Two of them are genuine walk-to-subway addresses: Kingswood on Bloor measured 4.3 minutes to Islington and Kingsway on the Park 5.8. In a borough where I have measured buildings at ninety minutes and more from a subway, that is worth paying attention to.
The measured walk
Routed 24 August 2026 on the OpenStreetMap pedestrian network with the OSRM walking profile, from each building’s own footprint where one exists.

All four are genuinely walkable to Islington, and Islington is the nearer station for every one of them — not Kipling, despite Fieldway Road sitting between the two.
Westerly has the best bus access of the group at 62 metres, and ConneXion the worst at 352 — a small difference on paper that matters on a February morning.

Kingsway on the Park is the outlier in scale — 24 storeys, 289 units, and a published suite range running from 742 to 4,063 square feet. That upper figure is exceptional for Etobicoke and worth verifying against an actual floor plan if it is what draws you.
Kingswood on Bloor has the most reliable fee data of the four. Its structured inclusion list and its own narrative text agree exactly — common element, heat, building insurance, parking, water and air conditioning, with hydro excluded. Across the buildings I have researched this month, agreement between those two fields is the exception, and it is worth something.
Observed monthly fee at Kingswood: unit 609 at $941 on a 600–699 square foot band, which works out to roughly $1.35 to $1.57 per square foot. That is a high rate for a building that does not cover your electricity. It is a single listing rather than a published rate, but it is worth asking about.
The source says “2 floors, 148 units”, and repeats “over 2 levels” in its own narrative.
One hundred and forty-eight units do not fit on two storeys. This is a stacked-townhouse complex, and the “2” is almost certainly the number of levels within each unit, mis-filed into the building-height field. I have seen the same artifact on several townhouse corporations in Etobicoke this week.
So I am publishing no storey count for ConneXion. The declaration will tell you, and on a stacked-townhouse purchase it matters — whether you are buying ground-entry or up a flight changes noise, accessibility and resale.
The same page also disagrees with itself on the address: the title says 24–34 Fieldway Road, the narrative says 26 Fieldway Road, and live listings appear at 26 and 30.
ConneXion’s low fees, and the question they raise
Observed monthly fees at ConneXion work out to roughly $0.33 to $0.45 per square foot — unit 46 at $228 for a 600–699 square foot band, unit 89 at $408 for 900–999.
That is genuinely low, and for the right buyer it is a real advantage. But no fee inclusion list is published for this building anywhere, which means I cannot tell you what those dollars buy. In a townhouse corporation a low fee usually reflects a corporation that maintains less — no elevators, no pool, no mechanical plant — rather than a corporation that is cheaper to live in once you add your own utilities.
A 2019 corporation is also now at the age where its first reserve fund study starts to bite. Ask for it alongside the status certificate; developer budgets on new corporations are frequently optimistic and the correction arrives as a fee increase.

Westerly: occupied, selling, and almost entirely undocumented
Twenty storeys, 257 units, suites from 502 to 1,120 square feet, managed by Del Property Management. Two independent sources name Tridel as the developer — while the main database leaves its developer field blank.
What is missing is more striking: no corporation number, no registration date, and no year built, on a building that is occupied and has units both for sale and for lease. One listing describes the building as nought to one year old.
Unit numbers in live listings run to 1513 against a published twenty storeys, so there is no contradiction there — but on a building this new and this thinly documented, the status certificate and the declaration are the only reliable source of anything.
One listing states that internet is included in the fee, with hydro not listed as included. That is unit-level information, not a building-level inclusion list, and worth confirming.
One major database badges Westerly Condos as pre-construction while simultaneously showing live resale and lease listings inside the building.
It applies the same badge to Kingswood on Bloor, completed in 2008, and to Kingsway on the Park, completed in 1990.
That field is not a reliable indicator of construction status on any building. If you are filtering searches by it, you are filtering on noise.
What I could not verify
- No twelve-month value change for any of the four, and no sales counts. The database section carrying those figures is generated by the page’s own scripts and did not appear in the delivered page for any building. The second source that usually publishes fee rates was unreachable throughout.
- Kingsway on the Park’s value data is visibly corrupt. Its page states the building averages “around $0.00 per square foot, which means a typical one bed condo could be yours for roughly $555,000” — while also ranking it the 21st most expensive condominium in Etobicoke. A $555,000 figure cannot derive from $0.00. I am publishing none of that block.
- Kingsway on the Park’s inclusion list contradicts itself — the structured list carries cable TV, insurance and parking that its own narrative drops. Hydro appears in both, which is why I have stated it.
- Kingswood’s storey count is twelve per the listing source and eleven per OpenStreetMap building data. Unresolved.
- ConneXion’s corporation number rests on a single source.
- No source states co-operative status for any of the four. That is worth checking on title regardless — I have now confirmed six co-operatives in Etobicoke that listing sites file as condominiums.

Only Kingsway on the Park does. Kingswood on Bloor explicitly excludes it — and unusually, both of the database’s fields agree on that, which makes it more reliable than most inclusion data. Westerly and ConneXion publish no building-level inclusion list at all, so hydro is unverified at both.
How many storeys is ConneXion Condos?
I am not publishing a figure, because the one that exists is impossible. The source says two floors and 148 units, and repeats it in its own narrative. Why are ConneXion’s maintenance fees so low?

But no inclusion list is published for the building anywhere, so I cannot tell you what that fee covers — and in a townhouse corporation a low fee usually means the corporation maintains less, not that you pay less overall. Get the status certificate before treating it as a saving.
Who built Westerly Condos?
Tridel, according to two independent sources — though the main building database leaves its developer field blank while listing Del Property Management as the manager, which is the Tridel-affiliated firm. The building has no published corporation number, no registration date and no stated year built anywhere I could find, despite being occupied with units actively selling and leasing.
Should I trust the “pre-construction” label on these listings?
No. One major database badges Westerly as pre-construction while showing live resale and lease listings in the building — and it applies the same badge to Kingswood, completed in 2008, and Kingsway on the Park, completed in 1990. That field is not a reliable indicator of construction status on any building.
