Renter-heavy building. Of 11 deals here in the last 24 months, 10 were leases and 1 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Cosmopolitan?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Cosmopolitan

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Cosmopolitan at 8 Colborne is not a normal condo, and I want buyers to understand that before they fall for the balconies. It opened in 2005 as an all-suite boutique hotel, and the hotel still runs on the lower floors and inside many of the suites. That gives you a spa, room service and a doorman culture most condos cannot match, along with a set of rules and costs that are different from a regular building. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Cosmopolitan is a 96-suite condominium-hotel at 8 Colborne St, just east of King and Yonge in the St. Lawrence, Financial District and Downtown Yonge area of downtown Toronto. Listing data counts 25 floors, while the penthouses are marketed as being on the 27th floor. It opened in June 2005, and the condominium corporation is TSCC-1682, registered 7 June 2005. FirstService Residential is listed as property manager. Suites run from about 363 to 2,308 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and cable TV. The Executive Hotel Cosmopolitan and its spa operate in the building.

A hotel first, a condo second

When the Cosmopolitan opened in June 2005, it was launched as an all-suite hotel and sister property to the Pantages Suites Hotel on Victoria Street. The launch material described five suites per floor, full kitchens, in-suite washers and dryers, floor-to-ceiling glass and a private balcony for every suite. The suites were sold as condominium units, and a share of them are rented to hotel guests.

Today the building trades as the Executive Hotel Cosmopolitan and Spa. Its own site still describes five suites per floor, kitchenettes, lounge areas and in-suite laundry, plus the SpaZen spa and a lobby glass installation by artist Rob Snyder. A 2019 blogTO feature noted that residents can use the spa and the wine bar because of the building’s dual hotel status.

So you are buying into two worlds. Some neighbours are owners who live here, some are tenants, and some suites turn over nightly to hotel guests. That is fine if you want hotel-style service and do not mind luggage in the elevator. It is not fine if you want a quiet, owner-run building.

Five suites a floor, and the two-storey penthouses

Five suites per floor is the detail I like most. Hallways are short, every suite gets a corner or near-corner feel, and the building has fewer than a hundred units in total, so you are not competing with six hundred neighbours for an elevator.

Most suites are small. The range starts around 363 sq ft, and the typical unit is a compact one-bedroom built for a hotel stay, with a kitchenette rather than a full chef’s kitchen in some layouts. That works for a pied-à-terre or a single professional, less so for a couple who cook every night.

The top of the building is the opposite. The penthouses are two-storey suites with roughly 18-foot window walls, bedrooms on the upper level, wrap-around terraces and room for a hot tub. The original launch material mentioned two penthouses on the 27th floor with rooftop Jacuzzis, even though listing data counts 25 floors, so floor numbering here may skip or count the mechanical levels differently.

What owning here actually involves

In a regular condo, the board answers to owners and nobody else. In a condo-hotel, there is a second business in the building with its own staff, its own guests and its own commercial interests. How shared costs such as the lobby, elevators and front desk are split between the hotel and the residential owners is written down in the declaration and any shared-facilities agreement, and that split drives your fee.

It also shapes daily life. Hotel guests use the same elevators, housekeeping carts move through the halls, and the front desk serves both guests and residents. Some owners love that: their suite is looked after and there is always someone at the door. Others find it feels less like home. Spend an hour in the lobby before you commit, and decide which camp you are in.

Colborne Street, a block from King and Yonge

Colborne is a short, narrow street between Yonge and Church, one block south of King. That location is the second reason people buy here. You can walk to the King subway station, the Financial District towers and the PATH, and the St. Lawrence Market is a few minutes east. The data panel has the transit details.

Because the street is small, it is calmer than King itself, but it is not quiet in the suburban sense. Restaurants and bars line the block, delivery trucks use it, and the hotel has its own drop-off traffic. The hotel’s website also warns guests about nearby redevelopment work that may affect some views and bring daytime construction noise, so check what is being built around the suite you want.

If you are buying for your own use, I would view the suite on a weekday evening and again late on a Friday. That shows you the street, the hotel lobby and the elevator traffic at their busiest.

Pricing: cheaper per square foot, for a reason

The building average sits around $681 per square foot. That is noticeably below most newer towers in the core, and well below the roughly $870 to $900 per square foot I see at the Pinnacle Centre towers near the lake.

The discount makes sense. Small hotel-style suites, a building that shares space with a commercial hotel, and a smaller pool of buyers and lenders all weigh on price. Some lenders are more cautious with condo-hotel units, so talk to your mortgage broker before you make an offer, not after.

Fees here include heat, air conditioning, water, building insurance and cable TV, but not hydro or parking in the listed inclusions. With only 96 suites sharing a 24-hour concierge and hotel-grade common areas, fees per square foot tend to run higher than in large towers. Compare the full monthly cost, not the asking price alone. There is only one suite for sale right now, so for sold prices see the data panel or my building sold report.

Jatin’s honest take on Cosmopolitan

Who this building suits

Buyers who want a downtown pied-à-terre with hotel service, a single professional working in the Financial District, and penthouse buyers who want a two-storey home with a big terrace at a lower price per square foot than a new tower.

What I’d want you to check

Read the declaration and any agreement with the hotel operator carefully. You want to know how the hotel rental programme works, whether you can rent your suite yourself, what the hotel pays toward shared costs, and what rules apply to your use of the suite. Read the reserve fund study, because the building is now 20 years old and windows, balcony doors and mechanical systems are due for attention. Confirm parking and a locker are part of the sale if you need them, and line up financing early.

The value question

At around $681 per square foot, the Cosmopolitan is priced below the core, and for the right buyer that is real value. For a typical end user who wants a quiet, owner-run building with easy resale, I would usually point you to a regular condo nearby. Choose this one only if the hotel service is the thing you want.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
