Do mostly owners or renters live here?

Leases 98%Sales 2%

Renter-heavy building. Of 567 deals here in the last 24 months, 555 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 8 Wellesley Residences?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 8 Wellesley Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

8 Wellesley is about as central as a Toronto condo gets: on Yonge Street, at Wellesley, between Yorkville and the Eaton Centre. It finished in 2025 as a 55-storey tower with a sloped side and a lightbox on its east face, and most of its 600 suites are small. If you want location above everything else, it delivers. If you want space, look elsewhere. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

8 Wellesley Residences is a 55-storey, 600-suite condominium at 8 Wellesley Street West, at Yonge and Wellesley in the Bay-Cloverhill area of downtown Toronto. condos.ca lists BAZIS as developer; the project was marketed by CentreCourt and BAZIS together. It was designed by IBI Group, with interiors by figure3, and completed in 2025. The condominium corporation is TSCC-3099, registered 20 February 2025, and property management is listed as General Property Management. Suites listed on condos.ca run from about 323 to 828 square feet.

The sloped tower with the lightbox

IBI Group gave this tower two features that set it apart on a crowded stretch of Yonge. One side of the building slopes, with floor plates that taper and angled concrete columns visible behind the glass. The east face carries a tall lightbox that catches the sun and reads from up and down Yonge Street.

Those features are not just decoration; they affect suites. Where the façade slopes, the floor plates change from level to level, and some suites have angled glass and visible structural columns. That can make for dramatic rooms, but it can also cost usable wall and furniture space. Look at the specific floor plan and stand in the room before you decide.

The developers, CentreCourt and BAZIS, made much of the Yonge Street address at launch, noting how rarely new condos come up directly on Yonge downtown. That scarcity is real, and it is the main thing you pay for here.

Compact suites, by design

Marketing at launch described studio to three-bedroom plans from about 315 to 1,300 square feet. condos.ca records suites between about 323 and 828 square feet. The building is weighted heavily toward studios and one-bedrooms, which is typical of an investor-driven launch in a location like this.

The three-bedroom suites that do come up are the exception and price accordingly. Current listings run from a one-bedroom-plus-den to three-bedroom-plus-den plans, and the larger ones stand out because so few exist in the building.

Small suites rent well near the universities and the subway, but they are harder to resell to owner-occupiers, who usually want a real bedroom and storage. If you are buying to live in, focus on plans where the bedroom has a window and a door, and where the den can actually hold a desk.

Storage is the hidden issue in a building of small suites. Closets in a 400-square-foot plan are minimal, so a locker matters more here than in a building of larger suites. Ask whether the suite you are looking at comes with one, and if not, whether lockers can be bought or rented from other owners. The same goes for parking, which a building on this corner was never going to have in quantity.

Three floors of amenities

The amenity spaces sit on the 2nd, 3rd and 4th floors, designed by figure3. Launch materials described a fitness centre, a co-working space, a guest suite and an outdoor terrace. condos.ca also lists a 24-hour concierge, business centre and guest suites.

For residents in 400-square-foot suites, the co-working space does real work: it is where people go when the kitchen table is also the desk. Ask how bookings work and how busy it gets during the week. The outdoor terrace is the only private-feeling green space many residents will have, so look at its size and exposure.

Living at Yonge and Wellesley

The intersection is busy at all hours. You have Yonge Street shops and restaurants at the door, Yorkville a short walk north-west, the Church-Wellesley Village to the east and the University of Toronto and Toronto Metropolitan University within walking distance. Queen’s Park is a few blocks west.

This is also one of the densest pockets of new towers in the city. Wellesley on the Park, a 60-storey tower from 2021, is across the street, and more towers are proposed or under way nearby. Expect street-level construction for years, and do not count on any view staying open.

Lower suites on the Yonge side will hear traffic, sirens and late-night crowds. Higher floors away from Yonge should be quieter, but visit at night before you commit. The automatic panel on this page covers transit, schools and walkability.

Pricing at 8 Wellesley

condos.ca does not yet publish a building average per square foot for 8 Wellesley, since there is little resale history. For context, Wellesley on the Park across the street averages about $1,028 per square foot, Five Condos on St. Joseph about $898, and older Wellesley buildings such as The Century Plaza about $654.

Fees on current listings average about $0.85 per square foot, with monthly fees from about $530 to just over $1,000 on the largest suites. That is reasonable for a new tower with a 24-hour concierge. condos.ca does not list fee inclusions, so confirm them in the status certificate.

The ratio of listings tells a story. With more suites for rent than for sale, most owners here are landlords, and the people living in the building will be mostly tenants for the foreseeable future. That is not a problem in itself, but it shapes how the building feels, who sits on the board and how quickly owners agree to spend money. Ask the status certificate for the number of leased suites.

Only three suites were listed for sale at the time of writing, asking from about $658,000 to about $1,350,000. Eleven suites were listed for rent, which tells you this is mainly an investor building. For aggregate sold figures as they build up, see my building sold report.

Amenities at 8 Wellesley Residences

24-hour conciergeGymCo-working spaceBusiness centre with Wi-FiGuest suitesOutdoor terrace

The package is practical rather than lavish: fitness, co-working, guest suites and a terrace on the lower floors, with a 24-hour concierge at the door. There is no pool, which keeps the fee in check for a 600-suite building. Guest suites are a genuinely useful extra when your own suite has no room for visitors.

Jatin’s honest take on 8 Wellesley Residences

Who this building suits

Students, young professionals and investors who want the most central address possible and are comfortable in a small suite. It also suits a pied-à-terre buyer who wants Yonge Street, Yorkville and the universities within a short walk.

What I’d want you to check

This building registered in February 2025, so read the first budget, reserve fund study and any Tarion common-element claims. Check how the sloped façade affects the suite you are considering, including angled glass and columns. Ask about rental rules and the share of suites that are leased. Confirm whether parking and a locker come with the suite. Confirm fee inclusions in the status certificate. Finally, look at what is planned on neighbouring lots, since a new tower next door can change your view and your resale price.

The value question

You pay for the address, and the address is excellent. For an investor, rents near the universities and subway support the price. For an owner-occupier, small suites in a heavily rented tower are harder to resell, so I would only buy here to live in if the specific suite is one of the larger, better-planned layouts.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
