Renters, Airbnb and elevators at Mytko Garden
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Mytko Garden?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Mytko Garden
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mytko Garden is a small, quiet corporation at the top end of Scarborough: 37 units at 3500 Brimley Road, registered in 1993, with parking and building insurance in the fee and visitor parking for guests. It rarely comes up for sale, and there is very little written about it online. That makes your own due diligence more important than usual, and I will walk you through it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Mytko Garden is a 37-unit low-rise condominium at 3500 Brimley Road in the Milliken neighbourhood of Scarborough, Toronto. It was built in 1993, and the condominium corporation is MTCC-1044, registered on 18 February 1993. Condos.ca lists Shiu Pong Management as the property manager and does not name the original builder. The fee covers common elements, building insurance and parking. Visitor parking is the only listed amenity.
Mytko Garden at a glance
A small 1993 corporation in north Milliken
MTCC-1044 was registered in February 1993, at the tail end of the late-1980s and early-1990s building cycle in north Scarborough. At 37 units, it is a small corporation, and condos.ca classifies it as a low-rise condo.
The name and the size suggest a garden-style complex rather than a tower, and the listed amenities, visitor parking and nothing else, fit that picture. I could not find floor plans, a builder name or architectural details from a reliable source, so treat any marketing description you are handed with some care until you have seen the home and the declaration yourself.
Because so little is published, start every viewing with basic questions: how many levels the home has, how big it is, whether it has a basement or a private outdoor space, and what exactly the owner is responsible for maintaining. In low-rise and townhouse-style corporations, the declaration often splits responsibility for windows, doors, decks and roofs differently from an apartment building.
Small corporations like this have a clear upside: fewer owners, simpler governance and lower overhead. The downside is that big repairs are split 37 ways, so the reserve fund has to carry real weight.
What the fee covers
Condos.ca lists common elements, building insurance and parking as included in the fee. Heat, hydro and water are not on that list, so plan on paying those yourself unless the status certificate says otherwise.
Parking in the fee is worth noting. In many newer buildings, a parking space is a separate purchase or a monthly charge, so having it bundled here makes the monthly cost easier to predict. Confirm whether your unit comes with one space or more, whether it is owned or exclusive-use, and whether extra spaces can be rented.
I could not find a current fee figure, and there were no active listings when I checked. Ask for the current budget and the fee schedule, and work out what the total monthly cost is once you add your own utilities, so you can compare it fairly with other options nearby.

Management and the paperwork
Condos.ca lists Shiu Pong Management as the manager. Ask how long they have managed the corporation, how often the board meets and how owners are kept informed. In a small building, a responsive manager makes a big difference to how quickly problems get fixed.
A 1993 building is now more than 30 years old. That is the age when roofs, windows, exterior cladding and sealants, paving and any underground services tend to come due, some of them for the second time. Read the reserve fund study for when each of those items was last done and what the next ten years look like.
Check the rules, too. I could not find any published pet or leasing rules for Mytko Garden, so read the declaration and the current rules before you buy if you have a pet or plan to rent the unit out later. Do not rely on what a seller remembers.
Read the board minutes for at least the last year. In a corporation this size, the minutes are the quickest way to see whether major projects are coming and whether owners have been asked about special contributions.
Daily life in Milliken
Milliken sits in the north-west corner of Scarborough, up against Steeles Avenue and the Markham border. It is known for its concentration of Asian shopping and dining, with large malls and plazas along Steeles and Kennedy, including Pacific Mall just over the city line. For many buyers, that daily convenience is the main reason they look here.
It is a car-oriented area, and Highway 401 and Highway 404 are both a reasonable drive away. The automatic panel on this page shows the nearest transit stops, the schools and the Walk Score, so use that for exact distances.
Brimley Road is a busy arterial. If quiet matters to you, ask which units face the road and which face the interior of the site, and visit at rush hour before you commit.
How to price a home at Mytko Garden
There were no units for sale or for lease at Mytko Garden when I checked, and condos.ca does not publish a building average per square foot here. With only 37 units, sales are infrequent, so a single sale can move any quoted average a long way.
The better approach is to look at recent sales in the building over two or three years, then compare them with similar early-1990s low-rise and townhouse corporations in Milliken and north Agincourt, adjusting for size, condition and parking. A home that has been renovated will price very differently from one with original finishes.
Because parking and building insurance are in the fee, compare total monthly cost rather than the fee alone. A neighbouring building with a lower fee may charge separately for parking, or have a much smaller reserve. Put the numbers side by side before deciding which is cheaper to own.
The panel on this page shows the aggregate sales and lease figures we have. For a full list of comparables, ask me for my building sold report.

Visitor parking is the only listed amenity. There is no gym, pool or party room to fund, which keeps the fee focused on insurance, upkeep and the reserve.
Jatin’s honest take on Mytko Garden
Who this building suits
Buyers who want to live in Milliken, close to the Steeles and Kennedy shopping and dining, in a small corporation rather than a large tower. It suits owner-occupiers who value quiet, predictable costs with parking bundled in, and people who do not need building amenities.
What I’d want you to check
This is a 1993 building, so read the reserve fund study closely for the roof, windows, exterior, paving and any underground parking structure. Confirm the current fee and that heat, hydro and water are separate, how parking is assigned, and the rules on pets and leasing in the declaration. Read the board minutes and ask the manager about any planned work.
The value question
With so few sales and so little published information, value here comes down to the specific unit and the corporation’s finances. If the reserve fund is healthy and the major components have been renewed on schedule, a small, low-overhead building like this can be good value in a high-demand area. If not, keep looking, because there are plenty of alternatives in Milliken and north Agincourt and no reason to take on a corporation’s backlog of repairs.
