Do mostly owners or renters live here?

Leases 9%Sales 91%

Mostly owner-occupied. Of 11 deals here in the last 24 months, 1 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Southampton Residences?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Southampton Residences

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Southampton is the building I show downsizers who are leaving a house in Swansea, the Kingsway or Bloor West and refuse to move into a shoebox. It is a 1992 Tridel mid-rise on a short side street off South Kingsway, with suites that mostly start where a downtown two-bedroom ends, a club-style amenity floor and a maintenance fee that covers almost every utility. The fee is the first number people react to, and it is the one that needs the most explaining. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Southampton Residences is a 10-storey, 131-suite condominium at 1 Ripley Avenue, just west of South Kingsway in the Swansea part of High Park-Swansea, Toronto. It was built by Tridel and registered as MTCC-1029 on 19 June 1992. Suites run roughly 790 to 2,134 sq ft on condos.ca (strata.ca gives a wider band starting near 550 sq ft). Maintenance fees cover common elements, heat, hydro, air conditioning, water, building insurance and parking. Del Property Management is the listed manager.

A 1990s Tridel built for people who owned houses

The Southampton belongs to a specific era of Toronto condo building. In the early 1990s, buildings like this were aimed squarely at empty nesters selling a detached house nearby, and the design shows it: a pale red brick exterior, a circular drive at the front door, a marble lobby and formal common rooms rather than a glass tower with a co-working lounge.

Tridel is one of the longest-running condo builders in the city, and its name still carries weight with buyers in this price range. That reputation does not replace a status certificate review, but it does mean the original construction is a known quantity rather than a first-time developer’s experiment.

The setting matters as much as the brick. Ripley Avenue is a short, low-traffic street, so the building feels tucked away even though South Kingsway, The Queensway and the Gardiner ramps are all right there. You get the quiet of a residential street with the driving access of a much busier address.

Suites sized like houses, not like condos

This is the reason the building exists. Condos.ca lists suites from about 790 to 2,134 sq ft, and strata.ca’s unit mix shows roughly three-quarters of the building is two-bedroom or two-bedroom-plus-den. True one-bedrooms are rare here; strata.ca’s own figures suggest you can wait a very long time for one to come up.

Layouts follow the older pattern that many downsizers actually prefer: a foyer, a separate or semi-separate kitchen, a defined dining room, and in larger plans a den closed off with glass French doors. Several suites have gas fireplaces, and at least one current listing describes nine-foot ceilings, though I would not assume that applies to every floor.

The trade-off is age. Many suites still carry original or 2000s-era kitchens and bathrooms, and a full renovation of a 1,500 sq ft suite is a serious budget line. Price the renovation before you fall for the floor plan.

The amenity floor is a private club

Few buildings of 131 suites carry this much. Listings and building profiles describe a 15-metre indoor saltwater pool with a jacuzzi, saunas, a squash court, a gym and weight room, a library with a working fireplace, a billiards room, a party room and dining room that open to a terrace, a garden with barbecues, and guest suites.

One listing refers to two fitness centres; others describe a single exercise centre with a separate weight room. Either way, the squash court is the unusual piece. You almost never see one in a mid-rise built after the 1990s, because developers stopped giving up that much floor area to a single sport.

Amenities like these are why the fee is what it is, and why the building feels more like a members’ club than a condo. Ask how often the pool and squash court are actually used, because the board is maintaining them whether you play or not.

The fee covers hydro, and that changes the comparison

Maintenance here includes common elements, heat, hydro, air conditioning, water, building insurance and parking. Almost no newer building in Toronto includes hydro, and very few include heat or air conditioning. When you compare this fee with a newer building, you need to add the newer building’s hydro bill, its separately billed parking spot and its own heating and cooling costs back in.

Even after that adjustment, this is not a cheap building to own. Both current listings carry fees above $1,200 a month, and on a per-square-foot basis the building sits well above the $0.60 to $0.80 range buyers see quoted for new towers. What you are buying is predictability: one cheque each month and very little in winter or summer surprises.

Listings I reviewed mention underground parking, with some larger suites coming with two spaces, an exclusive storage locker, and in one case an EV charging upgrade on the parking spot. None of that is uniform across the building, so confirm what is deeded with the specific suite.

