By Jatin Dua · Broker of Record, RE/MAX Quantum Realty · Updated 2 November 2026 · 9 min read — How to pick a Georgetown agent in 2027: Halton Hills prices, rural and GO factors, questions to ask and Ontario commission rules.

Short answer

The best realtor in Georgetown for 2027 prices from recent Halton Hills sales, knows the difference between subdivision, downtown and rural homes, and markets to GTA buyers and GO commuters. The Halton Hills detached median was $1,000,000 from January to October 2026, down 8.3%. Commission is negotiable, so compare written plans before signing.

This guide is for people selling a home in Georgetown, or buying into Halton Hills, in 2027. It covers what is unusual about this market, the latest Halton Hills price numbers, how commission and listing agreements work in Ontario, and the exact questions to put to any agent before you sign.

What makes the Georgetown housing market different?

Georgetown is the largest community in the Town of Halton Hills, which also includes Acton and smaller places such as Glen Williams and Limehouse. The 2021 census counted about 44,000 people in Georgetown and close to 63,000 in Halton Hills as a whole. The town sits on the Credit River, and the Niagara Escarpment runs through the municipality, with much of the rural area inside the provincial Greenbelt.

That mix gives Georgetown three quite different kinds of property:

  • Established subdivisions such as Delrex and Moore Park, built in the 1950s and 1960s, and Georgetown South, which started in 1989.
  • Older homes near downtown Main Street, where historic buildings remain and the town keeps a heritage register.
  • Rural and hamlet properties in the countryside around Georgetown, where wells, septic systems and conservation rules can come into play.

An agent who treats all three the same way will misprice at least one of them.

How does the Georgetown GO train affect home values and buyers?

Georgetown GO Station, on Queen Street, is on the GO Kitchener line, and VIA Rail trains stop there too. Train times change, so check GO Transit’s current timetable for the trips that matter to you. For buyers moving out from Toronto, Brampton or Mississauga, a direct train line toward Union Station can be a real part of the appeal.

What this means for you: if your home is within an easy drive or walk of the station, your agent should say so clearly in the listing, and should know how to market it to commuters. If you are buying, ask how close homes near the station have sold compared with similar homes farther away. That comparison should come from real sales, not a guess.

What is Vision Georgetown and why does it matter?

Vision Georgetown is the Town’s plan for a large new community in the southwest of Georgetown, on roughly 412 hectares bounded by 15 Side Road, Trafalgar Road, 10 Side Road and Eighth Line/Main Street. The approved secondary plan targets about 23,800 residents and 2,400 jobs by 2031, with around 9,300 homes. Most of those are planned as medium- and high-density homes rather than detached houses. The plan went through Council in 2018, Halton Region in 2020 and the Ontario Land Tribunal in 2023.

For a resale seller, new-home supply nearby can mean more competition as phases launch. For a buyer, it means more choice and new streets, roads and schools over time. A good Georgetown agent should be able to explain how new-build pricing compares with resale, and what extra costs come with buying new.

What are home prices in Georgetown and Halton Hills right now?

REALM reports these numbers for the Town of Halton Hills as a whole, which includes Georgetown and Acton. Georgetown-only prices are not broken out, so use these as the town-wide picture.

Detached homes make up most of the market here: 389 of the roughly 520 sales in the table. The detached median fell 8.3% and detached sales dropped about 13%. Small categories, like semis with 19 sales, can swing a lot from year to year, so do not read too much into the semi increase.

This model doesn’t know that your neighbour’s identical semi went $80,000 over asking last month, or which two upgrades actually pay back in your area. That conversation is free and takes twenty minutes.

How this works — your estimate is generated by a model built on recent Toronto & GTA sale data, weighting area, property type, size, age, condition, lot and features. It is an automated estimate for information only. It is not an appraisal, not a Comparative Market Analysis, and should not be relied on for financing, legal or tax purposes. Real pricing depends on comparable sales, interior finishes and market conditions on the day — ask me for a written CMA before you make a decision.

How much do you need down to buy a house in Georgetown?

At the Halton Hills detached median of $1,000,000, the minimum down payment in Canada is $75,000: 5% of the first $500,000 ($25,000) plus 10% of the next $500,000 ($50,000). Because the price is under $1.5 million, the buyer can use an insured mortgage, with a CMHC premium added to the loan. First-time buyers and buyers of newly built homes can get a 30-year amortization on an insured mortgage.

Borrowing costs rose this fall. The Bank of Canada lifted its policy rate to 2.50% on 28 October 2026, and prime at the big banks moved to 4.70%. A strong buyer’s agent will make sure you are pre-approved before you write offers, and a strong listing agent will look at a buyer’s financing before you accept one.

What should you look for in a Georgetown real estate agent?

Real pricing work

Ask to see the actual comparable sales the agent used, and why each one fits your home. In a market where the detached median dropped 8.3%, a price based on last year’s sales can leave you sitting.

Comfort with rural and older homes

If the property has a well, a septic system or land near the Credit River or its creeks, the agent should know which inspections and approvals to plan for. For wells, Public Health Ontario offers bacteria testing for private drinking water sources through its labs and local health units. For land near water, the local conservation authority may have a say on what can be built.

Understanding where buyers come from

In my experience, Georgetown buyers can come from across the GTA. An agent who also works in Toronto, Peel and the rest of Halton knows what those buyers are comparing your home with.

A written plan

You should get a written plan covering preparation, photos, pricing, showings and how offers will be handled.

Which questions should you ask a realtor in Georgetown before you hire them?

