Every size, fee and corporation number below was taken from the listing record or building record that publishes it, on 26 August 2026, with the source listed at the bottom. Sizes on listing records are published in bands and I have reproduced the bands rather than picking a number inside them. Before any offer, confirm the actual area of the actual suite from the registered declaration and the status certificate — portal data is where you start, not where you finish.
On prices: the figures below are recorded sale prices with their dates, or asking prices at the time of research. They are public transaction records, not a valuation and not a market forecast. A 2019 sale tells you what one suite fetched in 2019.
The Waterford Towers, 2095 Lake Shore Blvd W — the largest verified
TSCC 1659, built 2005, 17 storeys, 284 units.
- LPH19 — band 4,500–4,749 sq ft, asking $4,099,900 at the time of research. The largest suite listed anywhere on this waterfront.
- PH15 — band 4,000–4,249 sq ft, sold $3,993,000 on 1 October 2024. Monthly fee $5,122. Its listing describes six balconies and terraces, including a 3,500 square foot upper-level terrace.
The building’s published range runs to 4,608 square feet, the widest on the waterfront, and it is the only building where two suites above 2,000 square feet were on the market at the same time.
Waterscapes, 80 Marine Parade Drive — the best carrying cost
TSCC 2408, built 2014, 30 storeys, 344 units.
- PH01 — band 3,500–3,749 sq ft, sold $3,800,000 on 6 October 2019. Monthly fee $2,592.81, which works out to roughly $0.69–$0.74 per square foot — the lowest rate on any large suite found here. That fee is a 2019 figure and will have risen.
- LPH01 — band 2,000–2,249 sq ft, offered for lease at $8,200 a month at the time of research.
Waterscapes is one of only two post-2008 buildings on this waterfront with a genuine large-format penthouse.
Eau Du Soleil Sky Tower, 30 Shore Breeze Drive
UPH 01A — band 3,000–3,249 sq ft, four bedrooms plus office space, offered furnished at $15,000 a month at the time of research.
An important distinction that gets missed constantly: Eau Du Soleil is two towers and they are not the same building. The Water Tower at 20 Shore Breeze Drive is TSCC 2745 and tops out at 1,748 square feet. The large inventory is in the Sky Tower only. If someone tells you Eau Du Soleil has 3,200 square foot suites and shows you the Water Tower, those are two different facts being stitched together.
Newport Beach, 2111 Lake Shore Blvd W
MTCC 1352, built 2000, 238 units. Published range to roughly 4,165 square feet.
- PH03 — band 2,250–2,499 sq ft, asking $2,649,000, monthly fee $2,240. Its own listing calls it “one of the largest suites in this prestigious complex, rarely available.”
- PH18 — band 2,000–2,249 sq ft.
- TH15 — a three-storey townhome in a 2,500–3,000 square foot band. The largest residential format verified anywhere on this waterfront outside the two big penthouses, and invisible to any search sorted by floor.
Hydro is included in the Newport Beach fee, which matters at this size.

Palace Pier, 2045 Lake Shore Blvd W — a category of its own
YCC 382, built 1978, 46 storeys, 433 units. The building’s own published material states 85 units over 3,000 square feet and lists three-bedroom floor plates at 1,892, 2,777, 2,853, 3,190, 3,257, 3,305 and 3,595 square feet.
No other building on this shoreline is close. At the time of research four suites were listed at 2,750 square feet or larger:
- 2901 — 3,000–3,249 band, $1,999,000, fee $3,809
- 3606 — 3,250–3,499 band, $1,850,000, fee $3,803
- 4503 — 3,250–3,499 band, $1,548,000, fee $4,036
- 2904 — 2,750–2,999 band, $1,299,999, fee $3,105
Read those next to the Waterford figures and the point makes itself. Palace Pier is where the square footage on this waterfront is cheapest by a wide margin — and where the monthly fee is highest. The fee includes hydro, an indoor pool, tennis, squash, racquetball, valet parking, twenty-four-hour concierge, guest suites, an on-site restaurant and a private downtown shuttle. Whether that is a bargain or an expensive habit depends entirely on how much of it you would use.
Palace Place, 1 Palace Pier Court — the one that was built by merging
Suite 3501, approximately 4,022 square feet, listed at $3,488,000, described in its own marketing as a merger of two suites. Palace Place’s standard inventory tops out around 2,894 square feet, so the largest home in a 504-suite building exists only because somebody combined two.
It is the only documented combination on this waterfront, and it is the reason the page on combining units exists on this site.
Grand Harbour — the largest sizes, none available
Grand Harbour II (MTCC 1031, 1992, 119 units) reaches 3,844 square feet. The Grand Harbour Townhomes (MTCC 1056, 1993, 39 units) run from 1,228 to 4,784 square feet — the largest published figure on the Etobicoke shoreline.
At the time of research the townhomes showed zero for sale and zero for rent. Thirty-nine homes, none available. This is a group you register interest in and wait for, not one you shop.
What the whole list tells you
Three things, and none of them appear in a listing description.
The top of this market is roughly six or seven homes at any moment. Not six or seven buildings — six or seven actual suites. A buyer at this size is not choosing from a shortlist; they are waiting for one of a handful of doors to open, and the difference between getting one and not getting one is usually whether somebody knew it was coming.
Price per square foot varies more than anything else. A 3,250 square foot suite at Palace Pier was asking $1,548,000 while a 2,000–2,249 square foot suite at the Waterford was asking $2,130,000. Both are honest prices for genuinely different products — a 1978 building with everything included against a 2005 building with direct elevator access — but a buyer who has only been shown one of them has not seen this market.
The largest homes are frequently not penthouses. Newport Beach’s biggest verified residence is a townhouse. Grand Harbour’s is a townhouse. If your search has been sorted by floor, you have been looking at the smaller half of the inventory.

Can you buy a 4,000 square foot condo in Etobicoke?
Yes, but the inventory is tiny. Verified examples include Waterford Towers LPH19 and PH15, Palace Place suite 3501 at approximately 4,022 square feet (created by merging two suites), and the Grand Harbour Townhomes, which run to 4,784 square feet but had none available at the time of research.
