Short answer

In August 2026 TRREB recorded 63 condo apartment sales in Vaughan at an average of $607,650 and a median of $525,000, with units selling at 96 percent of list price after an average of 41 days. There were 431 active listings, about 6.8 months of supply at that pace, and a sales-to-new-listings ratio of about 33 percent, so buyers have choice. The $82,650 gap between the average and the median tells you a handful of large or premium units lifted the average; a typical one-bedroom-plus-den should be priced from the median and from recent sales of its own layout. Vaughan has no municipal land transfer tax, which saves your buyer $6,475 at $500,000 compared with Toronto.

Average or median: which one is your unit?

Vaughan’s average was $82,650 above its median in August, a wider gap than in Mississauga or York Region as a whole. With only 63 sales in the month, a few large two-bedroom or penthouse units are enough to pull the average up. For a typical unit, the median is the better anchor. Then adjust from there using sales of your own layout, not the city-wide figure.

What the market is telling sellers

About 33 percent of new listings found buyers in August, and at that pace the 431 units for sale would take nearly seven months to clear. Buyers in that position tour several units and negotiate. The good news is that well-priced units still sell close to asking: Vaughan’s sale-to-list ratio was 96 percent and the average unit sold in 41 days. The sellers who struggle are the ones pricing off last year or off the best sale in the building.

What moves your unit above or below the median

  • Transit access. Units within walking distance of the Vaughan Metropolitan Centre subway station and the bus terminal appeal to commuters and investors who rent to them.
  • Size and layout. Newer towers have many compact one-bedroom-plus-den units; true two-bedroom layouts are scarcer and trade at a premium.
  • Floor and view. Higher floors with open views sell for more; units facing highways or construction sell for less.
  • Parking and locker. Most Vaughan buyers expect parking; a unit without it has a smaller buyer pool.
  • Fees and the corporation. Lenders count half the fee against the buyer, and the status certificate will show the reserve fund and any special assessment.
  • Competition from new buildings. Recently completed towers compete for the same buyers; know what is being offered nearby.

The land transfer tax point

Vaughan has no municipal land transfer tax. A buyer of a $500,000 condo pays $6,475 in Ontario land transfer tax, against $12,950 for the same price in Toronto, where the City adds its own tax. For buyers deciding between a unit near a Toronto subway station and one near Vaughan’s, that difference is cash at closing, and worth pointing out.

Take the three most recent sales of your layout in your building, or in the most similar nearby buildings, adjust for floor, view, parking and condition, and check the active listings you are competing with.
