Living here
Renters, Airbnb and elevators at The Vinegar Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 7 deals here in the last 24 months, 5 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Vinegar Lofts?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Vinegar Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Vinegar Lofts is the building I point to when someone tells me they want a real brick-and-beam loft east of downtown but not a 300-suite tower. It started life as the Queen City Vinegar Company warehouse, Streetcar Developments added two modern floors on top, and the result is about 36 suites with high ceilings, heat and parking in the fee, and no gym or pool to pay for. It is small, it rarely lists, and that is both the appeal and the challenge. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Vinegar Lofts is a 5-storey, 36-suite loft condominium at 19 River Street, just north of Queen Street East in downtown east Toronto, on the edge of Corktown and Regent Park. It is a conversion of the former Queen City Vinegar Company warehouse by Streetcar Developments, with two storeys added to the original three, and it was completed in 2009. The condominium corporation is TSCC-1990, registered 13 January 2009. Maintenance fees include common elements, heat, water, building insurance and parking. Suites run from about 623 to 1,638 square feet.
The Vinegar Lofts at a glance
Three floors of old brick, two floors of new glass
The bottom of this building is a three-storey brick warehouse that once belonged to the Queen City Vinegar Company and is more than a century old. Streetcar Developments kept that shell and stacked two steel-and-glass storeys on top, so you can read the old building and the new one at a glance from River Street.
That split matters when you shop here. Suites in the original floors are the hard lofts, with sandblasted brick and wood beams. Suites in the addition are soft lofts, with cleaner modern finishes and more glass. Same address, two quite different products, and they do not trade at the same price per square foot.
This was one of Streetcar’s early conversions, and the work went beyond a facade job: balconies were added to the older structure, which is something many Toronto warehouse conversions never got. That gives some of the brick-floor suites outdoor space that hard lofts usually lack.
Ceilings, layouts and the hard-loft trade-off
Ceiling heights are reported at 10 to 14 feet, with polished concrete floors, large windows, stone counters and stainless appliances. That is real loft volume, not a condo with a high-ceiling marketing line.
Sizes are the one place the sources do not agree. condos.ca shows suites from about 623 to 1,638 square feet, while a loft-specialist site gives 624 to 1,030 square feet in one place and also lists 38 suites rather than 36. The larger figure probably reflects a combined or penthouse suite, but confirm the size of the one you are buying against the registered plan rather than the listing.
Open lofts are wonderful for light and volume and less wonderful for privacy and sound. If a bedroom is a partially walled space or sits on an open mezzanine, think hard about how you sleep and work before you fall for the brick.

What daily life on River Street is like
The building sits a few steps north of Queen Street East, right beside the Toronto Humane Society and across Old Brewery Lane from the Malthouse Loft Towns. River Street is a working street with traffic heading to and from the Don Valley, so a suite facing it will hear more than one facing the back.
Walk south and you are in Corktown and then the Distillery District; walk east across the bridge and you are in Riverside and Leslieville. The area around you has been changing for twenty years, with the Regent Park revitalization to the north and the West Don Lands to the south, and that construction is still part of the scenery.
The automatic panel on this page covers transit, schools and walkability, so I will not repeat it here. What I will say is that this is a pocket for people who like the east end’s mix and do not need a polished, finished neighbourhood.
No amenities, and what that buys you
There is no gym, no pool, no concierge and no party room listed for this building. You are buying the suite, the shell and the location, nothing else.
In a 36-suite building that is a sensible design. Shared amenities are expensive to run and to replace, and here there are few owners to split those costs, so the absence of them keeps the operating budget focused on the roof, the masonry, the windows and the garage.
It also changes who you live with. Buildings without amenities tend to attract owners who chose the suite itself, and in a corporation this small the people at the annual general meeting are your actual neighbours. Go to one if you can, or at least read the last two years of minutes.
Pricing in a building that almost never lists
condos.ca puts the building average at about $1,109 per square foot, which is high for this part of the east end and reflects how scarce authentic hard lofts are. The newer soft-loft floors and the brick floors are blended into that average, so treat it as a starting point, not a price for any one suite.
The fee structure is strong for a small conversion: common elements, heat, water, building insurance and parking are all included. Hydro is not on the list, so budget for your own electricity. When you compare monthly costs with a newer building nearby, add parking and heat back onto the other building before deciding which is cheaper.
At the time of writing nothing was listed for sale or rent here, which is normal for a building this size. I price suites at 19 River using the building’s own sales history together with comparable brick lofts in Corktown and Riverside. For aggregate recent trades, see my building sold report. If you want to buy here, the practical step is to get on a saved search now, because the right suite may surface only once or twice a year.

Amenities at The Vinegar Lofts
This is a no-amenity building: no gym, pool or concierge. That keeps the shared costs centred on the structure itself, which is exactly where you want them in a century-old warehouse.
Jatin’s honest take on The Vinegar Lofts
Who this building suits
Buyers who want a genuine hard loft, brick, beams and 10-plus-foot ceilings, in a small building with few neighbours. It suits creative professionals, couples and anyone working from home who values volume and light over a gym downstairs, and drivers who want parking bundled into the fee.
What I’d want you to check
The original structure is more than a century old and the conversion is now well into its second decade, so read the reserve fund study for the roof, the masonry, the windows and the junction between the old brick and the added floors. In a 36-suite corporation a large repair is shared among very few owners, so ask the status certificate about any planned work. Confirm who actually manages the building, since two firms appear in public sources, and confirm your suite’s size against the registered plan.
The value question
At roughly $1,100 per square foot on average, you are paying a premium over the newer condos around Regent Park and the West Don Lands. You get something those buildings cannot offer: real loft character, heat and parking in the fee, and a tiny community. For an owner who plans to stay and who specifically wants a loft, I think the premium is defensible; for someone who just wants space for the money, a newer building nearby will give more square feet.
