Short answer

In August 2026 TRREB recorded 39 detached and 30 semi-detached sales across the East End’s three districts. Detached medians were $1,402,500 in E01 (Riverdale, Leslieville; only two sales), $1,700,500 in E02 (the Beaches; eight sales) and $1,120,000 in E03 (Danforth, East York; 29 sales). Semi medians were $1,075,000 in E01, $1,159,000 in E02 and $1,155,000 in E03, and semis sold at about 102 percent of list in roughly 16 days (my weighted arithmetic). TRREB’s detached benchmark, a model typical-house price, was $1,434,400 in E01, $1,602,400 in E02 and $1,173,200 in E03, down 3.76, 7.75 and 6.62 percent year over year. With samples this small, the benchmark and your street’s recent sales are better anchors than one month’s medians.

Toronto East is dominated by Scarborough (E04 to E11 made up 155 of its 194 detached sales), so its $950,000 median is not an East End number. Three townhouse sales cannot be priced from.

Months of inventory is my arithmetic: active listings divided by sales. Every East End row except E03 detached is under 15 sales. E01’s detached row is two houses; it cannot price a Leslieville or Riverdale house. E01 also had 16 new detached listings against those two sales, so its 9.5 months of supply is more a timing quirk than a trend.

The semi market is the one to watch. Semis made up 30 of the East End’s 69 detached and semi sales (my arithmetic), against 159 of 709 citywide. They sold faster and firmer than detached houses: E03 semis went for 104 percent of list in 11 days on average, and only 65 semis were for sale across the three districts, about 2.2 months of supply. A well-kept semi here is in a seller’s market.

E02, the Beaches, was tight for detached houses too: 14 for sale against eight sales, about 1.8 months, at 102 percent of list. Its $2,022,725 average sits well above the $1,700,500 median, a sign that a few large houses, likely nearer the lake, sold that month.

The benchmark is TRREB’s MLS® Home Price Index model price for a “typical” home in each district, not a sale.

Year over year, East End detached values were lower in all three districts. E01 held up best, down 3.76 percent, close to the city’s 4.33 percent. E02 (down 7.75 percent) and E03 (down 6.62 percent) fell faster. Yet August’s sales ran at 99 to 104 percent of list. Both are true: values reset lower over the year, and houses priced to the new level are selling close to or above asking. What the numbers mean for your list price

Across the three districts, 39 of 82 new detached listings sold, about 48 percent, and 30 of 65 new semi listings, about 46 percent (my arithmetic), roughly in line with the City of Toronto’s 47 percent for detached. Supply was the difference: about 3.4 months for detached and 2.2 months for semis, against 4.4 and 2.7 months citywide.

  • For a semi, price to the comparables and prepare well. With 11 to 20 days on market and sale-to-list above 100 percent, a clean, well-presented semi can draw competition.
  • For a detached house in E03, price precisely. 39 days on market means buyers took their time.
  • In E01 and E02, do not read one month. Two and eight sales are too few; use the benchmark and the last six months of sales on streets like yours.

What moves your East End house above or below the median

  • Lot frontage and depth. Riverdale, Leslieville and the Beaches are mostly narrow city lots; East York has more post-war bungalows and storey-and-a-halfs on wider lots that builders and renovators look at. A lane behind the lot may allow a laneway suite; see laneway suites in Toronto.
  • Detached or semi. Price a semi from semi sales; in August they sold faster than detached houses.
  • The basement. Ceiling height, a separate entrance and a legal second unit with permits all add value in older houses; an unpermitted apartment becomes a question for the buyer’s lawyer and insurer. See buying a duplex or triplex in Toronto.
  • Parking. Many streets have no driveway or a shared mutual drive. A private drive or a garage off the lane is a real premium; street-permit parking is a common objection.
  • Renovation level. A permitted, fully renovated house and an original one can sell far apart on the same street. Buyers pay for work done properly.
  • Street and sub-area. South of Queen in the Beaches, close to the park in Riverdale, or on a quiet street near the Danforth draws more buyers than a busy arterial or a rail-side lot.
  • Schools. Families ask about catchments and French immersion. Confirm your exact address with the school board.
  • Transit. Walking distance to Line 2 on the Danforth (Broadview to Main Street), the Queen streetcar, or Danforth GO on the Lakeshore East line matters to commuters. The Ontario Line is under construction through Leslieville and along Pape.
  • Age and big-ticket systems. Many East End houses are a century old. Knob-and-tube wiring, an older electrical service, galvanized or lead water pipes, and an aging roof, windows or furnace all come up at inspection; updates with receipts support your price.

The land transfer tax point

An East End buyer pays Ontario land transfer tax and Toronto’s municipal tax. Below $3,000,000 the Toronto tax uses the same brackets, so the total is double the provincial amount.

My arithmetic from the published brackets. A first-time buyer can claim refunds of up to $4,000 from Ontario and up to $4,475 from Toronto, which would bring the $35,950 on an E01 semi down to $27,475. TRREB’s August 2026 detached benchmark was down 3.76 percent in E01, 7.75 percent in E02 (the Beaches) and 6.62 percent in E03 (Danforth, East York), against 4.33 percent for the City of Toronto. Houses that sold in August still went for 99 to 104 percent of list, so priced-right houses are selling.

Is now a good time to sell my house in the East End?

For semis especially, supply was tight in August 2026: about 2.2 months of semi inventory and roughly 16 days on market, with sale-to-list above 100 percent. Detached supply was about 3.4 months. If your plans allow, a well-prepared house priced from recent sold comparables is in a good position.

How long does it take to sell a house in the Beaches?

In August 2026 detached houses in E02 (the Beaches, Woodbine Corridor) averaged 22 days on market on eight sales, and semis 20 days on nine sales. East York and the Danforth (E03) averaged 39 days for detached houses and 11 for semis. Allow for the closing period after that.
