None of them is walkable to a subway — the nearest station measures 34 to 51 minutes on foot.
Queenscourt: one corporation, four addresses, 697 units
York Condominium Corporation No. 340, registered 22 July 1977. Eighteen storeys. Developed by Vienkuhl Construction, managed by General Property Management.
The four civic addresses — 362, 364 and 366 The East Mall, plus 2 Valhalla Inn Road — are all one corporation. An independent corporation directory returns YCC 340 for each of them separately, each with its own postal code, which is stronger confirmation than I get on most buildings.
That matters practically: one board, one budget, one reserve fund across all four. Whatever happens at one address is financially shared by owners at the other three.
Hydro is not included in the fee, and here both of the database’s fields agree — cable TV, air conditioning, common element, heat, building insurance, parking and water. Agreement between those two fields is uncommon enough to be worth stating.
The fee anomaly. Unit 332 sits in the 1,400–1,599 square foot band and unit 108 in the 1,200–1,399 band — and both show a monthly fee of exactly $1,066. Identical fees across two different size bands is not what a per-square-foot fee schedule produces. Verify before deriving any rate.
The suite range does not contain its own listings. The published range is 1,344 to 1,508 square feet, while live listings appear in the 1,200–1,399 and 1,400–1,599 bands — both of which extend outside it. Measure the actual unit.
557 The East Mall is a co-operative
Two separate listings carry the structured property type “Co-Op Apt”, and one broker’s own description calls it a co-op apartment in plain words. This is the sixth co-operative I have confirmed in Etobicoke.
There is no condominium corporation number, and there should not be — co-operatives are not registered under the Condominium Act and do not receive one.
The fee includes property taxes, along with heat, hydro, parking and water. Observed monthly figures were $546 and $628. On the stated size band that is roughly $0.63 to $0.70 per square foot — and that number is inclusive of your property tax bill.
Which is why comparing it against a condominium fee straight across gets the answer backwards. Before you decide the condo down the road is cheaper, add its annual property tax and its hydro to its side of the page.
What is not known about 557: the co-operative’s legal name, the storey count, the unit count, the year built, the developer and the property manager. Unit numbers seen in listings run to 507, so at least five storeys. That thinness is itself characteristic of co-operative tenure — these buildings sit outside the condominium data infrastructure entirely.
And the standing warning: co-operative ownership generally constrains mortgage financing, because a lender secures against shares rather than a deeded unit. No source states a financing restriction for this specific building, so I am not asserting one — but it is the first call to make, before you offer.
These are filed as condominium buildings by at least one major database. They are rentals.
- 580 The East Mall — operated as a rental, with its own rental website advertising rent-controlled living. One database calls it a sixteen-storey condominium and gives a registration date of 1 January 1972. A January-first value with no corporation number behind it is a placeholder, not a date — and here it is a useful tell that no corporation record exists.
- Serrano at Village Gate West, 5191 Dundas St W — a purpose-built rental by Concert Properties, per the developer’s own site. Same placeholder-date pattern: “1 January 2007”.
- Palomar at Village Gate West, 3 Summerland Terrace — rental.
- Sierra at Village Gate West, 7 Summerland Terrace — rental, with no building record at all.
And “11 Dunbloor Road” is not a building. It is a second civic address for Serrano. Two confirmations: a listing’s own virtual-tour file is named for Serrano, and a rental site serves the Dunbloor address under the Serrano name. OpenStreetMap has no Dunbloor Road in that area at all.
If you are searching this area and one of these appears in your results as a condominium for sale, that is a data error, not an opportunity.

The transit reality on The East Mall

Kipling is the nearer subway for all three, and none of them is walkable to it. This is a bus-first area, and on that measure it does well — every building here has a stop within about a minute of the door.
The honest framing for The East Mall is a car-and-bus location with excellent local service, priced accordingly. Any listing that presents these as station-adjacent is describing a drive.
402 The East Mall, and a caution
One listing exists at this address — unit 315, a condominium townhouse with a monthly fee of $537.71 on a 1,200–1,399 square foot band, 2025 taxes of $4,501.85, and a stated building age of nought to one year.
There is no building record: no corporation number, no storey count, no unit count, no developer, no manager, no fee inclusion list.
And a scope caution worth stating: it geocodes about 250 metres from 400 The East Mall, which is the 4Hundred East Mall Urban Townhomes complex I have written up separately. It may be the same development under a second civic number. Confirm which corporation you would be joining before treating it as a distinct building.
Not verified anywhere in this report: any twelve-month value change or sales count for any building, and any published fee rate per square foot — the source that carries those was unreachable throughout. Queenscourt’s registration date rests on a single source, though its corporation number is confirmed four ways. Neighbourhood assignment for the East Mall addresses is disputed three ways between sources, and I could not reach an authoritative City boundary file to settle it.

Can you walk to a subway from The East Mall?
No, and it is not close. Queenscourt measured 2,590 metres and 34.5 minutes to Kipling, its nearest station. 402 The East Mall is 40.8 minutes and 557 The East Mall is 50.6 minutes. Any copy presenting these as Islington or Kipling station properties is unsupportable. What they do have is a bus stop within about a minute of each door.
Which East Mall buildings are not condominiums at all?
Four. 580 The East Mall is operated as a rental by a property management company, with its own rental website — while one database calls it a high-rise condo with a registration date of 1 January 1972, which is a placeholder rather than a date. And the three Village Gate West buildings — Serrano at 5191 Dundas St W, Palomar at 3 Summerland Terrace and Sierra at 7 Summerland Terrace — are purpose-built rentals by Concert Properties.
Is 11 Dunbloor Road a separate building?
No — it is an alternate civic address for Serrano at Village Gate West, which is a rental. Two independent confirmations: a listing’s own virtual tour file is named for Serrano, and a rental site serves the Dunbloor address under the Serrano name. There is no Dunbloor Road in OpenStreetMap in that area at all. Do not treat it as a building you can buy into.
