Short answer

CG Tower is the fifth and final residential tower of Cortel Group’s Expo City in the Vaughan Metropolitan Centre, at Jane Street and Highway 7. Cortel and the City of Vaughan list it at 60 storeys and 551 units, designed by BDP Quadrangle with a brick-clad precast facade, and Cortel says it welcomed its first residents in October 2024. The CTBUH database lists it as Vaughan’s tallest building at 189.8 metres. TRREB publishes no building prices; across Vaughan in August 2026, condo apartments sold at a median of $525,000 and an average of $607,650, at 96 percent of list price, with about 6.8 months of supply. A suite here should be priced from CG Tower’s own resales and the newest VMC towers.

Source notes: Cortel, BDP and the City of Vaughan all describe a 60-storey tower; the Council on Tall Buildings and Urban Habitat (CTBUH) counts 59 floors above ground and four below, and dates completion to 2024, while BDP’s project page gives 2025. CTBUH uses 2900 Highway 7, the same project address UrbanToronto uses for Expo City; confirm your unit’s legal address on title.

Where it sits and what is nearby

CG Tower completes the Expo City community that Cortel began with the VMC’s first two condo towers. The City of Vaughan describes a podium overlooking Edgeley Pond and Park, and BDP says the building is oriented toward the park and within walking distance of the subway and rapid bus transit.

  • Neighbours. Expo City’s first two towers and the 39-storey Nord East and Nord West are next door.
  • Subway. Vaughan Metropolitan Centre Station has been the terminus of Line 1 since 17 December 2017.
  • Park. Edgeley Pond and Park is the City’s signature green space in this part of the VMC.
  • Highways. Highways 400 and 407 meet at the VMC, which keeps the tower practical for owners who drive.

BDP lists retail at grade, an art gallery, underground parking and green roof terraces among the building’s features, and says the brick-embedded precast panels let crews enclose a full floor in a day. The red brick is meant, in Cortel’s words, as an homage to the area’s suburban homes. What TRREB’s August 2026 numbers say (Vaughan, not CG Tower)

TRREB does not publish prices for single buildings, and it does not report the Vaughan Metropolitan Centre as its own area. The closest official numbers are for the City of Vaughan as a whole, one municipality inside York Region. Treat them as the market your unit competes in, not as a price for CG Tower.

These figures cover every condo apartment in the City of Vaughan, not one building and not only the VMC. One month of data is a snapshot, not a trend.

A tower that first welcomed residents in October 2024 has only a short resale record. Many of its suites were bought before construction, so an owner who wants to sell in 2026 is often competing with other first owners doing the same, as well as with new suites at Festival and Transit City 4 & 5. Vaughan’s 6.8 months of supply (my arithmetic) is the market-wide version of that point. A landmark address helps a listing get noticed; it does not let a suite ignore its comparables.

What moves a unit’s value in a tower like this

  • Height. In Vaughan’s tallest building, the top floors have views no other VMC tower can offer. That is a genuine premium, but it needs sales of high-floor suites to prove it.
  • Terraces. BDP designed cantilevered boxes that create large terraces. A suite with one of those terraces is a different product from a suite with a standard balcony; confirm its status in the declaration.
  • Outlook. Suites facing Edgeley Pond and Park versus suites facing Highway 7 or a neighbouring tower. See choosing condo exposure.
  • Layout. Price per usable square foot, whether the den has a door, and whether bedrooms are split.
  • Parking and locker. CTBUH lists 564 parking spaces for 551 apartments; whether your suite has one is still a value point.
  • First-year fees. Fees in a new building are set from the developer’s budget. See do high maintenance fees lower my condo value.

What to check in the status certificate and reserve fund study

Every resale condo in Ontario comes with the right to a status certificate. Under section 76 of the Condominium Act, the corporation must deliver it within 10 days of a request, and the fee is capped at $100, according to the Condominium Authority of Ontario. The corporation must also have a reserve fund study done at least every three years. These two documents tell a buyer more about the building than any listing.

  • The common expense fee for the unit, and whether any increase has been announced for the coming budget year.
  • The reserve fund balance and whether the corporation is following the funding plan from its latest study.
  • Special assessments, levied or planned. A special assessment that is already decided usually stays with the seller unless the offer says otherwise; check the wording with your lawyer.
  • Legal actions the corporation is part of, and any known deficiencies.
  • Rules and by-laws on short-term rentals, pets, move-in bookings and renovations.
  • The exact parking and locker units that go with the suite, and whether they are owned or exclusive-use common elements.

Because CG Tower is so new, ask the property manager whether the corporation has completed its first reserve fund study, and whether the current budget reflects actual running costs yet. Ask about any warranty or deficiency items the board is pursuing with the developer, and about any shared costs with the earlier Expo City towers.

Have your lawyer read the certificate before your condition date. I read the budget and the reserve fund pages myself because that is where surprises hide.

Selling or buying here: how to price a unit

  1. Any resales of the same layout in CG Tower, adjusted for floor and outlook.
  2. Assignment and first resales in other new VMC towers of similar size, especially Festival and Transit City 4 & 5.
  3. Nord East and Nord West, for the same developer and location, adjusted for age and height.
  4. Current listings in all of these, at the same size.
