At least eight Humber Bay Shores buildings contain condominium townhouses, and in several of them the townhouse is the largest home in the building — bigger than the penthouse. Because these units carry TH or Gr prefixes instead of floor numbers, any portal search sorted or filtered by floor simply does not show them. If your search for a large waterfront condo has come back thin, this is the most likely reason.

Every size, fee and corporation number below was taken from the listing record or building record that publishes it, on 26 August 2026, with the source listed at the bottom. Sizes on listing records are published in bands and I have reproduced the bands rather than picking a number inside them. Before any offer, confirm the actual area of the actual suite from the registered declaration and the status certificate — portal data is where you start, not where you finish.
Where the townhouses are
Grand Harbour Townhomes — 2289 Lake Shore Blvd W
MTCC 1056, registered 1993, 39 units, three storeys. Published range 1,228 to 4,784 square feet — the largest published size on the Etobicoke shoreline, tower suites included.
This is its own condominium corporation, separate from Grand Harbour I (MTCC 965) and Grand Harbour II (MTCC 1031), while sharing the complex amenities. It also sits in the best water position on this shoreline: the Humber Bay Promenade is 24 metres away, with Lake Shore Boulevard 66 metres to the north. At the time of research, zero of the 39 were for sale or for rent.
Newport Beach — 2111 Lake Shore Blvd W
MTCC 1352, 2000, 238 units. TH15 is a three-storey townhome in a 2,500–3,000 square foot band — larger than the building’s own penthouse PH03, which sits in a 2,250–2,499 band.
Read that again, because it is the whole point of this page. In a building with a well-marketed penthouse, the biggest home is a townhouse that a floor-sorted search will never surface.
Grenadier Landing — 5 Marine Parade Drive
TSCC 1507, 2003, 259 units. TH124, three-plus-one bedrooms, band 2,000–2,249 square feet, monthly fee $1,526.90, asking $2,399,000 at the time of research. Sibling unit TH125 sits in the same band.
Lakeside Place — 2067 Lake Shore Blvd W
TSCC 1454, 2002, and only 92 units — the smallest building on this waterfront. TH1, a three-storey townhouse in a 2,000–2,249 band, sold for $1,421,000 in January 2021 with a monthly fee of $1,384.31.
The townhouse tier here is not uniform: TH7 sits a band lower, at 1,800–1,999, and sold for $1,275,000 in December 2021. Do not assume the TH prefix means one size.
Buildings with townhouses that do not advertise them
These carry townhouse or ground-level units that are not mentioned on the building’s own summary page. None reaches 2,000 square feet, but all are larger-format homes hiding inside towers:
- Eleven Superior, 11 Superior Ave (TSCC 2500) — TH1, TH3, TH5
- Cove at Waterways, 39 Annie Craig Dr (TSCC 2830) — Th 101
- Vita on the Lake, 2165 Lake Shore Blvd W (TSCC 2908) — Th 105
- The Explorer at Waterview, 58 Marine Parade Dr (TSCC 1826) — Gr-prefixed ground-level units
- Westlake Encore, 10 Park Lawn Rd (TSCC 2671) — the developer’s own material references townhome residences

Why the search hides them
Listing portals derive a great deal from the unit number. A suite numbered 2603 is understood to be on the twenty-sixth floor, and floor is one of the filters buyers reach for most — along with the implicit assumption that higher means larger and better.
A unit numbered TH124 or Gr07 has no floor to sort on. Depending on the portal it lands at the bottom of a sorted list, or is excluded by a floor filter, or is grouped under a separate property type entirely. The mechanism is not malicious; it is just how the data works. But the consequence is that the largest homes in the submarket are systematically the hardest ones to find.
Townhouses are also the cheapest to carry
This is the part that surprises people. Of the large suites verified on this waterfront, the townhouse formats sit consistently at the cheap end of the fee range:
- Lakeside Place TH1 — roughly $0.62–$0.69 per square foot per month
- Grenadier Landing TH124 — roughly $0.68–$0.76
Against tower penthouses at $1.02 to $1.28. On a 2,000 square foot home that difference is on the order of $1,000 a month. Part of it is that a townhouse uses less elevator, less corridor and less shared mechanical; part of it is what each building includes in the fee. Either way, it runs the opposite direction to most buyers’ assumption that the ground floor is the compromise.
What you give up
An honest page has to say this. A ground-level townhouse in a waterfront complex generally means:
- No elevated lake view. This is the big one. You are buying proximity to the water, not a panorama over it. For some buyers that trade is the entire appeal; for others it ends the conversation.
- Stairs — most of these are two or three storeys internally.
- Street-level exposure, which cuts both ways: your own door and often your own outdoor space, and also passers-by.
What you gain is square footage, a lower monthly fee, and in several buildings the largest home available at any price.
How to search so they show up
- Search by building, not by filter. On this waterfront the building list is short enough to work through one at a time.
- Turn off the floor filter entirely and sort by size instead.
- Check the “condo townhouse” property type separately from “condo apartment” — they are different categories on most portals and a search of one will not return the other.
- Ask directly. Several of the buildings above carry townhouse units with no mention anywhere on their own building page. The only way to know is to have looked before.