  1. Are you registered with RECO, and who is your broker of record?
  2. Which recent Halton Hills sales support your suggested price?
  3. How will you market my home to GO commuters and buyers moving from other parts of the GTA?
  4. If my home is rural, which well, septic or conservation checks should I prepare for?
  5. How does nearby new construction, such as Vision Georgetown, affect my pricing?
  6. What is your total fee, what does it include, and how is it shared with a buyer’s brokerage?
  7. How long is the agreement, and how long is the holdover period?

How do real estate commission and listing agreements work in Ontario?

Agents in Ontario are regulated by the Real Estate Council of Ontario (RECO). RECO’s consumer guidance says:

  • Commission is negotiable. It can be a flat fee, a percentage or both, and no regulator or board fixes it.
  • A fee based on the gap between list price and sale price is not allowed.
  • The agreement must show its expiry date prominently on page one, and the client initials beside it.
  • There is no standard term. It can be a day, weeks or months.
  • Holdover clauses can mean you owe a fee after expiry if a buyer introduced during the listing buys later. Agree on that length up front.
  • Buyers sign agreements too. A buyer agreement must explain what the buyer owes and how that changes if the seller pays part of the buyer brokerage’s fee.

RECO also says agents must show buyers every property that meets their criteria, no matter what commission it offers. More detail: how much real estate commission costs in Ontario and what to read in a buyer representation agreement.

What are the red flags when hiring a Georgetown agent?

  • A list price far above recent Halton Hills sales with nothing to back it up.
  • No mention of wells, septic or conservation rules on a rural property.
  • Pressure to sign today, or refusal to shorten the term or holdover.
  • Fuzzy answers on how the fee is split or what happens if they also represent the buyer.
  • A registration you cannot find on RECO’s public register.
Watch out

If you are selling a rural property, do not let an agent list it without confirming the basics: well water results, septic records and any conservation authority limits. Missing paperwork tends to come up after an offer arrives, which is the worst time to find it.

Why do local and GTA-wide experience both matter in Georgetown?

Local knowledge covers the streets, the GO station, the rural edges and the new-build pipeline. GTA-wide experience covers the buyer. In my experience, many Georgetown buyers are trading up or moving out from somewhere else, and their own sale timing and price expectations come with them. An agent who knows both sides can price your home against the real alternatives and plan offer timing that suits both parties.

My take

In Georgetown right now I would price off the last three to six months of Halton Hills sales, not last spring. With the detached median down and days on market up, the first two weeks of a listing do most of the work. Get the price and presentation right at launch instead of planning to cut later. That is my view, not a guarantee.

What to do next

  1. Get a value range for your home with the estimator above.
  2. Pull together your records: survey, permits, renovation receipts, and for rural homes, recent well tests and septic records.
  3. Check two or three agents on RECO’s public register, then interview them.
  4. Compare their written pricing, marketing plans and agreements, including the holdover length.
  5. Pick a launch date and price based on recent Halton Hills sales.

Frequently asked questions

Who is the best realtor in Georgetown, Ontario?

The best realtor in Georgetown for 2027 is the one who can show recent Halton Hills sales to support a price, handle both subdivision and rural homes, and reach buyers from across the GTA. What is the average home price in Georgetown in 2026?

The median detached price in Halton Hills, which includes Georgetown, was $1,000,000 from January to October 2026, down 8.3% from the same period of 2025, per TRREB MLS data via REALM. How long does it take to sell a house in Halton Hills?

Detached homes in Halton Hills averaged 29 days on market from January to October 2026, compared with 30 days in 2025 and 24 days in 2024, per TRREB MLS data via REALM. Condo apartments averaged 36 days. Price, condition and presentation in the first weeks have the biggest effect on how long a Georgetown home takes to sell.

Is commission negotiable for realtors in Georgetown?

Yes, real estate commission is negotiable in Georgetown and everywhere in Ontario in 2027. RECO says the fee can be a flat amount, a percentage or both, and no regulator or board sets it. The listing agreement must explain how the fee is calculated and when it can change, such as under multiple representation.

Is there a GO train in Georgetown?

Yes, Georgetown GO Station on Queen Street is on the GO Kitchener line, and VIA Rail trains also stop there. Train times change often, so check GO Transit’s current timetable before you rely on a specific trip. Being close to the station is a selling point for commuters looking at Georgetown homes in 2027.

What is Vision Georgetown?

Vision Georgetown is the Town of Halton Hills’ plan for a new community of about 412 hectares in southwest Georgetown. The approved secondary plan targets roughly 23,800 residents, 2,400 jobs and about 9,300 homes by 2031, mostly medium and high density. New supply there can affect resale competition and buyer choice in Georgetown.

How much down payment do I need for a $1 million house in Georgetown?

You need at least $75,000 down on a $1,000,000 home in Georgetown: 5% of the first $500,000 plus 10% of the remaining $500,000. Because the price is under $1.5 million, an insured mortgage is possible, with a CMHC premium added to the loan. That price matches the Halton Hills detached median for January to October 2026.

Should I test the well before selling a rural home in Halton Hills?

Yes, testing a private well before you list a rural Halton Hills home in 2027 is a smart step. Public Health Ontario tests private drinking water for total coliforms and E. coli, with results in about two to four business days. Buyers and lenders often ask for recent results, so having them ready avoids delays.

How long is a listing agreement in Ontario?

There is no standard length for a listing agreement in Ontario; RECO says it can be a day, a few weeks or months, and you negotiate it. The expiry date must be shown prominently on page one and initialled by you. In Georgetown in 2027, also agree on the holdover period before you sign.
