How to use this
These are averages of three years, so they show a pattern, not a promise. Each month here is the average of just three data points, and the economy, rates and the number of competing listings move the market more than the calendar does. The practical points:
- Buyers are most active in spring and early fall. More buyers means more competition, but also more competing listings.
- Late fall and December have fewer listings. Serious buyers are still looking, so a well-priced home can stand out.
- Your own timing — a purchase, a job, a school year — usually matters more than the best month on a chart.
Every area page shows the same analysis for that area: pick your area.
Want the numbers for your street, not just the district?
District averages hide a lot. I can pull the actual recent sales near you and tell you what they mean for your price — no obligation.
