Living here
Renters, Airbnb and elevators at 5 Vicora Linkway Condos
Do mostly owners or renters live here?
Mostly owner-occupied. Of 14 deals here in the last 24 months, 5 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 5 Vicora Linkway Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 5 Vicora Linkway Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

5 Vicora Linkway is one of the cheapest ways I know to own a two-bedroom condo in Toronto. Current listings ask in the $300,000s, the fee covers hydro and heat, and there is an indoor pool downstairs. The reason it is that affordable is that it is a 1972 tower, and the price you pay for the suite is only half of the decision. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
5 Vicora Linkway is an 18-storey, 265-suite high-rise condominium in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1972; condos.ca does not name a developer, but SkyscraperPage records it as Flemingdon Park Condominiums II, developed by Olympia and York. The condominium corporation is YCC-43, registered on 14 April 1972, and condos.ca lists Ace Condominium Management as manager. Condos.ca lists the fee as including common elements, heat, hydro, cable TV, building insurance, parking and water.
5 Vicora Linkway Condos at a glance
Flemingdon Park Condominiums II
This tower was part of Olympia and York’s completion of Flemingdon Park, the planned apartment community built on the former Donlands Farm from the early 1960s onward. SkyscraperPage records it as Flemingdon Park Condominiums II, with 18 storeys, two basement levels and 265 suites, figures that match condos.ca on height and suite count.
It has two sister buildings: Flemingdon Park Condominiums III next door at 15 Vicora Linkway (YCC-77) and Flemingdon Park Condominiums I at 60 Pavane Linkway (YCC-78). Of the three, this corporation has the lowest number, YCC-43, and it was registered in April 1972, two months before its neighbour at 15 Vicora.
Each tower is its own corporation with its own board, budget and reserve fund. They look alike from the street, but their finances can be very different, and that is where your research should go. Two boards facing the same 50-year-old concrete, windows and pipes can make very different choices about when to repair and how to pay for it.
Two-bedrooms with room to spare
Condos.ca records suites from about 1,016 to 1,150 square feet, while the two current listings, both two-bedrooms, fall in the 800 to 899 and 900 to 999 square foot bands. Suite sizes in older buildings are often reported inconsistently, so measure or ask for the floor plan rather than trusting a single figure.
Either way, these are generous two-bedrooms by current standards. Expect a separate kitchen, a real dining area, two bedrooms down a hallway and good closets. That suits buyers who want rooms rather than an open loft-style space, and it gives a couple working from home a real second room for an office.
Renovation levels vary a lot. Some suites have new kitchens, flooring and bathrooms; others are close to original. Price the work into your offer, and ask the corporation for records of any renovation that touched plumbing or walls.

The fee, in context
Condos.ca lists the fee as covering common elements, heat, hydro, cable TV, building insurance, parking and water. The two current listings show fees of about $857 to $884 a month, or roughly $0.97 per square foot across active listings.
That is higher per square foot than some of its Flemingdon Park neighbours, but it is an all-in number. Compared with a newer building where hydro, heat, cooling and parking are billed separately, the real monthly gap is much smaller. Air conditioning is not on the inclusion list, so ask how the suite is cooled.
Because utilities are part of the corporation’s budget, energy prices pass straight into the fee. Ask for three years of budgets to see how it has moved, and whether the board has looked at suite hydro metering.
A neighbourhood about to get two rapid transit lines
The Vicora Linkway towers are in the middle of Flemingdon Park, a dense, established neighbourhood bounded by the West and East Don River valleys, with Don Mills Road as its main street. The data panel on this page lists nearby schools, parks, food and transit with distances.
The neighbourhood’s connections are improving quickly. Line 5 Eglinton opened in 2026 with stops in Flemingdon Park. In February 2026, Metrolinx began building the Ontario Line’s Flemingdon Park and Thorncliffe Park stations on an elevated guideway along Don Mills Road, with a link to Line 5 at Don Valley Station.
Redevelopment is coming too, including plans for the former Ontario Science Centre lands and the former Celestica site at Don Mills and Eglinton. That means years of construction nearby, and over time more housing, shops and services within reach of the building.
Pricing: among the lowest entry points in Toronto
Condos.ca puts the building’s average around $437 per square foot, which is among the lowest I see for a Toronto high-rise condo and far below newer towers along Eglinton.
The two two-bedroom suites listed at the time of writing ask between $325,000 and $379,900. Asking prices are not sale prices, so check the 12-month sold figures in the data panel above before you set your offer.
A price this low reflects the building’s age, the all-in fee, and the extra caution lenders and insurers apply to older buildings. It becomes good value only if the reserve fund is healthy relative to the work ahead.
When you compare this building with its sisters, look past the asking price. 15 Vicora Linkway currently has three-bedroom suites at higher prices and a higher monthly fee, while this tower offers two-bedrooms at a lower entry point. The right choice depends on how many rooms you need and which corporation has the stronger finances, not on which listing is cheapest.
If you are financing, leave enough time in your conditions for your lender and lawyer to review the status certificate.

Amenities at 5 Vicora Linkway Condos
The pool, sauna and gym are standard for the Flemingdon Park condominiums of this era and hard to find in a newer building at this price. Like any pool, it needs periodic rebuilding, so check how the reserve fund plans for it.
Jatin’s honest take on 5 Vicora Linkway Condos
Who this building suits
First-time buyers who want to own a two-bedroom for the price of a downtown studio, downsizers who want a large suite with predictable costs, and owner-occupiers who will benefit from Line 5 and the Ontario Line. It also suits buyers with pets, subject to the rules, since condos.ca lists pets as allowed here rather than restricted.
What I’d want you to check
For a 1972 building, the reserve fund study and recent board minutes are essential reading. I would want to know what has been done, and what is planned, for windows and balcony doors, balcony slabs and railings, the garage, plumbing risers, the roof and the pool. Confirm the actual size of the suite, the parking space that comes with it, how cooling works, and the current pet rules in the declaration. Ask whether any special assessment has been levied or proposed.
The value question
At around $437 per square foot, with hydro, heat and parking in the fee, this is one of the lowest-cost routes into Toronto condo ownership. You accept an older building, dated layouts and some construction disruption nearby. If the status certificate and reserve fund check out, I think it is a sensible starting point for a buyer who plans to live here. If they do not, the low price will not protect you, and I would compare it closely with 15 Vicora Linkway and 60 Pavane Linkway before deciding.
