Renters, Airbnb and elevators at Windermere by the Lake Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Windermere by the Lake Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Windermere by the Lake Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Windermere by the Lake Townhomes is where I send families who have priced out of a house in Swansea or Bloor West but still want three bedrooms, a garage and their own front door. It is a 2007 row of 120 condo townhomes on The Queensway, across from High Park and a walk from the lake. You trade a yard and a quiet street for space and low fees, and that trade is the whole decision. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Windermere by the Lake Townhomes is a 120-suite condominium townhouse complex built in 2007, stretching along The Queensway from South Kingsway to Windermere Avenue (addresses at 99 to 118 The Queensway and 8 Windermere Avenue) in High Park-Swansea, Toronto. The corporation is TSCC-1892, registered on 17 October 2007, and Shelter Canadian Properties is the listed manager. Every suite has three bedrooms over three levels, roughly 1,400 to 2,000 sq ft depending on the source. Maintenance fees include common elements, building insurance, parking and water.

Three levels, three bedrooms, your own garage

These are brick and stone townhomes in single-width and double-width versions. Condos.ca describes them as stacked, but the layouts described in listings and in the Globe and Mail are full three-storey homes: a street-level entrance, a lower level with a recreation room that leads to a rear attached garage, and bedrooms upstairs. Look at the floor plan of the specific suite to see exactly what you are getting.

Every suite is a three-bedroom, and roughly a fifth add a den. Ceilings are about nine feet on each level, with engineered hardwood in the main rooms, ensuite laundry and a cold cellar on the lower level. Some plans have a terrace off the kitchen and a balcony off the primary bedroom; others have a private patio instead.

Plans are not identical. The Globe and Mail noted that some models put the powder room on the main floor and a full family room downstairs, while others put the powder room downstairs and leave a smaller room that works better as an office. If you work from home or have teenagers, that difference matters more than the square footage.

Think about the stairs honestly. Three levels plus a lower-level route to the garage means you will carry groceries up a flight every day. That is fine at 35 and harder at 75, so I think it suits young families better than older downsizers, even though the space would work for both.

Part of the Windermere Village plan

The complex is the street-front edge of what the City called Windermere Village in its 2004 urban design guidelines: a former Stelco operations site south of The Queensway, planned as a residential neighbourhood with towers set back in the middle and townhouses lining The Queensway and Windermere Avenue with direct front doors onto the street.

So the towers behind you, including Windermere by the Lake at 15 Windermere Avenue, are part of the same plan. Condos.ca mentions a swimming pool and virtual golf as amenities of the wider development. I could not confirm whether townhouse owners have access to the tower facilities or on what terms, so ask for any shared facilities agreement before you count on them.

The same guidelines planned small parkettes on either side of Windermere Avenue at the rail overpass and upgraded underpasses under the rail line and the Gardiner, so the walk to the lake was designed in from the start. That route is the practical link between these homes and the waterfront, and it is a big part of why families with kids and dogs like this pocket.

The Queensway at your front door

The address is the main thing to think about. These homes face The Queensway, which is a busy arterial with steady traffic, and High Park is across the road. For some buyers that is a lively, convenient frontage; for others it is noise they will not accept. Visit at rush hour and listen from the bedrooms that face the street.

On the other side, the Humber River, the waterfront trail and the western beaches are a short walk south through the underpasses. A local agent quoted in the Globe and Mail made the point that you get a lot of space here compared with houses north of The Queensway or similar footage in a nearby tower.

Daily errands mean a short drive or bus ride to Sobeys on The Queensway, Bloor West Village or Roncesvalles. The panel on this page covers transit, schools and Walk Score.

Pricing: house-sized space, condo-sized fees

Condos.ca puts the average at about $752 per square foot; strata.ca’s 12-month figure is lower, around $648, with three-bedrooms averaging less than the three-plus-den plans. The difference comes down to very small samples, since only a couple of suites traded in the last year by strata.ca’s count, and that same small sample showed sales closing well under asking.

There were no active listings when I checked, so I cannot give an asking range. In a 120-suite complex with low turnover, the honest approach is to price off the last few sales of the same width and plan, then adjust for whether the suite has a terrace and how much traffic noise it gets.

That discount to list is worth knowing. Small complexes with few sales can swing either way, and a buyer who does the homework on recent trades of the same plan has real room to negotiate, especially on a suite that faces the busiest stretch of The Queensway or still has original finishes.

Fees are the strongest part of the case. Strata.ca puts them at roughly $0.26 per square foot, against a city condo average closer to $0.67. That is because there are no elevators, no concierge and no shared amenity floor to run. Inclusions are common elements, building insurance, parking and water; heat and hydro are on you. See my building sold report for recorded trades.

Jatin’s honest take on Windermere by the Lake Townhomes

Who this building suits

Families with young children who need three bedrooms and a garage in the west end but cannot stretch to a detached house in Swansea or Bloor West. Also downsizers who want to stay near High Park without a condo tower, and anyone who values low monthly fees over amenities. It does not suit buyers who want step-free living, because every suite is three levels of stairs.

What I’d want you to check

At almost 20 years old, roofs, terraces, windows, brick and the shared garage and driveway areas are where the costs sit, so read the reserve fund study closely and ask about any planned envelope or roofing work. Ask how townhouse owners are billed for any shared facilities with the towers. Check street noise from The Queensway, confirm how the suite is metered for heat and hydro, and compare the plan layout against others in the complex.

The value question

At roughly $650 to $750 per square foot with fees around a quarter of a dollar per foot, this is one of the most efficient ways to get 1,500-plus square feet, three bedrooms and a garage this close to High Park and the lake. You give up a private yard and a quiet street. For a family planning to stay five years or more, I think that is a fair trade.

Windermere by the Lake Townhomes — frequently asked questions

What are Windermere by the Lake Townhomes?

A 2007 complex of 120 three-bedroom condominium townhomes along The Queensway between South Kingsway and Windermere Avenue, in single- and double-width plans.

How big are the townhomes?

Condos.ca lists about 1,543 to 1,764 sq ft and strata.ca about 1,400 to 2,000 sq ft, over three levels including a lower level.

Do the townhomes have garages?

Yes. Each home has an attached rear garage reached through the lower-level recreation room.

What do maintenance fees include?

Common elements, building insurance, parking and water. Heat and hydro are paid separately.

Why are fees so low here?

Can townhouse owners use the pool in the towers?

Condos.ca lists a pool and virtual golf as amenities of the wider Windermere by the Lake development. I could not confirm townhouse access, so ask for any shared facilities agreement.

What are the ceiling heights?

About nine feet on each level, according to listings and the Globe and Mail.

Who manages Windermere by the Lake Townhomes?

Shelter Canadian Properties is the listed manager, and the corporation is TSCC-1892.

How do the townhomes compare to the tower at 15 Windermere Ave?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
