Can you Airbnb a unit at 77 Shuter Street Condos (88 North)?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 77 Shuter Street Condos (88 North)

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

77 Shuter Street is the tower many people still call 88 North: the first, 51-storey phase of the 88 Queen East redevelopment by St. Thomas Developments. It offers something rare east of Yonge, an outdoor pool, and a suite range that runs from studios to plans over 2,000 sq ft. It is also a 569-suite tower next to a construction site that has been active for years. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

77 Shuter Street Condos, marketed as 88 North, is a 51-storey, 569-suite condominium at 77 Shuter St, between Church and Mutual in Downtown Yonge East, part of the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto. It was developed by St. Thomas Developments as the first phase of the 88 Queen East site, with Hariri Pontarini Architects as the site’s architect, and completed in 2020. The condominium corporation is TSCC-2801, registered 4 September 2020, and the building is managed by Crossbridge Condominium Services. Suites run from about 514 to 2,125 sq ft. Maintenance fees include common elements, building insurance and water.

88 North: the first tower on the 88 Queen site

St. Thomas Developments assembled a full block bounded by Queen Street East, Shuter, Church and Mutual and planned it as a multi-tower development under the 88 Queen name, with Hariri Pontarini Architects. The first tower to rise was the one on the Shuter Street side, sold as 88 North and addressed as 77 Shuter.

UrbanToronto photographed 88 North rising in 2019 and reported in 2020 that the first tower was wrapping up while the next phases got started. The condominium registered as TSCC-2801 in September 2020. The later towers on the Queen Street side, now known as 88 Queen, followed several years later and are separate buildings with their own corporations.

Naming causes confusion here. Listings, sites and buyers use 77 Shuter, 88 North and 88 Queen interchangeably, and some listing databases group the addresses together. When you compare prices or read a status certificate, make sure you are looking at 77 Shuter and TSCC-2801 specifically.

From studios to 2,000-square-foot plans

Suites run from about 514 sq ft up to about 2,125 sq ft. Most of what trades is one-bedroom, one-plus-den and two-bedroom suites between 500 and 800 sq ft, but the upper floors include much larger plans, which is unusual for a tower of this age in this neighbourhood.

At 51 storeys, floor height matters more than almost anything else. Upper suites look west over the Financial District skyline and south toward the lake; lower suites can face the newer 88 Queen towers or other buildings across Shuter. Two suites with the same floor plan can be very different homes.

With 569 suites, expect busy elevators at rush hour and on move-in days. Ask how many elevators serve the building, how move-ins are booked, and whether there is a separate service elevator.

Parking and lockers are worth confirming suite by suite. In a tower of this size, some suites were sold with them and many without, and the difference shows up in resale price. Ask for the parking and locker unit numbers on title, not just a mention in the listing.

Shuter Street, a block from Massey Hall

The building sits on Shuter between Church and Mutual. Massey Hall, St. Michael’s Hospital, the Eaton Centre and the Toronto Metropolitan University campus are all a short walk west, and the St. Lawrence Market and the restaurants on King East are a walk south.

This block has seen more construction than almost anywhere downtown. Beyond the rest of the 88 Queen site, Fleur at 60 Shuter, Core Condos at 68 Shuter and Max Condos on Mutual have all finished in the last decade, so the street is far denser than it was when 88 North launched. Ask what is still planned around your suite.

East of Mutual, toward Jarvis and Moss Park, the streetscape changes quickly, and some corners feel different at night. Walk your route home at the hours you would actually use it. Transit, schools and parks data are in the panel on this page.

How 77 Shuter stacks up on its street

Shuter Street between Yonge and Jarvis now holds several generations of condo building, and buyers usually look at more than one. 76 Shuter, across the street, is a 15-storey, 124-suite boutique building from 2007. Core Condos at 68 Shuter is a 26-storey CentreCourt tower from 2017, and Fleur at 60 Shuter is a 29-storey Menkes tower from 2021.

The later 88 Queen towers on the same block are the most direct comparison. Listing data counts the main 88 Queen tower at 52 storeys and 588 suites, finished in 2025, so it is newer and slightly larger, and it trades at a higher price per square foot.

77 Shuter wins on two points: the outdoor pool, and five years of operating history that a buyer can actually read. With a newer building, the budget and reserve fund are still close to the developer’s original estimates; here you can see what the corporation has actually spent.

What 77 Shuter costs

The building averages about $848 per square foot. That is slightly below the newer 88 Queen towers next door at about $887 and Core Condos at 68 Shuter at about $873, and a little above Fleur at 60 Shuter at about $833.

Fees on current listings work out to about $0.79 per sq ft, from roughly $288 a month for a studio to about $632. The fee includes common elements, building insurance and water; hydro is separate. For a tower with an outdoor pool, that is a reasonable number, and it compares well with Core Condos down the street, where current listings work out to about $1.20 per sq ft.

That price gap to the newer towers is the opportunity. If the status certificate and reserve fund look healthy, a buyer here gets a similar location and better amenities for less per square foot.

There are nine suites for sale right now, asking from $299,000 to $659,000. One-bedrooms are asking between $429,000 and $435,000, and two-bedrooms between $539,000 and $659,000. For sold prices and rents, see the data panel or my building sold report.

Amenities at 77 Shuter Street Condos (88 North)

ConciergeGymOutdoor poolParty room

The outdoor pool is the feature that sets this tower apart; very few buildings in Downtown Yonge East have one. It is a summer amenity, so ask how many months a year it is open and what it costs the corporation to run.

Jatin’s honest take on 77 Shuter Street Condos (88 North)

Who this building suits

Buyers who want a newer tower east of Yonge with an outdoor pool and a real skyline view, and investors who want a one-bedroom close to TMU and St. Michael’s. The larger upper-floor plans also suit downsizers who want space and height downtown without paying Yorkville prices.

What I’d want you to check

Confirm exactly which building and corporation you are buying into, because the 88 North and 88 Queen names overlap. Ask how shared elements with the later 88 Queen towers, such as the garage, loading and any shared amenities, are split under the shared facilities agreement. Read the reserve fund study for the pool and the elevators, and ask whether construction on the rest of the site has caused any open issues for the corporation.

The value question

At about $848 per square foot, 77 Shuter is slightly cheaper than the newest towers on the street while offering a better amenity than most of them. For an owner who picks an upper floor with an open view, I think it is fair value. On lower floors facing new towers, I would push harder on price.
