Renter-heavy building. Of 33 deals here in the last 24 months, 28 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 102 Bloor St West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 102 Bloor St West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

102 Bloor Street West is one of the few ways to own on Bloor at Avenue Road for under $1,000 a square foot. It started life as an office building and was converted to condominiums in 1997, which gives you generous ceilings and an address on the corner of Yorkville and the Annex. It also means you are buying an older structure with a conversion’s quirks. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

102 Bloor St West is a high-rise condominium of 120 suites at 102 Bloor Street West, near Avenue Road, on the border of Yorkville and the Annex in Toronto. It is a former office building converted to residential use by L & A Development (Canada) and registered in 1997. The building profile records 14 floors; another source describes it as 16 storeys. The condominium corporation is MTCC-1149, registered on 27 May 1997. Suites range from about 535 to 2,426 square feet. Maintenance fees include air conditioning, common elements, heat, building insurance, parking and water.

An office building, turned into homes

This building was not designed as a condominium. It was an office building, and L & A Development (Canada) converted it to residential use in the late 1990s, with the corporation registered in 1997. It was one of the earlier office-to-residential conversions in this part of the city, years before the better-known Imperial Oil conversion at St. Clair.

Conversions tend to give you things new towers do not. Office floor plates are built with generous floor-to-floor heights, and one source describes nine-foot ceilings throughout. The structure is concrete and heavy, which usually helps with sound between suites.

They also come with compromises. Window placement, column positions and plumbing runs follow the original office layout, so some suites have deep plans or odd corners. Walk the suite with a tape measure, not just a floor plan.

Layouts from one-bedrooms to two-level penthouses

Recorded sizes run from about 535 square feet to roughly 2,426 square feet, covering one- to three-bedroom plans. The top of the building holds two-level penthouses; Toronto Life profiled one on the 14th floor with two bedrooms, three bathrooms and two balconies, and its owner had opened up the kitchen, living and dining areas into one space.

The height is reported differently depending on the source. The building profile says 14 floors, and one agent page says 16 storeys. The difference is probably penthouse and mechanical levels, but if a listing quotes a floor number, check it against the building’s own numbering.

Parking is included in the fee, which is unusual on this stretch of Bloor, and lockers are available. Confirm on the status certificate that the space and locker are actually deeded or assigned to the suite you are buying.

Living at Bloor and Avenue Road

The address is the asset. You are on the corner where Yorkville meets the Annex, between the Royal Ontario Museum to the west and the Bloor Street shops to the east, with Yorkville Avenue’s restaurants a short walk north. Few buildings put you this close to that much without a Yorkville Avenue price.

The trade-off is that you live on Bloor Street. Suites facing the street hear it, and the sidewalk is busy most hours. Higher floors and suites facing away from Bloor are quieter, and that should factor into which suite you choose.

Directly behind the building is No. 10 Bellair, a much newer tower with a full spa level. One agent page describes 102 Bloor’s gym as part of a Bellair Club, so ask exactly which facilities this corporation owns and which, if any, are shared.

What a 1990s conversion means for upkeep

Older conversions behave differently from purpose-built towers when it comes to repairs. The concrete frame is usually robust, but the exterior walls, windows and mechanical systems were adapted from an office building rather than designed for homes, and they are now close to 30 years into their residential life.

That is why I put the reserve fund study and the engineering reports ahead of finishes. Ask when the windows, roof and heating and cooling system were last replaced or are scheduled to be, and whether the fund is on track for them without a large fee jump.

The good news is that a building this age has a long record. Unlike a new tower, you can read 25 years of budgets and board decisions and see how the corporation actually behaves. Use that history, and ask for the last several years of minutes, not only the most recent.

Bloor Street frontage for under $1,000 a foot

The building averages about $976 per square foot. That is a meaningful discount to the newer towers around Bloor and Avenue Road, and roughly a third below No. 10 Bellair next door. You give up new-build finishes, a pool and a modern amenity floor, and keep the location.

Inventory is thin. With 120 suites and owners who tend to stay, there are usually only one or two listings at a time, and the penthouses come up rarely. If you want a specific plan or a high floor away from Bloor, it can pay to tell an agent what you want and wait, rather than settle for whatever is listed this month.

There was only one suite for sale at the time of writing, so I will not quote a single price or fee. The fee here covers parking, heat and air conditioning as well as water and insurance, so compare it against a newer tower’s fee plus its separate parking charge and utility bills. My building sold report shows what has actually sold.

Amenities at 102 Bloor St West

ConciergeSecurity guardRooftop solarium and terracesFitness roomSaunaParty roomStorage lockersParking garage

The amenities are modest but useful: a concierge and security, a shared rooftop solarium with two terraces, a gym with sauna and change rooms, and lockers. The rooftop is the one to look at, because outdoor space shared by only 120 suites at Bloor and Avenue Road is rare. There is no pool, which keeps one large cost out of the reserve fund.

Jatin’s honest take on 102 Bloor St West

Who this building suits

Professionals and academics who want to walk to the University of Toronto, the museum and Yorkville, and buyers who want a Bloor Street address with parking included at a lower price per foot. The penthouses suit downsizers who want two levels and outdoor space without a Yorkville Avenue price. It is less suited to buyers who want a pool, a large amenity floor or a brand-new suite.

What I’d want you to check

This is a conversion registered in 1997, so read the reserve fund study for the windows, the heating and cooling system, the roof and the garage, and ask about the condition of the original building envelope. Confirm the floor numbering, whether parking and a locker belong to the suite, and the pet restriction in the rules; one agent page mentions a weight limit, so read the actual rule. Ask whether any facilities are shared with a neighbouring building and how costs are split.

The value question

At about $976 per square foot with parking, heat and air conditioning included, I think this is fair value for the location. It is not a bargain building, and it will never have the amenity floor of a new tower. If the reserve fund is healthy and you choose a suite away from street noise, you get one of the best-located addresses in the city for less than the towers around it. For a buyer who plans to stay, that location premium tends to hold.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
