Renters, Airbnb and elevators at Opus at Pantages
Do mostly owners or renters live here?
Renter-heavy building. Of 38 deals here in the last 24 months, 31 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Opus at Pantages?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Opus at Pantages
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Opus at Pantages is the one I point to when a buyer likes the Pantages location but not the idea of sharing elevators with 400 neighbours. It is a 21-storey glass tower from 2005 with about 150 suites, tucked between Pantages Tower and the Ed Mirvish Theatre on Victoria Street. Fewer suites means fewer listings and a smaller cost base, and both of those deserve a hard look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Opus at Pantages is a 21-storey, 150-suite condominium at 220 Victoria Street, near Shuter in Toronto’s Downtown Yonge East area. It was developed by Intracorp, with SkyscraperPage also listing Dundee Realty, and designed by Core Architects. It was completed around 2005, and the condominium corporation, TSCC-1653, was registered on 24 January 2005. Suites run roughly 469 to 1,144 sq ft. Condos.ca lists the fees as covering common elements, heat, hydro, air conditioning, building insurance and water, and the property manager as Icon Property Management.
Opus at Pantages at a glance
The third piece of the Pantages block
Opus was the last building in the Pantages group on Victoria Street. Pantages Tower at 210 is the 44-storey anchor, the Pantages Hotel and its suites sit at 200, and Opus at 220 rounds out the block beside the Ed Mirvish Theatre, the 1920 Pantages theatre that gave the whole development its name.
SkyscraperPage credits Core Architects, the same firm on the main tower, with a roof height of about 72 metres. The result is a slimmer glass building that reads as part of a set rather than a stand-alone landmark.
Opus has its own corporation, TSCC-1653, and its own manager, Icon Property Management, while the two buildings at 200 and 210 are listed with 360 Community Management. Separate corporations on one block often share a garage, loading or other facilities by agreement. Ask for any shared facilities agreement in the status certificate, and how costs are split.
Fewer neighbours, and suites a step larger
With about 150 suites over 21 floors, you get roughly seven suites a floor. Compared with the tower next door, lobby traffic is lighter, elevator waits are shorter and the building feels more like a residence than a transit hub.
The size range is also tighter: about 469 to 1,144 sq ft, with no true micro-studios at the low end. Most of what trades here is one-bedrooms and one-plus-dens, with a smaller number of two-bedrooms. That makes Opus a better fit for owner-occupiers than investors chasing the cheapest possible door.
Because Opus sits between taller neighbours, views depend heavily on height and exposure. Some suites look straight into nearby towers. If light matters to you, go up, check which way the windows face and visit in daylight.
The smaller size also affects resale. With only a couple of listings at a time, you rarely compete with five identical units, which helps sellers. Buyers get less choice, though, so when the right layout comes up, be ready to move with financing in place.

A fee that covers hydro, and a smaller base to share costs
Like its siblings, Opus lists heat, hydro, air conditioning, water and building insurance in the maintenance fee, according to condos.ca. With hydro bundled, your monthly carrying cost barely moves between July and January.
That bundling shows up in the per-foot number. Current listings work out to about $1.38 per sq ft in fees, according to condos.ca, which is high for downtown. Part of that is the utilities, and part is simple scale: 150 owners split the cost of a concierge, elevators and a roof deck that a 400-suite tower spreads over far more people.
Parking is not listed among the inclusions, and condos.ca lists visitor parking but does not confirm a space with every suite. If you drive, confirm the specific suite’s parking and locker on title before you firm up an offer.
Living beside the Ed Mirvish Theatre
Day to day, you are a block from Yonge, steps from Massey Hall and the theatre, and a short walk from the Eaton Centre, Toronto Metropolitan University and St. Michael’s Hospital. Groceries, gyms and late-night food are all close. This is a working downtown street, with show crowds and delivery trucks, not a quiet side street.
The bigger change nearby is transit. Metrolinx is building the Ontario Line with a station at Queen and Yonge connecting to Line 1. Construction will be noisy for a while, but owning beside two rapid transit lines is a strong long-term position.
If you are comparing blocks, the St. Lawrence and Old Town buildings a few minutes south-east are quieter and greener, but they give up this immediate access to Yonge, the hospital district and the university. Opus is for someone who wants to be at the centre, not near it.
What Opus at Pantages costs
Condos.ca puts the building average at about $726 per square foot, slightly above Pantages Tower next door at about $704 and well below the hotel condominium at about $885. For a 2005 building with bundled hydro in this location, I think that is a fair number.
When I checked, two suites were for sale and one was for lease. Asking prices across those two listings ran from about $500,000 to $599,000, with fees from about $731 to $1,070 a month.
That fee spread is wide for similar suite types, so compare fee per square foot, not just the monthly figure, and ask what each suite’s parking and locker add. With only a couple of listings at a time, the sold record matters more than the asking prices. Ask me for the building sold report.

Amenities at Opus at Pantages
The rooftop deck is the feature that matters here: outdoor space above a dense block where most suites have small balconies or none. The rest is a practical set of a party room, a media room and a meeting room, with concierge at the front door. Condos.ca does not list a gym or pool, so budget for a membership if that matters, and check the booking rules for the roof deck and party room in the status certificate.
Jatin’s honest take on Opus at Pantages
Who this building suits
Owner-occupiers who work downtown and want the Pantages location with fewer neighbours, couples who need a one-plus-den for a home office, and downsizers who want a small, staffed building close to the theatres and Massey Hall.
What I’d want you to check
This is a 2005 building, so read the reserve fund study for the window wall, elevators, roof deck membrane and heating and cooling equipment. With only 150 owners, a large repair hits each owner harder than in the tower next door, so look at the reserve balance per suite and any recent fee increases in the board minutes. Confirm hydro is still bundled and ask about any shared facilities agreement with the neighbouring Pantages buildings.
The value question
At around $726 per square foot with utilities included, Opus is fairly priced for its location. You pay a little more per foot than Pantages Tower and get a quieter building and slightly larger suites in return. Compared with newer towers around Yonge and Dundas, you also get a building with two decades of operating history you can actually read. For an owner who plans to stay, I think that is a reasonable trade, as long as the reserve fund is healthy. If you mainly want the lowest price per door to rent out, the tower next door usually gives you more choice and a deeper rental record.
