Roughly seven buildings on the Humber Bay Shores waterfront contain suites of 2,000 square feet or more: the Waterford Towers, Newport Beach, Waterscapes, Eau Du Soleil Sky Tower, Grenadier Landing, Lakeside Place and Voyager I — plus Palace Pier, Palace Place and the Grand Harbour complex immediately either side of the pocket. Almost every tower built between 2011 and 2018 tops out below 2,000 square feet, without a single exception. If you want space on this waterfront, you are shopping older stock.

Sizes on listing records are published in bands and I have reproduced the bands rather than picking a number inside them. Before any offer, confirm the actual area of the actual suite from the registered declaration and the status certificate — portal data is where you start, not where you finish.
The buildings with a verified suite of 2,000 sq ft or more
“Verified” here means I found an actual listing record for a specific unit — with a unit number, a bedroom count and a maintenance fee — in a 2,000+ square foot band. A building-page range with nothing behind it does not count, for reasons the last section of this page makes painfully clear.
The Waterford Towers — 2083, 2087 and 2095 Lake Shore Blvd W
TSCC 1659. Built 2005. 17 storeys, 284 units. Published suite range 594 to 4,608 sq ft — the widest on the waterfront. Three connected towers by Canderel Stoneridge.
This is the building with the deepest current large-format inventory. At the time of research two suites were listed simultaneously at 2,000+ sq ft: LPH19 in a 4,500–4,749 sq ft band at $4,099,900, and unit 519 in a 2,000–2,249 band at $2,130,000. Historically, PH15 sold for $3,993,000 in October 2024 in a 4,000–4,249 band with a monthly fee of $5,122 and six balconies and terraces.
Most suites have direct elevator access. It sits 103 metres from open water.
Newport Beach — 2111 Lake Shore Blvd W
MTCC 1352. Built 2000. 238 units. Published range up to roughly 4,165 sq ft. Three separate large records confirmed: PH03 (2,250–2,499 band, fee $2,240/month), PH18 (2,000–2,249), and TH15, a three-storey townhome in a 2,500–3,000 band. Hydro is included in the fee.
Sources disagree on storey count (17 versus 23), so I have published none.
Waterscapes — 80 Marine Parade Drive
TSCC 2408. Built 2014. 30 storeys, 344 units. PH01 sold for $3,800,000 in October 2019 in a 3,500–3,749 band, with a fee of $2,592.81 — which works out to roughly $0.69 to $0.74 per square foot per month, the best carrying cost per foot of any large suite found. LPH01 sits in a 2,000–2,249 band.
Eau Du Soleil Sky Tower — 30 Shore Breeze Drive
Published range to 3,209 sq ft. UPH 01A is confirmed in a 3,000–3,249 band with four bedrooms plus office space. Note that the Water Tower at 20 Shore Breeze is a different corporation (TSCC 2745) and tops out at 1,748 sq ft — the large inventory is in the Sky Tower only, and the two are constantly conflated.
Grenadier Landing — 5 Marine Parade Drive
TSCC 1507. Built 2003. 259 units. TH124, a three-plus-one bedroom condominium townhouse in a 2,000–2,249 band, fee $1,526.90/month, asking $2,399,000. A sibling unit, TH125, sits in the same band.
Lakeside Place — 2067 Lake Shore Blvd W
TSCC 1454. Built 2002. Only 92 units — the smallest building in this study. TH1, a three-storey townhouse in a 2,000–2,249 band, sold for $1,421,000 in January 2021 with a fee of $1,384.31. Note the townhouse tier is not uniform: TH7 sits a band lower.
Voyager I at Waterview — 2121 Lake Shore Blvd W
TSCC 1643. Built 2004. 313 units. LPH2603 — the listing states 2,215 square feet, three-plus-one bedrooms, two terraces, fee $2,261.04/month, asking $2,798,000. This is the tightest match in the whole set: the building maximum and the actual unit agree almost exactly.
And immediately either side of the pocket
Palace Pier — 2045 Lake Shore Blvd W
YCC 382. Built 1978. 46 storeys, 433 units. This building has more large suites than anything else on the Etobicoke shoreline, by a wide margin. Its own published material states 85 units over 3,000 square feet, and lists three-bedroom floor plates of 1,892, 2,777, 2,853, 3,190, 3,257, 3,305 and 3,595 square feet.
Four suites were listed at 2,750 sq ft or larger at the time of research. Fees run roughly $3,100 to $4,000 a month — but hydro is included, along with an amenity package (indoor pool, tennis, squash, valet, guest suites, downtown shuttle, on-site restaurant) that no newer building matches.
Palace Place — 1 Palace Pier Court
504 suites. Published range roughly 833 to 2,894 sq ft, so 2,000+ is achievable but the ceiling is lower than its neighbour’s. Its notable suite is 3501 at approximately 4,022 sq ft, marketed explicitly as a merger of two suites — the only documented combination I could source anywhere on this waterfront.
The Grand Harbour complex — 2285, 2287 and 2289 Lake Shore Blvd W
Three corporations sharing amenities, and the largest published sizes in this entire study. Grand Harbour II (MTCC 1031, 1992, 119 units) reaches 3,844 sq ft. The Grand Harbour Townhomes (MTCC 1056, 1993, 39 units) run from 1,228 to 4,784 square feet — meaning essentially the entire group clears the 2,000 foot bar.
The obstacle is supply, not size: at the time of research the townhomes showed zero for sale and zero for rent. This is a building you cultivate and wait for, not one you shop.