Pricing: low per square foot, high per month

Condos.ca puts the building average at about $659 per square foot. Strata.ca’s figures are a little higher, roughly $705 per square foot for a one-bedroom-plus-den and about $731 for a two-bedroom-plus-den. Either way, that is low for a Tridel building in this part of the west end, and it reflects two things: the age of the suites and the size of the monthly fee.

At the time of writing there are only two active listings, asking between roughly $589,000 and $849,900, and nothing for rent. That thin supply is typical. With 131 suites and a lot of long-term owners, months can pass without a listing in the size you want, so if this building is on your short list, set an alert rather than waiting to see it come up.

The way I frame it for clients: a lower purchase price per square foot, offset by a fee that already covers your utilities. Run the full monthly carrying cost, including taxes and an honest estimate of what you would pay for hydro, heat and parking elsewhere, before you decide the fee is too high.

This is a full club package in a building of only 131 suites: pool, squash, library and a garden with barbecues. For a downsizer it replaces the gym membership and the backyard at once, but every owner pays to maintain it.

Jatin’s honest take on The Southampton Residences

Who this building suits

Downsizers and empty nesters coming out of a house in Swansea, the Kingsway, Bloor West Village or Etobicoke who want real square footage, separate rooms and a quiet street, and who value an all-inclusive fee over a low one. It also suits anyone who swims or plays squash and wants that in the building rather than across town.

What I’d want you to check

This is a 1992 building, so read the reserve fund study with care. Windows and balcony doors, the garage membrane, elevators, the pool mechanicals and the original heating and cooling systems all come due somewhere in a building’s third and fourth decades. Ask what has already been replaced and what is scheduled. Sources also disagree on pets: one building profile says cats and dogs are allowed, while other listings flag pet restrictions, so read the declaration and rules before you bring an animal. Finally, budget for updating the suite itself; many are original.

The value question

At roughly $660 to $730 per square foot, you are buying large Tridel suites for far less per foot than any new building in the west end will ask. The fee is the price of that discount, and because it covers hydro, heat and parking, it is less punishing than it looks. For an owner planning to live here for many years, I think it is good value, provided the reserve fund is healthy and you go in with a renovation budget. If you want help reading the documents, book a call.

The Southampton Residences — frequently asked questions

Who built The Southampton Residences?

Tridel built the building, and it was registered as MTCC-1029 in June 1992.

How big is the building?

It is a 10-storey mid-rise with 131 suites on Ripley Avenue, off South Kingsway in Swansea.

What do the maintenance fees include?

Fees cover common elements, heat, hydro, air conditioning, water, building insurance and parking. That is a more complete list than almost any newer Toronto building.

Why are the fees higher than newer condos?

The fee includes hydro, heat and air conditioning, the suites are large, and the building runs a pool, squash court and other club amenities. Compare total monthly costs, not the fee alone.

Does the building have a pool?

Yes. Listings describe a 15-metre indoor saltwater pool with a jacuzzi and saunas.

Is there a squash court?

Yes, listings describe a squash court alongside the gym, weight room and billiards room, which is rare in a building this size.

How large are the suites?

Condos.ca lists suites from about 790 to 2,134 sq ft, and most of the building is two-bedroom or two-bedroom-plus-den.

Are pets allowed?

Sources disagree. One building profile says cats and dogs are permitted while several listings note pet restrictions, so check the condo’s rules in the status certificate.

Who manages the building?

Del Property Management is listed as the property manager.

Who is this building best for?

Downsizers who want house-sized rooms, a quiet street and an all-inclusive fee, more than first-time buyers looking for the lowest monthly cost.

Do mostly owners or renters live at The Southampton Residences?

Mostly owners. Of the deals here in the last 24 months, 9% were leases and 91% were sales.

Can you Airbnb a unit at The Southampton Residences?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has The Southampton Residences had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is The Southampton Residences zoned for?

For TDSB public schools, the address is zoned for Swansea Junior and Senior Public School (Elementary, JK–8), Humberside Collegiate Institute (High school, Gr 9–12). Distances are straight-line from the building.

What is the Walk Score of The Southampton Residences?

Walk Score 80, Transit Score 63 and Bike Score 83. Most daily errands can be done on foot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
