. Families ask about catchments. Confirm your address with the school board rather than relying on a listing description.
- Transit. Line 2 ends at Kennedy, and the subway extension toward Sheppard and McCowan is under construction. GO stations on the Lakeshore East line (Eglinton, Guildwood, Rouge Hill) and the Stouffville line (Kennedy, Agincourt, Milliken), plus 401 access, matter to commuters.
- Age and big-ticket systems. A 1950s to 1970s house often has an older roof, windows, furnace, electrical panel and plumbing. Updated kitchens and bathrooms, and replacements with receipts, support your price; anything near the end of its life becomes an objection.
The land transfer tax point
A Scarborough buyer pays Ontario land transfer tax and Toronto’s municipal tax. Below $3,000,000 the Toronto tax uses the same brackets, so the total is double the provincial amount. A buyer across the border in Pickering pays only Ontario’s tax.

My arithmetic from the published brackets, before first-time buyer refunds (up to $4,000 from Ontario, up to $4,475 from Toronto). On a house around $1,000,000, a buyer choosing between east Scarborough and Pickering sees roughly $16,000 more tax on the Toronto side.