The buildings that cannot meet the brief
This list is as useful as the one above, because it stops you touring buildings that were never going to work. Published maximum suite size, all below 2,000 sq ft:

Read that list and the pattern is unmissable. Onni’s four Westlake buildings hold roughly 1,875 units between them and not one is above 1,484 square feet.
The era pattern nobody mentions
Every building with a verified 2,000+ suite was registered between 1978 and 2007 — with exactly two exceptions, Waterscapes (2014) and Eau Du Soleil Sky Tower (2019).
The wave that actually defines the skyline today — the 2011 to 2018 towers — was built to a smaller-suite model without a single exception. That is not an accident of inventory; it is what the market was building for. A buyer who wants 2,000 square feet on this waterfront is shopping a twenty-year-old building whether they intended to or not, and should plan for that in their inspection and reserve fund review rather than being surprised by it.
The blind spot: townhouses and ground-level suites
Three of the seven verified buildings deliver their largest home as a townhouse, not a tower suite. Newport Beach TH15 in a 2,500–3,000 band, Grenadier Landing TH124, Lakeside Place TH1. Grand Harbour’s townhomes reach 4,784 square feet.
These units carry TH or Gr prefixes instead of floor numbers. Any portal search sorted or filtered by floor will simply not show them. Several buildings carry townhouse units with no mention on their building page at all — Eleven Superior, Cove at Waterways and Vita on the Lake each have them. If a search for large waterfront suites has come back thin, this is the most likely reason.
Two published sizes on this waterfront that are wrong
Both would survive a casual check. Both would waste a viewing.
Riva Del Lago, 110 Marine Parade Drive, publishes a 2,649 sq ft maximum. Two independent sources carry it. The only 2,000+ record I could actually find in the building is a 2,874 sq ft listing that is two tenanted commercial units on levels one and two — one of them a fitted restaurant. Every residential record I opened is well under 2,000 square feet. That is retail, not a home.
The Explorer at Waterview publishes a 3,042 sq ft maximum, and one listing shows a 3,500–3,749 band — for a one-plus-one bedroom suite with a $1,073.93 monthly fee, whose own listing text discloses a 2,400 square foot terrace. The MLS size field has swallowed the outdoor space. A one-plus-one cannot have 3,500 square feet of interior, and the fee proves it.
The general rule this gives you, and it is the most useful thing on this page: a top-of-range square footage that is not attached to a specific unit number, bedroom count and maintenance fee should be treated as unverified. The bedroom count and the fee are the two fields that catch these errors instantly.
What to do with this
If you are looking for 2,000+ square feet on the Etobicoke waterfront, the honest position is that the total universe is around ten buildings, the genuine penthouses number about four, and at any given moment two or three suites are actually available. This is a market you work by knowing every building and watching, not by running a search filter.

Every building with a verified 2,000+ square foot suite was registered between 1978 and 2007, with only two exceptions – Waterscapes in 2014 and Eau Du Soleil Sky Tower in 2019. The 2011 to 2018 wave tops out between 1,224 and 1,985 square feet without exception.
Does Palace Pier have large condos?
Yes – more than any other building on the Etobicoke shoreline. Its own published material states 85 units over 3,000 square feet, with three-bedroom floor plates of 1,892, 2,777, 2,853, 3,190, 3,257, 3,305 and 3,595 square feet.
Why can’t I find large waterfront condos in my search?
Most likely because the largest homes are townhouse or ground-level units carrying TH or Gr prefixes rather than floor numbers, so any search sorted or filtered by floor hides them. Three of the seven verified buildings deliver their largest home this way.
