Living here

Renters, Airbnb and elevators at 105 Heath Street Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 105 Heath Street Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 105 Heath Street Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

105 Heath Street West is for the buyer who wants a townhouse but not a freehold, and wants it a short walk from St. Clair. It is an 11-suite, three-storey building from 1986 where many suites are laid out over two floors, with their own patios and gardens and parking below. With so few suites, the decision comes down to the corporation’s records and the particular unit, not the building’s reputation. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

105 Heath Street Condos is an 11-suite, three-storey low-rise condominium at 105 Heath Street West, near Avenue Road and Heath Street, in the Yonge-St. Clair and Deer Park area of midtown Toronto. It was registered as MTCC-715 on 28 August 1986. Condos.ca lists City Sites Property Management as manager and suite sizes from about 643 to 1,968 sq ft. Maintenance fees include parking, water, building insurance and common elements.

A townhouse-style building, not a tower

Eleven suites over three storeys is a house-scaled building, and it lives like one. A recent listing described a two-storey, townhouse-style suite with its main living space on one level and the bedrooms on the other, its own gated entrance from the street and a private fenced garden. That combination of a separate entrance, outdoor space and an elevator is hard to find anywhere in midtown.

The same listing credited the building’s design to Joe Brennan. I have not found an independent published record of the architect, so treat that as the listing’s claim. Condos.ca does not name a developer.

One detail I like in that listing: the primary bedroom had a second entrance with elevator access. In a building of two-storey suites, that matters. It means you can come home with groceries or luggage, or later in life, without the stairs being the only way in.

The trade-off is privacy against shared walls. Townhouse-style suites stacked and joined inside one building can carry sound between neighbours more than a detached house would, and the quality of the floors and party walls depends on how the building was put together in 1986. Visit at different times of day, and ask the seller directly about noise from the suites above and beside.

Layouts vary a lot from suite to suite

Condos.ca records suite sizes from about 643 sq ft to about 1,968 sq ft, so this is not a building of identical units. The smaller suites are likely single-level, and the larger ones are the two-storey plans. Ask for the floor plan of the suite you are looking at and compare it with the registered unit description.

Watch the stated size. The listing I reviewed gave about 1,750 sq ft of living space in the description and a 1,000 to 1,199 sq ft range in the property details. Gaps like that are common in older two-level suites, where lower-level space, stairs and storage are counted differently. Price per square foot only means something once you know which figure is right.

Features reported in that listing included a wood-burning fireplace, hardwood floors, a renovated kitchen and bath, forced-air heating with central air, in-suite laundry, two lockers and a private patio of roughly 625 sq ft. Those were one suite’s features. Others may be original or differently configured.

Parking, lockers and the fee

Parking here is underground, and the listing I reviewed described one garage space plus access to a few visitor spaces. Condos.ca lists parking among the fee inclusions, along with water, building insurance and common elements. Heat and hydro are not listed as included, which fits the forced-air system described in that listing.

That is a sensible fee structure for a small building. You pay your own heating and power, so your usage is your cost, and the shared fee covers the garage, the roof, the exterior and insurance. In an 11-suite building, the garage membrane, roof and exterior envelope are shared between very few owners, so a large repair can mean a large bill per suite.

Condos.ca also lists a pet restriction, visitor parking, barbecues permitted and a security system. I would confirm the pet rule and the barbecue rule in the declaration and current rules rather than relying on a database.

Small buildings live or die on how owners handle repairs. Ask the manager whether recent large projects were paid from the reserve fund or by special assessment, and when the reserve fund study was last updated. In an 11-suite building, the answer tells you whether the owners plan ahead, and that tells you a lot about what owning here will cost over the next decade.

Heath Street at Avenue Road

The building sits on Heath Street West close to Avenue Road, on a residential, tree-lined stretch where Deer Park meets the Casa Loma and South Hill side of midtown. Listings place it in Deer Park; condos.ca groups it with Yonge-St. Clair. Either way, the shops, cafés and groceries along St. Clair are a short walk south, and the street itself is quiet.

Most of the condominium stock nearby is older mid-rise and tower buildings, including the 14-storey tower at 150 Heath Street West further along the street. A building like 105 Heath gives you a different product in the same location: your own front door and a garden instead of a lobby.

Transit, schools, parks and Walk Score for this address are shown in the data panel on this page.

Pricing a building with almost no comparables

Condos.ca reports a building average of about $791 per square foot. For a renovated two-storey suite with a private entrance, garden and underground parking this close to St. Clair, that is moderate for the area. With 11 suites and a size record that varies between sources, I would treat the average as rough.

When I checked, one suite was listed for sale and none for rent. Because I can only cite asking prices as a range across at least two listings, I will not quote that single listing here. Ask me directly and I will walk you through it.

To price a suite here, I start with the building’s own sales history, then compare with condo townhouses and boutique buildings in Deer Park, Summerhill and South Hill, adjusted for size, outdoor space and renovation. Ask for my building sold report for recorded sales.

There are no shared facilities to speak of. The amenities here are private: a patio or garden, a garage space and your own entrance, which is exactly what this building is for.

Jatin’s honest take on 105 Heath Street Condos

Who this building suits

Buyers selling a semi or a townhouse in midtown who want to keep a garden and a front door but hand over the roof and snow. It also suits couples and downsizers who want two-level living with an elevator option, and who prefer a small, quiet building to a staffed tower.

What I’d want you to check

This is a 1986 building, so look at the roof, the garage and its membrane, windows and doors, and the exterior masonry in the reserve fund study. With 11 owners, find out how a large repair would be funded and whether one is planned, and read the board minutes. Confirm the suite’s actual size from the registered description and a measurement. Confirm parking and lockers are part of the unit, and check the pet and barbecue rules in writing.

The value question

At about $791 per square foot on the condos.ca average, a well-renovated two-storey suite here can be good value against a freehold townhouse in Deer Park, which will cost much more and carry all its own maintenance. The value depends on the specific suite and the reserve fund. With so few comparables, pricing takes care, and overpaying is easy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
